To support a prompt resolution, residents are encouraged to share clear details of the issue along with supporting photographs, where applicable. Once a request is logged, the team will review the request and confirm the next steps or schedule a service appointment.

We require residents to provide access to their property, where necessary, to allow inspections and completion of any required remedial works. In some cases, access to external or adjacent areas may also be required to facilitate repairs.
Once the Defect Liability Period ends, certain components within your home may continue to be covered under individual manufacturer warranties.
You may refer to the warranty documents provided in the handover pack for details on coverage, terms and contact information. To proceed with a warranty claim:

To ensure continued validity, residents are encouraged to maintain installed equipment in line with the manufacturer’s guidelines.
Dubai Holding Community Management (DHCM) oversees the ongoing management and maintenance of Jebel Ali Village’s shared spaces and community services, including:
▶ Maintenance of common areas and community infrastructure
▶ Landscaping, streets and public realm upkeep
▶ Community services, compliance and resident support
Requests relating to construction defects within your villa or townhouse during the DLP fall under the scope of DHRE and should be raised through the designated DLP process. DHCM remains available to support residents with all community-related services and enquiries.
A Move-in Permit is essential and required before your move-in and without it, access may be restricted or denied. Once issued, your Move-in Permit issued via email is valid for 10 days from the date of issue. This needs to be presented to the community security at the time of move-in.

Move-In Schedule
▶ Move-ins are permitted from Monday to Saturday, 8:00 AM – 6:00 PM.
▶ Noisy works are permitted between 9:00 AM – 1:00 PM and 3:00 PM – 5:00 PM, Monday to Saturday.
▶ Move-ins and noisy works are not permitted on Sundays or public holidays.

Terms and Conditions
Permit Validity and Documentation
Receive your approved Move-In Permit via the app and/or email.
Present your approved permit on the day of your move to complete the move-in process.
▶ Submit your move-in request at least 24 hours in advance.
▶ The Move-In Permit is valid only for the 10-day period stated on the permit.
▶ Present your Emirates ID, Title Deed/Ejari (as applicable) and the approved Move-In Permit to community security on the day of your move.
▶ The moving company must also present the approved permit before access is granted.
▶ Moving companies must comply with all community access and security requirements.
During the Move
▶ Appropriate floor protection must be provided in all common areas during the move.
▶ Keep common areas clean and ensure all waste is removed and disposed of appropriately after the move.
▶ Park vehicles only in designated parking areas and comply with community speed limits.
Resident Responsibilities
▶ Units are for single-family occupancy only. Sharing is not permitted.
▶ Ensure guests, contractors and moving companies comply with community access, security requirements and the Community Rules and Regulations.
Safety and Liability
▶ Residents and moving companies are responsible for following all safety requirements during the move.
▶ Residents and moving companies are responsible for any damage caused to common areas during the move-in process.
▶ Dubai Holding Community Management is not liable for accidents or injuries during the move-in process.
Non-Compliance
▶ Failure to comply with these requirements may result in access being denied or applicable penalties being imposed.

Your home is fitted with door locks and keys, with two sets typically provided at the time of handover.
For your privacy and security, Dubai Holding Community Management does not retain duplicate keys for any property.
Residents may arrange for lock changes if required. Kindly ensure that Community Security is informed in advance for verification purposes. The owner or resident should be present during the process or provide an authorisation letter if required.
Water and electricity services are provided by the Dubai Electricity and Water Authority (DEWA). To activate your account, please contact +971 4 601 9999 or visit www.dewa.gov.ae.
Your home is pre-wired to support telephone, television and internet connectivity. Service availability and providers may vary. To activate new connections or transfer existing services, residents are advised to contact their preferred telecommunications provider directly.
Residents are requested to use the designated parking spaces allocated to their home or within the community. Kindly ensure that family members and visitors follow all community parking guidelines.
Household waste and recyclables should be disposed of in the designated bins provided. Residents are requested to follow the community’s waste segregation guidelines and place waste out in accordance with the collection schedule communicated for the community

Residents are responsible for maintaining trees and plants within their property. Household green waste must be disposed of responsibly and should not be placed in regular waste bins.
Insurance Residents are encouraged to insure their personal belongings, furniture, appliances and valuable items within the residence.
For large waste items, you may arrange collection through an approved service provider for a smoother process.

Modifications
DHCM carries out pest control in common areas on a regular basis.
It is recommended to engage a Dubai Municipality-approved pest control provider for safe and effective treatment.
Any interior or exterior alterations to your villa / townhouse may be carried out only with consent from DHCM with the approved guidelines. Any damages to common areas as a result of home modification work will be charged directly to the homeowner.
Maintenance of plumbing and AC systems in common areas is managed by DHCM.
If travelling for an extended period, consider switching off non-essential appliances and arranging periodic checks of your residence.
Landscaping that extends into common areas will be managed by DHCM.
Regular pruning helps maintain the appearance of your home and prevents disruption to surrounding areas.
DHCM manages approvals and oversees compliance related to modifications affecting common areas or building standards. Tenants should consider obtaining contents insurance to protect their belongings.

Homes are fitted with individual air-conditioning systems. Residents are responsible for routine upkeep, including cleaning filters, coils, drain trays and condensate lines to support efficient performance.
It is recommended to engage a qualified HVAC professional for periodic servicing to maintain optimal cooling efficiency and indoor air quality.
▶ Refrigerators
Dust may accumulate on refrigerator coils over time, which can affect performance. Periodic cleaning is recommended to improve efficiency and extend the lifespan of the appliance.
▶ Fire Detection Systems
Homes are equipped with fire safety devices such as smoke or heat detectors in line with regulatory requirements. Residents may be required to provide access, where necessary, to support inspection, testing or maintenance in accordance with applicable safety standards.

Residents are encouraged to monitor internal water systems and report any leaks or irregularities promptly to prevent potential damage and ensure timely maintenance.

If your home includes a garden, regular upkeep is encouraged. Residents are advised to maintain landscaping, trim plants as required and water during cooler periods of the day, particularly during warmer seasons.
▶ Drainage Systems
Routine checks of drainage systems are recommended to prevent blockages and water build-up. Residents may consider engaging a professional service provider for periodic inspections to support long-term maintenance.

To help keep your home safe, all villas and townhouses in the UAE are required to have the Hassantuk wireless fire safety system, which enables a rapid response to fire and emergency alerts.
Residents can register at home.moi.gov.ae/en/index.html, after which a home survey will be arranged and recommendations for the required equipment will be provided. Once approved, payment can be completed online.

▶ Please submit a move-out request through the Community App and schedule your preferred moving date
▶ Kindly obtain a move-out permit prior to moving; access details and approved timings will be shared upon approval
▶ Ensure all outstanding payments are settled, including service charges, utilities and any applicable fees
▶ Apply for the required No Objection Certificates (NOCs), where applicable
▶ Please ensure all personal belongings and waste are removed from the unit, balconies, utility areas and storage spaces (if applicable)
▶ Return all access items, including keys, access cards and parking remotes
▶ Please use designated service lifts and approved access routes as communicated in your permit
▶ Adhere to approved moving timings to minimise inconvenience to neighbouring residents
▶ Kindly ensure common areas, lifts and corridors remain clean and undamaged during the move

How can I apply for a move-out permit?
You may apply for a move-out permit through the Community App. Kindly ensure that all required approvals are obtained before scheduling your move.
What documents are required for a move-out permit?
Required supporting documents and approval requirements are available through your Community App and may vary depending on your ownership or tenancy status.
Are there specific timings for moving in or out?
Yes. Residents are required to obtain a valid move permit before carrying out any move-in or move-out activity. Please refer to your Community App for the timings and permit requirements.
▶ Applications submitted through the Community App must be made at least 48 hours prior to the intended move date.
▶ Applications submitted via email must be made at least 72 hours prior to the intended move date.
▶ All move-in and move-out activities must take place during the designated community timings.
Do all visitors require a permit to enter the community?
No, general visitors such as family, friends and approved guests do not require a permit. Access will be granted provided they are registered in the Visitor Management System (VMS) and present valid identification upon entry.
Are holiday home guests required to obtain permits?
No, holiday home guests, valuation inspectors and insurance assessors are permitted entry without a permit, subject to VMS registration and valid ID verification.
Do deliveries require prior permit approval?
No, standard deliveries, including food, courier and parcel deliveries, furniture and appliances (with like-for-like installation), are permitted without a permit. Delivery personnel must be registered in VMS and comply with community access requirements.
Is junk removal allowed without a permit?
Yes, junk removal services are permitted without a permit, provided access is arranged through VMS and all community guidelines are followed. Residents must ensure disposal is handled through authorised third-party providers.
Can contractors attend emergency repairs without a permit?
Emergency contractors do not require a permit but must be registered through the Visitor Management System (VMS), with access granted upon verification of the emergency.
▶ Emergency Works (No Permit Required): Burst pipes causing flooding, complete power outages, drainage overflow or sewage backflow, gas leaks, door lock failure preventing entry or exit, AC failure posing an immediate health or safety risk, broken glass posing an immediate safety risk and structural damage caused by unforeseen incidents.

Property Maintenance & Alterations
I would like to carry out alterations to my property. Do I need approval?
Yes, prior approval is required for any property modification. Applications submitted through the community app must be made at least 24 hours prior to the intended work date. Applications submitted via email must be made at least 72 hours prior to the intended work date.
The validity period of the issued permit will be specified at the time of approval. Major modifications may require additional approvals from the relevant authorities and supporting documentation.

Do minor property modifications require approval?
Yes, prior approval is required for all minor property modifications. Applications should be submitted through your community app before commencing any work.

Residents are requested to avoid excessive water usage or practices that may impact common areas. Ecofriendly or damp-cleaning methods are recommended.
Am I permitted to host gatherings at my residence?
Yes, provided the gathering does not cause disturbance, parking congestion or inconvenience to neighbouring residents. Large gatherings may require prior approval.
What should I do if I experience noise disturbance from a neighbouring property?
