Grantees shall have a right-of-way, in common with others, to the use of the roadway by foot or vehicle, as shown on said plan and the grantees shall also have the right to use, in common with others, a bridge to said Island if same is constructed in the future.
This conveyance is made SUBJEСT TO a Declaration of Covenants, Conditions, and Restrictions, dated July 1, 1969, recorded at the Belknap County Registry of Deeds, Volume 521, Pages 404 to 410. It is expressly understood that this conveyance is made on the condition that no breakwaters be
constructed or applied for with respect to this lot. See waiver of this restriction to be recorded of
even or near even date.
The Grantor (Robert Ronci) further stipulates, for himself, his successors and assigns that at no
time in the future during the period contemplated by said covenants, conditions, and restrictions including any extensions thereof, shall the immediately adjoining lots on either side of the lot
herein conveyed be used for a community beach nor for common access to the water or other
community usage, nor for a marina or other retail use, but said adjoining lot shall be used solely for single family residential use.
ALSO conveyed herewith is a one-eighteenth (1/18th) undivided interest in a tract or parcel of
land on Big Barndoor Island on Lake Winnipesaukee in the Town of Alton, County of Belknap,
State of New Hampshire, known as Parcel 22, as shown on a plan of Barndoor Island, Section 2,
by E.F. Byczynski and K. Daugela and recorded at the Belknap County Registry of Deeds, Book 41, Pages 3222, 3223, including that portion of the dock thereon designated as Part 2,
Dock 7B which property is more particularly described as follows:
BEGINNING at the southwesterly corner of Lot 23 at an iron pin; then proceeding South 32
degrees 53' East, 320 feet, more or less, to the westerly corner of Lot 21; then proceeding North 37 degrees 22' East, 430 feet along the westerly side of Lot 21 to an iron pin; then proceeding in a general westerly direction along the shore of Lake Winnipesaukee and following the perimeter of the dredged inlet to an iron pin at the easterly corner of Lot 23; then proceeding South 71 degrees 32' West, 341.5 feet to the point of beginning.
Excepting and reserving therefrom all docks and wharfs other than that portion of the dock designated above.
Reserving to the grantor (Robert Ronci, Trustee of Barndoor Island Trust), his co-trustee and the beneficiaries of Barndoor Island Trust, their heirs, executors, successors and assigns, an easement to pass and repass over said Parcel 22 and to use the harbor adjacent thereto as the

Incorporated: 1812 Origin: Once a part of Gilmanton called Gunstock Parish, this town was named for a key battle at the end of the revolution, the Battle of Guilford Court House, North Carolina. The American forces managed to deplete Cornwallis's army so they were forced to retreat, leading to the surrender at Yorktown. Sargent Lemuel B. Mason, who had fought in that battle, had retired to Gunstock Parish. As the town's oldest citizen when it was incorporated in 1812, Sargent Mason had the honor of selecting a name, and he chose Gilford. North Carolina's Guilford Court House has long since been renamed Martinsville. Villages and Place Names: Ames, Dockham Shore, Glendale, Lake Shore Park, Belknap Point Population, Year of the First Census Taken: 1816 residents in 1820 Population Trends: Population change for Gilford totaled 3,045 over 44 years, from 4,841 in 1980 to 7,886 in 2024. The largest decennial percent change was a 24 percent increase between 1980 and 1990. The 2024 Census estimate for Gilford was 7,886 residents, which ranked 40th among New Hampshire's incorporated cities and towns. Population Density and Land Area: 2023 (US Census Bureau): 203.0 persons per square mile of land area. Gilford contains 38.8 square miles of land area and 14.7 square miles of inland water area.
