It’s hard to believe June is already here! May seemed to fly by, and it was another busy and exciting month for the Doug Tarry Homes team.
One of the highlights was celebrating our very own Suzie Dennis, who was named a 2026 London Home Builders’ Association President’s Award recipient. Each year, the LHBA recognizes members who have made meaningful contributions to the association and the home building industry, as well as those who go above and beyond to support and strengthen the organization. Suzie’s leadership, dedication, and commitment to excellence make this recognition incredibly well deserved. Congratulations, Suzie! We are proud to celebrate this achievement with you.
Community involvement continues to be an important part of who we are. In May, we were pleased to support the Elgin County Drowning Prevention Coalition at Lake Margaret. The event brought families together for an afternoon focused on water safety, including lifejacket fittings, safe boating tips, lifesaving equipment demonstrations, children’s activities, prize giveaways, and opportunities to learn more about drowning prevention initiatives in our community.
The spring market has also been keeping our Sales Team busy, with sold signs popping up throughout our communities. There is nothing more rewarding than welcoming new families into the Doug Tarry Homes family and helping them discover The Doug Tarry Difference. Congratulations to all of our newest homeowners as they begin this exciting new chapter.
We are also proud to celebrate an important milestone this year. Doug Tarry Homes marks 20 years as an ENERGY STAR® builder and is recognized as one of the first 50 builders in Ontario to construct ENERGY STAR® homes. For two decades, our team has remained committed to building healthier, more energy-efficient homes while continuing to raise the bar for sustainable homebuilding.
Looking ahead, we are gearing up for LemonAID Day on June 13. Finally, our team was proud to come together in support of the Smile Cookie campaign, helping raise funds for critical ICU care at St. Thomas Elgin General Hospital. “IT’S NOT SPRAY FOAM!”
We have to clarify that to people a lot, because Aerobarrier is relatively new technology, and there is still quite a number of folks who are unaware of what it does for a home.
The picture shows one of our sprayers, a veteran of over 400 homes, putting out our sealant, which is a GreenGold Certified water-based acrylic fluid that is atomized and sprayed into a pressurized house. Once that sealant mist finds its way to a hole in your home envelope, it gums up and seals it, making a house more airtight, allowing the design of smaller HVAC systems, as well as preventing outside noise, odors, and pests from entering your house. It’s an air barrier, not insulation.

ELECTRICAL WALKTHROUGHS
At Doug Tarry Homes, we want our customers to be part of the process, so we invite them to participate in site visits and walkthroughs throughout construction. One of these is the electrical walkthrough, which takes place before the electrical rough-in. During this meeting, we review the placement of outlets, switches, and lights on the plans to confirm the final layout and ensure it meets the homeowner’s needs and preferences. At this stage, none of the electrical work has been done yet, which allows for adjustments before installation. This ensures the layout is practical, convenient, and aligned with the home’s overall design.

Cinnamon Roll Overnight Oats
INGREDIENTS:
1 cup old-fashioned oats
4 tablespoons packed brown sugar
1 to 2 teaspoons ground flaxseed
1/4 teaspoon ground cinnamon
2/3 cup vanilla soy milk or oat milk
1/2 cup vanilla Greek yogurt
1 teaspoon vanilla extract
Cinnamon sticks (3 inches), optional
DIRECTIONS
1. In a small bowl, whisk together oats, brown sugar, flaxseed and cinnamon. Stir in milk, yogurt and vanilla until combined. Divide into containers. Cover; refrigerate overnight. If desired, garnish with a cinnamon stick before serving.
A message from our President
RADON AND BASEMENT COMFORT
I’m often asked why we do certain details in our homes that are different than what other builders provide. Often our decisions are made based upon trying to provide the best overall value to our customers when looking at comfort, indoor air quality and a whole host of other measures, including cost.
How we handle radon mitigation is a great example.
To start with, radon is an odourless and colourless heavy gas that often collects in basements without the occupant even knowing it is present. It is also the second leading cause of lung cancer and the number one cause for nonsmokers. So, it needs to be addressed to ensure that purchasers are getting a safe, healthy, and comfortable home.
Here is what most builders are doing towards radon mitigation:
• Install a poly soil gas barrier under the basement slab
• Put in a radon collection pipe
• Install an active radon fan
Collectively, this detailing will meet the requirements of the Ontario Building Code. This is achieved by turning on the fan and having it run continuously… forever… to depressurize under the slab. Since pressure goes from high to low, the air pressure in the soil under the basement slab is lower than the air pressure in the basement. If you have a good soil gas barrier, you won’t have a problem with radon. Problem solved, right?
What is the downside of this type of active system and why don’t we do that here at Doug Tarry Homes? There are a couple of reasons. The first is the fan must be sized with enough power to pull air from across the entire area below the basement floor. It is being installed without knowing if
there is a radon issue at all and it results in an energy cost being added to the home’s electric bill, whether it is needed or not.
Next, when that air is removed from under the slab, it is replaced by air that most often comes from the surrounding soil. That means in the wintertime you are pulling colder air under your basement floor. This commonly results in the soil gas removal system causing your basement floor to be colder and therefore uncomfortable.
In our system, we install the following:
• A large collection loop of perforated pipe into the gravel under the slab
• A continuous foam soil gas barrier over the gravel below the basement slab
• An above-grade ventilation sleeve rough-in to the exterior (in case it’s needed later)
Finally, we work with our clients by testing our homes. When radon extraction is needed, we complete the fan installation to provide the active radon control system shown below.
This system results in a much warmer (and dryer) basement floor year-round. We’ve also found that roughly 2% of our homes will still require an active fan system, but with a much smaller fan than a basic extraction system because the loop we install in all our builds makes it easier to remove the soil gases from under the slab. When an active fan system is needed, the energy cost to the homeowner is much lower and the comfort is maintained.
This is an example of how we use building science in a holistic way to come up with a better method to provide a safer, more comfortable basement for about the same cost as the other system.
