SUPPORTING YOUR HOME AFTER HANDOVER Defect Liability Period

Following the handover of your apartment in Lamaa, Madinat Jumeirah Living, your home is covered under a Defect Liability Period (DLP), managed by Dubai Holding Real Estate (DHRE). The DLP is in place to ensure that any construction-related defects identified after handover are addressed in a timely and efficient manner.

During the Defect Liability Period (DLP), our affiliated team at DHRE is responsible for addressing and rectifying any defects related to the original construction and handover condition of your apartment

What is covered ▶ Finishing items such as paintwork, joinery, flooring and fittings ▶ Plumbing or drainage issues related to the original installation ▶ Electrical faults associated with base build works ▶ Air conditioning, ventilation or cooling-related issues linked to initial installation ▶ Drainage blockages or infrastructure issues present at the time of handover ▶ Manufacturing defects or installation-related issues affecting mechanical, electrical or sanitary systems

To support a prompt resolution, residents are encouraged to provide clear details of the issue, along with supporting photographs where applicable. Once a request is logged, the team will review the request and advise on the next steps or arrange a service appointment, if required. Access to Your Home We require residents to provide access to their property, where necessary, to allow inspections and completion of any required remedial works. In some cases, access to adjacent units or common areas may also be required to facilitate repairs.

After the Defect Liability Period Once the Defect Liability Period ends, certain components within your apartment may continue to be covered under individual manufacturer warranties.

You may refer to the warranty documents provided in the handover pack for details on coverage, terms and contact information. To proceed with a warranty claim: ▶ Confirm coverage with your preferred service provider

To ensure continued validity, residents are encouraged to maintain installed equipment in line with the manufacturer’s guidelines.

Requests relating to construction defects within your apartment during the DLP fall under the scope of DHRE and should be raised through the designated DLP process. DHCM remains available to support residents with all community-related services and enquiries.


MOVE INTO YOUR NEW HOME A Move-in Permit is essential and required before your move-in and without it, access may be restricted or denied. Once issued, your Move-in Permit issued via email is valid for 10 days from the date of issue. This needs to be presented to the building security at the time of move-in.

Terms and Conditions Permit Validity and Documentation ▶ Submit your move-in request at least 24 hours in advance.

▶ The Move-In Permit is valid only for the 10-day period stated on the permit. ▶ Present your Emirates ID, Title Deed or Ejari (as applicable) and the approved Move-In Permit to building security on the day of your move.

▶ The moving company must also present the approved permit before access is granted. ▶ Moving companies must comply with all community access and security requirements.

Move-In Schedule ▶ Move-ins are permitted from Monday to Saturday, 8:00 AM – 6:00 PM.

LIVING TOGETHER IN HARMONY

▶ Noisy works are permitted between 9:00 AM – 1:00 PM and 3:00 PM – 5:00 PM, Monday to Saturday. ▶ Move-ins and noisy works are not permitted on Sundays or public holidays. During the Move

▶ Appropriate floor protection must be provided in all common areas during the move. ▶ Keep common areas clean and ensure all waste is removed and disposed of appropriately after the move.

▶ Park vehicles only in designated parking areas and comply with community speed limits. ▶ Use designated service lifts and loading areas (where applicable) and follow any building-specific move-in procedures.

Resident Responsibilities

▶ Units are for single-family occupancy only. Sharing is not permitted. ▶ Ensure guests, contractors and moving companies comply with community access, security requirements and

Safety and Liability

▶ Residents and moving companies are responsible for following all safety requirements during the move.

Keys, Access Cards and Entry Devices

Your residence is fitted with the necessary keys, access cards and entry devices associated with your home and building facilities, with these typically provided at the time of handover.

TAKING CARE OF YOUR HOME

Duplicate Keys For your privacy and security, Dubai Holding Community Management does not retain duplicate keys or access devices for individual residences. Additional Access Devices or Replacements Requests relating to replacement or additional access cards, remotes or building access devices may be subject to community procedures and applicable charges. Residents may contact the building security team or concierge for guidance and assistance.

LIFE IN YOUR COMMUNITY

Access to certain areas including rooftops, plant rooms, utility rooms and service areas remains restricted to authorised personnel only.

Water and Electricity

Water and electricity services are provided by the Dubai Electricity and Water Authority (DEWA). To get started, residents may register and manage their accounts through DEWA’s official channels. For assistance: +971 4 601 9999 or visit www.dewa.gov.ae.

To activate new services or transfer an existing account, residents are encouraged to contact the relevant telecommunications provider directly.

Waste Disposal

Residents are requested to use the designated garbage chutes for household waste. Please ensure waste is sealed and not left in corridors, lift lobbies or common areas or chute rooms. Recyclables should be separated into designated bins and bulk waste should be arranged through approved channels. Construction debris and renovation waste should be managed through approved collection and disposal procedures.

Residents are requested to use their allocated parking spaces and ensure that all vehicles are parked within designated areas. Visitors may use allocated visitor parking. Kindly ensure that all parking guidelines within the community are followed at all times. Residents are also required to register their vehicles for the ANPR system by providing the vehicle plate number, car model and a copy of the Mulkiya (vehicle registration card).

Things to Remember

During move-in

Residents are responsible for any damage caused to common areas during the move-in process, whether directly or by the appointed moving company. Please ensure all areas are kept clean after use.

If damages are not caused by the resident, repairs to common areas will be handled by DHCM.

Coordinate with your moving company to ensure proper supervision. Where applicable, arrange movein permits, lift bookings and access approvals in advance through the Community App or building management.

Inside your home

Maintaining your apartment or residence, including minor repairs and upkeep within the unit, is the resident’s responsibility.

DHCM maintains shared spaces and common area assets within the community.

You may wish to engage a professional maintenance provider to support regular upkeep and repairs.

Water and electricity

Utility consumption and related charges within your residence are the resident’s responsibility, where applicable.

Utility infrastructure serving common areas, such as lighting and shared systems, is maintained by DHCM.

Consider using energyefficient lighting and appliances to support sustainable living.

Waste Disposal

Residents are encouraged to dispose of household waste via designated garbage chutes. Bags must be securely sealed and not left in corridors, lift lobbies, common areas or chute rooms. Bulk waste should not be disposed of through chutes and must be arranged for collection. Construction and renovation waste must not be disposed of in community waste areas and should be managed through approved channels.

Waste collection and maintenance of common waste disposal areas are managed by DHCM.

FREQUENTLY ASKED QUESTIONS Moving In & Out

How can I apply for a move-out permit? You may apply for a move-out permit through the Community App (Nakheel app, Meraas app or Dubai Properties app) at least 48 hours prior to your intended move-out date. Kindly ensure that all required approvals are obtained before scheduling your move. What documents are required for a move-out permit? Required supporting documents and approval requirements are available through your Community App and may vary depending on your ownership or tenancy status. Are there specific timings for moving in or out? Yes. Residents are required to obtain a valid move permit before carrying out any move-in or move-out activity. ▶ Applications submitted through the Community App must be made at least 48 hours prior to the intended move date.

▶ Applications submitted via email must be made at least 96 hours prior to the intended move date. ▶ All move-in and move-out activities must take place during the designated community timings. ▶ The validity period of the issued permit will be specified at the time of approval. Please refer to your Community App for the timings and permit requirements.

Community Access, Visitor Management & Permits

Do all visitors require a permit to enter the community? No, general visitors such as family, friends and approved guests do not require a permit. Access will be granted provided they are registered in the Visitor Management System (VMS) and present valid identification upon entry. Are holiday home guests and real estate agents required to obtain permits? No, holiday home guests, real estate agents, valuation inspectors and insurance assessors are permitted entry without a permit, subject to VMS registration and valid ID verification. Do deliveries require prior permit approval? No, standard deliveries, including food, courier and parcel deliveries, furniture and appliances (with like-for-like installation), are permitted without a permit. Delivery personnel must be registered in VMS and comply with community access requirements. Is junk removal allowed without a permit? Yes, junk removal services are permitted without a permit, provided access is arranged through VMS and all community guidelines are followed. Residents must ensure disposal is handled through authorised third-party providers. Can contractors attend emergency repairs without a permit? Yes, emergency call-outs do not require a permit. This includes emergency situations such as electrical faults, plumbing leaks, blocked drainage systems and air-conditioning breakdowns requiring immediate attention. Access will be granted upon VMS registration and verification of the emergency nature of the visit.

Are utility providers allowed access without permits? Yes, utility providers such as DEWA, DU and Etisalat technicians are permitted entry without a permit, subject to VMS registration and valid identification.

Who are the chiller and gas service providers? Chiller and gas providers vary by community. Please refer to the community-specific section or contact support for the relevant provider details.

How can I register or raise a service request? You may contact the service provider directly or raise a request through the community app, where applicable. Do routine service providers require permits? No, routine service providers such as cleaning companies, pest control contractors, AC maintenance technicians and handymen carrying out minor works do not require permits. All personnel must be registered in VMS before access is granted.

Is access allowed for domestic staff without permits? Yes, housemaids, babysitters and other domestic staff may access the community without a permit, provided they are registered in VMS and carry valid identification.

Property Maintenance & Alterations

I would like to carry out alterations to my property. Do I need approval? Yes, prior approval is required for any property modification. Applications submitted through the community app must be made at least 24 hours prior to the intended work date. Applications submitted via email must be made at least 72 hours prior to the intended work date. The validity period of the issued permit will be specified at the time of approval. Major modifications may require additional approvals from the relevant authorities and supporting documentation.

Yes, prior approval is required for all minor property modifications. Applications should be submitted through your community app before commencing any work.

Are outdoor or landscaping improvements considered minor modifications? Certain landscaping and external improvements may be considered minor modifications, subject to approval. Examples include artificial grass installation, villa landscaping and light planter installations.


Can I proceed with internal works without approval? No, prior approval is required even for internal modifications. Residents must submit their request through the community app before commencing any work. Are there restrictions on the type of work permitted under minor modifications? Yes, only non-structural and non-invasive works are permitted under minor modifications. Structural changes, coring works, façade alterations and works affecting common infrastructure require separate approvals. Examples of works that generally do not require permits include internal painting, routine maintenance activities and the replacement of existing fixtures on a like-for-like basis. Residents are encouraged to verify requirements through the community app before commencing any work. What happens if work is carried out without approval? Unauthorised works may result in access restrictions, work stoppage and further action in accordance with community regulations. Am I permitted to install satellite dishes, CCTV cameras or other external fixtures? No, external installations are not permitted without prior approval. Requests should be submitted through your community app. May I carry out repairs to common property myself? No, repairs to common property must be coordinated through Community Management. Please contact 800 DUBAICM (3822426). There is a burst pipe inside my home. Who is responsible for the repair? The homeowner is responsible for maintenance and repairs within the property boundary. Who is responsible for maintaining my private garden? Homeowners are responsible for maintaining their private gardens and any irrigation systems located within their property.

Community Rules & Resident Etiquette

Am I allowed to wash my vehicle within my premises? Vehicle washing within the community is permitted only through the community’s designated service provider. Residents are not permitted to engage any other third-party car-washing service providers within the community. Am I permitted to host gatherings at my residence? Yes, provided the gathering does not cause disturbance, parking congestion or inconvenience to neighbouring residents. Large gatherings may require prior approval. What should I do if I experience noise disturbance from a neighbouring property? You may contact community security, who will assess the situation and take appropriate action in line with community regulations. Are residents permitted to leave personal belongings outside their property? No, personal belongings such as furniture, boxes, bicycles or equipment must not be stored in common areas, sidewalks or driveways.

Parking & Vehicles

Where may visitors park within the community? Visitors should use designated visitor parking spaces, where available. Parking in restricted areas, emergency access routes or on sidewalks is not permitted.

Are there any restrictions on vehicle types within the community? Yes, commercial vehicles, trailers, abandoned vehicles and other unauthorised vehicle types are not permitted within residential areas.

Pets

Am I allowed to keep pets within the community? Yes, pets are permitted within your property, provided all community regulations and Dubai Municipality requirements are followed. Pets are not permitted in podium areas, children’s play areas, swimming pool zones or designated landscaped areas, where applicable.

Are there any specific pet-related guidelines I should follow? Pets must be supervised at all times, kept on a leash in common areas and owners are required to clean up after them.

Waste Management & Sustainability

I have unwanted furniture or bulk items to dispose of. What should I do? Residents should arrange collection through an authorised third-party junk removal service.

What are the guidelines for waste disposal? Residents are encouraged to dispose of household waste through the designated garbage chutes within the building. Garbage bags should be securely sealed before disposal and must not be left in corridors, lift lobbies, common areas or chute rooms. Bulk waste must not be disposed of via garbage chutes and should be arranged for collection as per community guidelines. Construction debris and renovation waste must not be disposed of in the community or Dubai Municipality waste areas and should be managed through approved collection and disposal channels.

Are recycling facilities available within the community? Yes, where available. Residents are encouraged to use designated recycling bins and support sustainable waste management practices. Recyclable materials should be separated and placed in the appropriate bins provided.

Are “For Sale” or “For Rent” signs allowed? All signage must comply with community guidelines. Unauthorised signage, including advertisements displaying the names or branding of holiday home companies, is not permitted.

What are community service charges? Service charges are fees collected from property owners to cover the operation, maintenance, repair and management of common areas and shared facilities. How can I view my service charge statement? Service charge statements can be viewed through your community app. How can I check my payment status? You may view your payment status and transaction history directly through the community app. Alternatively, you may contact our support team for assistance. How can I pay my service charges? Payments can be made conveniently through the community app or portal using a debit or credit card. In select cases, bank transfer options may also be available. Can I pay my service charges in instalments? Payment plans may be available, subject to eligibility and approval. Please contact 800 DUBAICM (3822426) for further information. When are service charges due? Due dates are specified on your invoice or service charge statement. What should I do if I believe there is an error in my statement? GLOSSARY

Common Area

All open areas, services, facilities, roads, pavements, water features, gardens, utility and administrative buildings or areas, installations, improvements and common assets in the master community and/or in each common property, as more specifically determined in the master plan, which are intended for use by all owners and the developer and that do not form part of the title of any Unit.

Community

The residential community comprising individual residential dwellings plus common areas including roads, parks, lakes, playgrounds, paths and other facilities.

Community Manager

The manager appointed from time to time to maintain and manage the community.

Local Authority

The governing authorities of the UAE including but not limited to Police, Immigration, RTA, DEWA, Civil Defence, Municipality, Ports Customs and Free Zone Corporation, RERA and Dubai Land Department. In summary, any government body that has jurisdiction over the master community.

Master Community

The entire master community common areas in accordance with the master plan or any amendment thereof and includes any and all extensions of the master community from time to time.

Master Community Rules/Community Rules/Rules

Means the Community Rules as set out in this document and such further rules and regulations that Dubai Holding Community Management may make from time to time.

Master Developer/Developer

Dubai Holding or any of its subsidiaries, nominees, assigns, successors or successors-in-title.

Notice of Non-Compliance

A Notice of Non-Compliance is a formal citation that informs a person that a community rule or a permit condition has been violated. The purpose of the Notice of Non-Compliance is to initiate corrective action that will stop the violations. A Notice of Non-Compliance may also result in penalties.

Owner

The owner of a unit including an owner whose title registration is pending and including his heirs, successors-in-title and permitted successors and assigns.

Resident/Occupier/Occupant

Service Charges
