Welcome!
2026 is officially in full swing, and January was a wonderful start to what’s shaping up to be an exciting year ahead at Doug Tarry Homes.
Our sales team has been busy wrapping up our Say Yes to the Address promotion, and we want to send a heartfelt thank you to everyone who participated and took advantage of these incredible savings. It was fantastic to see so much excitement around our Quick Possession Homes, and we’re grateful to everyone who made a move with us during this event.
Behind the scenes, our sales and décor teams have also been hard at work preparing a few new Quick Possession Homes that we can’t wait to reveal soon. There are some beautiful finishes and thoughtful designs coming together, and we look forward to welcoming you in to see them.
We’d also like to extend a big congratulations to Jackie, Cathy, Drew, and Andy, who were recognized with the Sales Achievement Award at the STEHBA Golden Hammer Awards. Their dedication, professionalism, and care for our homeowners truly shines, and this recognition is well deserved.
This month, we also had the pleasure of attending the Lifestyle Home Show at the London Western Fair District. What an amazing turnout! It was a great opportunity to connect with so many familiar faces, meet new visitors, and share more about the communities and homes we’re building.
Finally, January was full of community spirit as we proudly sponsored two local hockey nights. From Minor Hockey Night at the Port Stanley Arena to the St. Thomas Stars game where we raffled off a signed jersey, it was incredible to see how many of you came out to support these teams. Thank you for showing up, cheering loud, and helping make these events so special.
Here’s to a strong start to 2026, and to an exciting year ahead. We can’t wait for what’s to come.
Warm regards,
The Sales and Marketing Team

Miller’s Pond
February in St. Thomas is often when plans start coming together. With winter settling in and spring on the horizon, it’s a great time to reflect on the local market, watch emerging trends, and prepare for the opportunities ahead.
FIVE FUN FEBRUARY FACTS
February is historically one of the slowest months for home sales, making it a prime time for buyers to explore options before the spring rush.
Homes listed in February often spend less time on the market if priced correctly, because serious buyers are active even in the “off-season.”
The first municipal records of St. Thomas show city planning meetings held in February 1881, making it a month tied to the city’s early growth. St. Thomas was officially incorporated as a city on March 4, 1881, after previously becoming a village in 1852 and a town in 1861, growing from its origins as a settlement started in 1810.
Groundhog Day (February 2) was brought to Canada by German settlers, who believed it could predict the remaining length of winter — perfect timing for planning home maintenance or renovations.
February is the month of the Winter Olympics every four years, inspiring global excitement for winter sports.

ST. THOMAS REAL ESTATE SNAPSHOT
The St. Thomas market is continuing to move at a measured, balanced pace. Buyers are seeing more choice than in past years, while sellers who price accurately are still seeing steady activity. The days of rushed decisions have cooled, making room for more thoughtful negotiations.
What we’re seeing heading into 2026:
• Buyers taking time to compare options
• Strong interest in move-in-ready homes
• Energy efficiency and layout matter more than ever
• Smaller and mid-sized communities gaining attention

Todd Talbot Builds a Net-Zero Passive House- You can watch this docuseries on a few different platforms, I highly recommend! Todd Talbot, co-host of Love It or List It Vancouver, recently documented his journey building a Net-Zero Passive House — a home designed to produce as much energy as it consumes. The series gives viewers a firsthand look at the planning, design, and construction challenges involved in creating a highly energy-efficient home.
In a world where climate change is reshaping how we live and build, projects like Talbot’s highlight the importance of net-zero-ready construction. Homes that are energy-efficient, sustainable, and thoughtfully designed not only reduce environmental impact but also prepare homeowners for the realities of a changing world.
At Doug Tarry Homes, we take this seriously — our homes are designed with net-zero readiness in mind, ensuring comfort, efficiency, and long-term value, even as environmental priorities continue to evolve.
Alternately if you want to see how these principles translate into our homes, you can visit our model home. While you’re there, check out our leader Doug Tarry’s book, From Bleeding Edge to Leading Edge, to learn more about how innovation and sustainability are shaping the future of homebuilding.

The Waterhouse-Ferencz team can find its roots in 2007 with the beginning of Marian’s real estate career with Royal LePage Triland (then known as Royal Lepage Landco). In her first year as a Licensed Real Estate Agent, Marian won the Royal LePage Landco Rookie of the Year award. In 2015, Marian was joined by Michael Ferencz, forming the original Waterhouse-Ferencz roster. Together they work fulltime to continue building relationships and community through high-quality real estate service. With years of experience and countless awards under their belts, Marian and Michael continue to thrive in the Royal LePage family. Raising the bar, the team grew again through the acquisition of dedicated Sales Representative, Teresa Martin; and new marketing specialist, Jillian Bourne. Together they strive to provide the best possible service to their clients, fostering exclusive partnerships with local businesses and taking every opportunity to improve.
A portion of every commission is donated to local women’s shelters through the Royal LePage Shelter Foundation. You can be sure that when trusting the Waterhouse-Ferencz Team, you and your home will be receiving the best possible care.

SHOW SOME LOVE TO YOUR HOUSE THIS FEBRUARY!!!
As we settle into the first quarter of 2026, many of us are looking for ways to make our homes more efficient, comfortable, and cost-effective. While we often think about upgrading appliances or adding insulation, the biggest culprit behind high energy bills is often hidden behind your walls: leaky air ducts.
Book your Energy Assessment today start saving! Visit our website for
In the average home, roughly 20% to 30% of the air that moves through the duct system is lost due to leaks, holes, and poorly connected ducts. This New Year, we want to introduce you to a game-changer in home comfort: Aeroseal Duct Sealing.
Benefits of Aeroseal:
• Lower Utility Bills: By ensuring your heated or cooled air actually reaches your living spaces, your HVAC system doesn’t have to work overtime.
• Consistent Temperatures: Say goodbye to that one “always cold” bedroom or “sweltering” upstairs office.
• Improved Air Quality: Sealing ducts prevents dust, allergens, and attic odors from being pulled into your air stream.
• Eco-Friendly: Reducing energy waste is one of the most impactful ways to shrink your home’s carbon footprint.

2026 INTERIOR DESIGN & DÉCOR TRENDS: WHAT TO EXPECT
As we step into 2026, interior design and décor are evolving in exciting new ways From sustainability to technology and bold aesthetics, the trends shaping our homes reflect the way we live, work, and connect with the world around us Whether you’re planning to refresh your space or embark on a full redesign, here are the top interior design trends to watch for in 2026
The Colours of the Year from Benjamin Moore, Sherwin-Williams, and Behr are bringing fresh energy to 2026 interiors. Benjamin Moore's Silhouette is a bold, rich brown, with purple undertones, while Sherwin-Williams' Khaki offers a warm, earthy beige, and Behr's Hidden Gen is a soothing, nature-inspired green. These stunning shades are featured in the pictures throughout this article, showing how these colours can transform your space with elegance and tranquillity
BOLD COLOURS & MEANINGFUL SPACES
In 2026, sharp lines and rigid geometry are being replaced by curves and soft shapes. Furniture will take on a sculptural quality, focusing on fluid, organic forms that bring movement and warmth to spaces. Curved sofas and rounded chairs are taking over traditional, boxy seating options.
Sculptural accents, like organic coffee tables and abstract lighting fixtures, will add artistry to rooms. Soft, tactile textures will be key think velvet, boucle, and plush fabrics. Why it matters: Curves and soft edges make spaces feel more inviting, intimate, and comfortable. It’s about creating an atmosphere of flow and softness.
In 2026, sustainability will continue to dominate the design world Homeowners and designers alike are opting for eco-conscious materials that are not only better for the environment but also add a unique, organic touch to spaces Look for:
Reclaimed wood and recycled materials: Furniture and flooring made from salvaged or repurposed materials are gaining popularity
Bamboo, cork, and hemp: These fast-growing, renewable materials are being used in everything from flooring to textiles.
Low-VOC paints and finishes: Homeowners are prioritizing nontoxic options to create healthier indoor environments.

COVERED AREAS AND DECKS
Doug Tarry Homes offers the ability to add a covered area to any of our home plans along with the options of a wood deck, composite deck or concrete porch. On all covered areas and wood decks, 6x6 posts come as standard or you can upgrade to a pvc wrap around them as shown above. Composite decks and concrete porches come with the pvc wraps as a standard. We can customize the dimensions of your covered area to follow the design of the house and the size you desire. Privacy walls are another option that can be added to your deck. Depending on grade drops, railings may need to be added to your deck to ensure your safety as a homeowner.

Recipe of the Month
Cottage Cheese Bagels
INGREDIENTS:
1-1/2 cups 4% cottage cheese
1-1/2 cups plus 3 tablespoons self-rising flour + more for kneading
1 large egg, room temperature
1/2 cup shredded Asiago cheese
Directions
1. Preheat the oven to 350°. Line a 15x10x1-in. baking sheet with parchment paper; set aside.
2. In a food processor or blender, puree cottage cheese until smooth.
3. In a large bowl, combine cottage cheese and flour until a crumbly dough forms. Knead the dough until it pulls away from the sides of the bowl.
4. Transfer dough to a floured surface; continue kneading until smooth. Divide the dough into 6 equal-sized balls; roll each until smooth. Using your fingers, create a hole in the center of each ball, about 1-1/2 in. wide. Place on the prepared baking sheet.
4. In a small bowl, beat egg with a fork. Brush the top of each bagel with egg; sprinkle with shredded cheese. Bake until lightly browned, 25-27 minutes. Let cool about 5 minutes.

A message from our President
If you’ve been thinking about buying a home lately, you’re not alone in feeling like the process has become a little more complicated.
Between interest rates, the overwhelming number of choices and selections, and the constant stream of headlines, it can be hard to know what the “right” next step looks like. For many families, the homebuying journey comes with more questions than ever before.
What I want you to know is this: you don’t have to navigate it alone.
At Doug Tarry Homes, we believe buying or building a home is about more than just a purchase. It’s about finding a place where you can feel secure, make memories, and truly settle in. And most importantly, it’s about having a team you can count on throughout the whole process. That’s why our team is here, not just to build homes, but to help you make confident and informed decisions, whether you’re purchasing your first home, moving up, downsizing, or simply exploring what’s possible.
We often talk about The Doug Tarry Difference, and part of that means we’re here to help you along the way. That support doesn’t stop at move-in day, it continues through our customer care and services designed to make homeownership easier.
If you have questions, we’re ready. If you’re unsure where to start, we’ll walk with you. And if you’re waiting for the right time, we’re here when that moment comes.
