A little about me: I have been selling real estate and living in the area for 20 years. I have been a top producer since my first year, have been ranked in the top 1% in the county for many years and have earned #1 agent in my office in number of sales and volume for 2016, number of sales for 2017 and 2021 and top producer in volume for 2024. I have now earned President’s Club Elite, reserved for the upper tier of Dudum Realtors. I pride myself on working proactively with my sellers to best prepare their home for sale, price it correctly, and use smart marketing tools to ensure my sellers obtain the highest price possible in any market.
CAREER STORY
1995-2001: Worked as a Media Planner in the advertising industry for dotcom and traditional clients, planning and negotiating the best advertising placements and costs both nationally and internationally.
2004-2006: Obtained my Real Estate License, started at Coldwell Banker.
2006-2012: Worked at Alain Pinel Realtors.
2012- Present Day: Thriving at Dudum Real Estate Group, started by Julie Dudum Del Santo, who envisioned a company where Realtors could help one another, have a strong code of ethics and an intense dedication to their clients. We now have almost 200 agents in 5 offices. We are firmly-rooted in the local market and at the same time offer a global reach.
MY APPROACH AND MARKETING PLAN
When beginning to work with each client, I view the home from a neutral perspective that a buyer might, and give you options to present your home in its’ very best light to the current buying market. I then present you with an idea of what you could sell your home for in its current condition, and give you recommendations on anything that could bring you a higher sales price, while being super careful with your budget. I like to give scenarios A, B & C:
A: do nothing to the home: approx. value X.
B: do minor/medium amount of work: approx. value X
C: major overhaul/remodel: approx. value X
We discuss all the options, and it allows you to make the best decision for you and your unique situation. Pages 8 and 9 of this booklet show some of the Before and After transformations I have coordinated for past clients.
Prior to going on the market, I schedule all inspections, so that we can present a complete package to a buyer. This gives the buyer a full understanding of the home they are purchasing and they can make an offer knowing and accepting any defects. Usually, the inspections completed would be: general home inspection, sewer inspection, wood/ pest, roof and chimney.
If you choose to complete some work to your home before putting it on the market, I assist with selection of any updates and oversee the work until the home is ready for the market. I have an array of contractors, handymen, painters, electricians, etc.. This is all arranged by me, update options are selected by me (if you approve!) and this removes a significant amount of work from your plate, while bringing you the highest return possible at the close of escrow. When the home is pristine, ready to go, updates (as applicable) complete, then the next marketing steps are:
Housekeeping: I have a housekeeper that comes and cleans your home top to bottom the day before the stager comes, so it is spotless.
Clean Windows: I have professional window cleaner come to thoroughly clean all windows.
Staging: My talented stager, with an abundant, ever-changing inventory, surveys your home to see your layout/floor plan and will transform your home into a place where buyers will fall in love and envision their future lives—all at my expense.
Professional Photos: A professional photographer will document your home in detail to ensure that the best angles are obtained, the best-features of the home are highlighted and emphasized. Having professional photos ensures that your home is shown in its best possible light. They will also conduct a twilight photo shoot, which casts the home in a nostalgic light and allows buyers to see what an evening/sunset view at the home would look like.
Brochures: My graphic designer creates a color brochure for your home, highlighting all the details as well as professional photos on premium-quality card stock.
Website: I produce a beautiful website for your home with every photo taken during a professional photo shoot. All the details of the home are found here, so potential buyers can reference each and every space they are curious about, and can reach out to me to ask questions or to make an appointment to view the home again if they so desire.
MLS: I will enter your home into the Multiple Listing Service (MLS). This syndicates to over 25,000 websites via ListHub, which provides a platform for real estate brokers to manage their most important asset, your listing, in today’s most important marketplace, the internet. ListHub is the broadest, most widely adopted network for listing distribution and works in concert with the MLS, franchises, and core real estate technologies. ListHub enables me to maximize listing exposure and still have full control of the content shared.
MY APPROACH AND MARKETING PLAN (CONTINUED)
Broker Tour: The first week that the home is on the market, I host a Broker’s Tour and serve lunch. Local Realtors come through from 10:30am-1:30pm to preview your home for their clients, enjoy a nice lunch, and walk away with a full belly and a nice feeling about your home, and then they in turn remember to bring their clients over.
Open Houses: We have an open house on Saturday & Sunday until the home is sold. (There is often no need for several weekends, because we’re usually reviewing offers within a week or two of going on the market.)
Twilight Tour: On Thursday or Friday evening, I invite surrounding neighbors to view your home, serving wine and cheese, usually from 5-7pm. I do this for two reasons:
1. This serves to gather longtime residents who would love for their sister, son, or best friend to come live in their neighborhood. 2. It frees up the weekend for more real buyers and allows me to focus on them instead of chatting it up with the neighbors. I play music, usually Spanish guitar so that it has a mellow, playful dinner party vibe and people are enchanted even further by your home and the twilight setting/wine, etc.
Marketing Email to Agents: Local and somewhat local: I send an email to local agents with a link to the website for your home, photos, and an open invitation to show your home. I also email agents with clients who routinely come in our direction: San Francisco, Oakland/Berkeley, South Bay is migrating this way. They can either come out with their clients, or send them out to view the Twilight Tour and Open Houses.
