JE Dunn worked in a highly collaborative environment with Children’s Healthcare of Atlanta (CHOA), multiple architects, a second construction manager and other project stakeholders to envision, design, develop, build, and activate the largest replacement hospital campus ever built in the Southeast.

The North Druid Hills campus includes:

• Two, 8-story administrative office buildings totaling 600,000-square-feet

• 515,000-square-foot, 16-story pediatric clinic building containing the AFLAC Cancer Center

• 51,000-square-foot central utility plant

• Three, 2,400 car pre-cast parking garages

• Complicated, multi-phased site improvements across 76 acres

• Arthur M. Blank Hospital, 1.5M-square-foot, 16-level replacement hospital with 446 beds (built by the hospital CM)

UNIVERSITY HEALTH SYSTEM (UHS) Women’s & Children’s Tower and Parking Garage

San Antonio, TX

University Health’s new Women’s & Children’s Hospital marked a major expansion of its flagship Medical Center campus. The LEED Gold, 12-story, 700,000-square-foot tower added 290 beds and connects to a six-story, 400,000-square-foot parking garage and a 124,000-square-foot addition with critical support services including a kitchen, pharmacy, and central utility plant.

The facility brings women’s, pediatric, and neonatal services together under one roof—featuring Level IV NICU and PICU units, a Level IV maternal care center, surgical suites, labor and delivery rooms, family centered patient floors, and dedicated pediatric trauma spaces.

North Liberty Campus North Liberty, IA

This 468,263 -square-foot hospital and medical office building was built for the University of Iowa Hospitals and Clinics. The new building is the first phase of development on a nearly 60-acre site in North Liberty, Iowa. The hospital primarily functions as orthopedic and emergency, and includes a new central utility plant, utility tunnel, landscaping, and on-site water features.

THE UNIVERSITY OF KANSAS HOSPITAL

Cambridge Tower A Kansas City, KS

This 577,000-square-foot, 14-story, greenfield patient tower for the University of Kansas Hospital, located north of the main campus, includes 11 operating rooms, four levels of patient beds, kitchen, administration, plant operations, loading dock, tunnel, services from existing central utility plant, emergency generators, PACU, Radiology, Penthouse, 4th floor mechanical room and a two level connecting bridge. The Cambridge North tower allowed the University of Kansas Hospital to expand their healthcare services throughout the region and is home to highly specialized surgical services for oncology, neurosciences, and otolaryngology (ear, nose, and throat).

DELL SETON MEDICAL CENTER AT THE UNIVERSITY OF TEXAS

Austin, TX

JE Dunn completed this Austin acute care hospital with Level 1 Trauma designation that focuses on community health needs, academic medicine, and research. The 520,000-square-foot hospital contains 195 licensed patient beds, including emergency/trauma, radiology, labs, surgery, classrooms, and a new heliport. The replacement facility was designated to be the primary teaching hospital for both the Seton Family of Hospitals and the Dell Medical School at The University of Texas.

UCHEALTH GREELEY HOSPITAL AND MEDICAL OFFICE BUILDING

Greeley, CO

This 313,000-square-foot 4-story hospital and medical office building includes a birth center, emergency care, heart and vascular care, a laboratory, pharmacy, radiology unit, and surgical care. The facility allows UCHealth to provide care for up to 400 patients a day. The hospital provides 53 beds with room to grow and includes an intensive care unit, emergency department, operating rooms, advanced cardiology services, a birth center and a pharmacy. It features a heliport for emergency transfers to other acute-care hospitals.

The 3-story medical center includes 192 exam rooms and is home to many UCHealth physicians who provide primary and specialty care to patients across the region. Outpatient services include cancer care, dermatology, ear, nose and throat, general surgery, imaging, labs, neurology, obstetrics/gynecology, orthopedics, pediatrics, physical therapy, primary care, pulmonary, rehabilitation, rheumatology, urology and a pharmacy.

NORMAN REGIONAL SYSTEM

HealthPlex Expansion Norman, OK

The 314,000-square-foot expansion includes a 96-bed patient tower, a 125,000-square-foot ambulatory care center, and a 52,000-square-foot cancer center, supported by a 750-car parking structure and extensive renovations to the existing emergency department. The project also includes major utility relocations and infrastructure improvements to enhance traffic flow and site access. The new facilities integrate acute care, specialty clinics, diagnostic imaging, and oncology treatment within a connected, patient-centered campus.

ATRIUM HEALTH LAKE NORMAN HOSPITAL AND MEDICAL OFFICE BUILDING

Cornelius, NC

The 166,430-square-foot, 5-story, 30-bed acute care hospital includes 17 medical/surgical rooms, three observation rooms, four ICU rooms, maternity services including three labor and delivery rooms and a cesarean-section OR, two operating rooms, two procedure rooms, and a 24/7 emergency department with eight treatment rooms and a helipad. Services include mobile MRI, CT, digital radiography, fluoroscopy, two mobile x-ray units and ultrasound. In addition, our team is constructing a 66,690-square-foot, 3-story medical office building on the campus. The MOB includes 61 exam rooms, two x-ray rooms, three blood draw rooms and lab, hoteling touchdown, SHVI adult vascular unit with twelve exam rooms, five pulmonary/ echo exam rooms, a kitchenette and future expansion shell, OBGYN services, and various office spaces.

This new healthcare campus includes 35 acres of site work, which required a significant amount of soil removal, installation of a new water line for the City of Charlotte, and working around and under high pressure gas pipelines.

HCA METHODIST WESTOVER HILLS HOSPITAL

This new 235,668-square-foot medical campus on a 47-acre site includes a four-story, 180,000-squarefoot acute-care hospital with 54 beds and a full range of services, including emergency care, surgery, cardiology, gastroenterology, women’s services, a NICU, and an on-site pharmacy to support inpatient and outpatient care.

Continuous Estimating (LENS)

JE Dunn’s approach to ensuring continuous alignment of scope and budget during preconstruction combines decades of cost history from hundreds to thousands of projects with proprietary technology that was developed in-house. Lens, comprised of four separate modules that work together, is JE Dunn’s estimating platform that allows us to link our conceptual estimating program with the project’s 3D Revit model.

Virtual Design & Construction (VDC)

Our VDC group are experts in leading multi-discipline teams utilizing industry leading technology including Laser Scanning, BIM, Quality Control, and Virtual Reality. Our focus is to ensure client expectations are exceeded by ensuring design intent and the performance of all systems is at the forefront. This includes coordination of all disciplines and a holistic approach to ensure spatial relationships, architectural aesthetics, and constructibility with consideration for current and future operations.

In-House MEP Coordination

With in-house MEP staff, JE Dunn has a greater ability to cost-effectively evaluate design options, coordinate MEP bid documents, assist with value-based MEP trade selection, and ensure bids received are thorough and complete. Once construction starts, we follow through includes on-site field inspections, pre-commissioning, and equipment start-up support.

Through JE Dunn Capital Partners’ Design Build Finance (DBF) project structure, we assume responsibility for project financing, design and construction of the project.
