Tell me all about it! Local celebrity of the month... Just a few weeks ago Steph Wyatt won the title of Miss Dorset! Steph was born and bred in Poole and at the young age of 17, this is quite an achievement. I met up with Steph last week to talk to her about being a ‘celebrity’. I asked if she had always wanted to be a beauty Queen and she told me, “It is every girl’s dream to be in a pageant and I feel very lucky to be able to enter the competition.” Steph has always been very close to her Dad and she told me on her first Cat Walk, her Dad had very proud tears pouring down his face. “Seeing him made my lips quiver” she told me, “making it difficult to smile!” “He has always been there for me and I have always been with him.” Steph continued, smiling. Being a beauty star is not as easy as it looks as there are many rounds that each girl goes through to eventually end with just one winner. In her next pageant for Miss England, which Steph is really looking forward to, she will need to pass a “Popularity Round”, a “Sports Woman” round where each girl takes part in a boot camp, a “Beach Beauty” round and even an “Eco” round where Steph will have to make her own dress from recycled materials! Steph’s ultimate goal is to travel the world helping others with projects. She feels she can be “a voice for others” and by doing that she can change things for the better. Right now Steph
Miss Dorset 2016, Steph Wyatt has also started a Law Degree, so she is going to be more than busy! There were 22 girls who entered The Miss Dorset competition, but in her next pageant for Miss England, being held in Southport, there will have been 22,000 girls all gunning for the prestigious title. Down to 50 girls in the final, Steph would like to be in the top 15. I believe she has every chance of that. As Miss Dorset, Steph is looking for sponsorship to help with her ambitions. Talking about Wildlife... Marine Giants in Dorset There is nothing more delightful than catching a glimpse of a dolphin family as they splash through the waves off our beautiful coastline. If you’re in luck, you may see either common or bottlenose dolphins, but how many people know that our local seas are also home to other large marine species such as white-beaked dolphins, basking and porbeagle sharks, sunfish and minke whales? Last summer, huge numbers of barrel jellyfish caused a stir, and this coincided with a very rare sighting of a leatherback turtle, eating one of the jellyfish, in Lyme Bay. Loggerhead turtles have also been spotted, as well as the critically endangered Kemp’s Ridley turtle. Turtles normally inhabit tropical seas but sometimes get caught in strong ocean currents, bringing them into colder waters that can kill them. Stranded turtles should never be returned to the sea. Any turtle sightings, dead or alive, should be reported immediately to Dorset Wildlife Trust by phone or social media. There is also disappointing news is that these amazing creatures are threatened

by damaging activities, and it is vital that measures are put in place to protect their environment and allow them to thrive. The Wildlife Trusts and other conservation organisations are calling on the government to act to create protected areas. Every month the solicitors and lawyers at Harold G Walker will be providing answers to your questions about the law. Are you a leasehold owner? If you meet the requirements you may be able to request a 90 year lease extension from your Landlord under the provisions of the Leasehold Reform Housing Act. To qualify you must satisfy the following requirements: 1. Your original lease must have been granted for longer than 21 years 2. You need to have been the registered owner of your flat for a minimum of 2 years 3. If your flat is shared ownership you must have staircased to 100% otherwise you will not qualify Even if you meet all the requirements you may not be able to obtain a lease extension if your Landlord is the Crown, National Trust or if your flat is part of a building within a cathedral precinct. The process for claiming a lease extension begins with an initial notice being served on the Landlord. The notice sets out the price the tenant is willing to pay for the lease extension and contains a specified date by which the landlord must either accept your offer or issue a counter-offer.
How will the changes to the rules for Inheritance Tax effect you? The Government announced in the summer budget 2015 that by the year 2020, parents would be able to leave their children or grandchildren homes worth up to £1 million without them having to pay any Inheritance Tax. Under current rules the threshold for an individual is £325,000 (this is known as the nil-rate band). A spouse or civil partner can inherit an unused nil-rate band allowance when their spouse or civil partner dies, thus doubling their own threshold to £650,000. From 6th April 2017 an additional resident nil-rate band will apply when a residence passes to a direct descendant of the deceased (including step-children, adopted children and foster children) and their lineal descendant (grandchild, great-grandchild and so on).
If the Landlord does not respond then you may proceed with the lease extension on the terms outlined in the initial notice. However, the Landlord may serve a counter-notice specifying a different premium payable. At this point negotiations can be entered into to agree the amount payable. If the Landlord’s suggested premium is unreasonably high then you may apply to the Leasehold Valuation Tribunal (LVT) to determine the level of premium payable. An agreed lease extension may take between 3-6 months to complete. If you have a mortgage on your flat, your lender will need to agree to the lease extension, which may incur an administration fee. It is important to factor in when budgeting for a lease extension not only will you be responsible for your own costs, but also the costs of your Landlord. This includes their legal fees and surveyors costs. For further information about extending your lease please contact a member of Karena Harrison our Conveyancing team. Conveyancing rising to the maximum amount of £175,000 by 2021 per person. Once the maximum amount has been phased in, if you are a married couple, when the survivor of you dies, they can inherit their spouses nil-rate band allowance thus giving them a threshold of £650,000 (as per the existing rules). Then as long as the survivor owned a main residence, the new additional residence nil-rate band will be a further £175,000. Any unused nil rate band (the amount will be determined by the date of death) may be transferred to a surviving spouse which is how you get to the maximum figure of £1,000,000. Properties exceeding £2 million will not get the same level of tax break; this is known as a taper threshold. Parley Heritage: Parley Common This 415 acre area of restored heathland is part of a once extensive area of heath that used to feature across much of south and east Dorset. It is well known now as an area of nature conservation with SSSI protected status and home to many rare species of flora and fauna. However, it has a long history of human occupation and use and was an essential part of the West Parley economy for thousands of years providing a wide range of resources for local use. Cattle, pigs and sheep were grazed there and heather turves were dug for fuel and trees cut for fencing and for buildings and bracken was cut for animal bedding. Gravel and clay were dug as well. The 17th century was a time of rapid change to agriculture and the open field form of farming was being replaced by individual ownership of plots of land so that improvements could take place. With the breakup of large medieval estates at this time tenants were able to buy land and on Parley Common the sitting tenants acquired the land in 1633. Tenants gained the land depending on the size of the financial contribution they made and to ensure tenants had land that had both good and bad areas, the Common was divided in a north / south pattern of long and narrow strips that extended from the current Christchurch Road to Tricketts Cross in the north. The narrowest strip, only 22 yards wide, was sold to a John Bolton. This strip was barely usable due to its narrow width and now contains the 1 ½ mile long Barrack Road. The largest strip went to a John Lockyer, who also acquired a large area of land in West Moors, then part of West Parley parish. This unique regular division of land can still be seen clearly on large scale maps and compares strongly with the random current and former field boundaries in other parts of the parish. After the 1633 division, ditch and bank boundaries were cut to define individual land ownership. These boundaries have survived 400 years of changes and can still be seen within the Common, most clearly on the eastern edge of the Common at the ancient boundary between West Parley and Christchurch at the rear of properties along Barrack Road and
northwards. A 2 foot high bank can be clearly seen in a number of places. The intention to create agricultural land by burning and clearing the heather and gorse, draining wet areas and manuring the soil proved to be impossible as the heathland proved difficult to tame and the whole area reverted to heathland. Old maps show tracks across the north part of the Common that were part of the old road from Poole via one of the few Stour crossings, at Longham bridge, on to London via Palmers Ford and Ringwood before the hard- surfaced turnpike road, now the A31, was built further north in 1759. The old track was still in use until about 1910 when construction of the Ferndown Golf Course enclosed the west side of the Common. Just outside the parish boundary, on East Parley Common, was the site of the last gibbet used in the south of England. It was used in 1804 to display the bodies of 2 criminals executed for a murder at that spot. The base of the gibbet remained in the ground until about 25 years ago when it was cleared to aid ploughing of the land. Pressures for development affected West Parley, especially after the first Ensbury bridge was built in 1910. Properties along Christchurch Road appeared from the 1880s and after WW1 the land once owned by James Corbin to the east of Barrack Road started to be used first for holiday homes then as more permanent homes and commercial sites. The protected status of the Common has stopped further development and now no new houses can be built within 400 metres of the boundary. John Cullen

Are you married or in a civil partnership? If so, is one of you a non-taxpayer, and the other paying basic 20% tax? If you’ve just answered yes, then you’re one of 4.1million couples due a free £212 a year, but the likelihood is you’re in the 80% who haven’t claimed it, so I’m going to tell you how. This is all about marriage tax allowance, a tax-break introduced in April 2015. I was stunned to find out how few people know about it, and am starting to make a breakthrough. To inspire you, here’s just a few of the scores of recent tweets I’ve got on it. TingTing: @MartinSLewis THANK YOU! Just signed up for marriage allowance, £212 in our pocket. DO IT PEEPS ... it’s quick and simple to do! Matty: @MartinSLewis Thank you for letting us know about the Marriage Tax Allowance. Only took 2 minutes to complete and £212 saved per year. Q. Who can get it? You must be married or civil partners. If you’ve lived together for 20 years and have four kids and a dog, you are not eligible. This is a bit of social engineering by the government to have a reward for marriage in the tax system. One of you must be a non-taxpayer, i.e., usually earning less than £10,600, and the other needs to pay tax at the basic 20% rate, which is currently for those who earn under £42,385. You both must be under 80 (then there’s another tax break). Don’t overcomplicate this. Many people ask if they count as a non-taxpayer as “I’m a volunteer”, “I only work part time”, “I don’t work”. Stop it. Are you a UK resident who doesn’t pay income tax? If you are, you count – simple as that. Q. How does it work? The non-taxpayer can transfer £1,060 of their personal allowance – that’s the amount you can earn tax-free – to their partner. Imagine Tyrone earns £10,000 at a garage, and is a non-taxpayer. He can arrange for £1,060 of his taxfree allowance to be transferred to his wife Fizz. So that’s £1,060 of earnings she would’ve paid tax on at 20% that’s now tax free. As 20% of £1,060 is £212, that’s your gain.
Q. How do you claim it? It’s a really simple process. The non-taxpayer should just go to www.gov.uk/ marriage-allowance or call 0300 200 3300. You’ll need your national insurance numbers and some basic ID. Let me stress again though, it’s the NON TAXPAYER who must sign up – people do it the other way round and then wonder why they’re rejected. Q. Do I get it every year? Yes, it’s done via a change in your tax code that remains, so it’s £212 a year gain every year and once you’ve applied it’s done automatically. If your circumstances change, you need to call up and tell them. Q. Can I backdate the claim? Yes, you can backdate for four years, but it only started on 6 April 2015 so of course you can’t go back further than that. Q. What if either or both of us are self-employed? It doesn’t matter. As long as you fulfil the eligibility criteria above, you can apply. The only difference is if the recipient partner is in self-assessment, it will reduce their self-assessment bill. Q. What if I’m a non-taxpayer who doesn’t have £1,060 to pass across? It still works, it’s just a bit more complex if the non-taxpayer is earning just under the £10,600 threshold. This is because you have to transfer £1,060 of your allowance to take advantage – nothing more, nothing less. So let’s do another example. Suppose Fred is a basic rate taxpayer married to Wilma who earns £10,000 a year, so she’s only got £600 left of her tax free allowance. She can still move £1,060 to Fred, so he gains £212 on that amount. That lowers her allowance to £9,540, but she earns £10,000 so she’ll pay basic 20% tax on the £440 – meaning she is £88 worse off. Overall, though they’re still up over £100. If you don’t get the maths, don’t worry, you’re always collectively up by doing this, so if you’re a non-taxpayer, even close to the limit it’s still worth applying. @MoneySavingExpert

The Dorset Publications Camper Van Now you all know that Nellie, the Dorset Publications Campervan, is getting on a bit. She has aches and pains from time to time and last month her “ticker” just wouldn’t get started. A new pace maker (alias battery), was called in, the surgeons got to work (otherwise known as Longham Motor Engineers) and Nellie is now able to take us out again. Thank goodness! Such a relief. Well, my Dad is 82 years old and still goes match fishing, lugging his gear up and down the banks, giving the younger men a good run for their money. Nellie is taking a leaf out of his book. In January this year Dad had his second knee operation - We now call him the Bionic Man. When I rang him all excited about us all going back to Santorini in Greece, you can imagine that he hesitated somewhat. My Mum was more than concerned. Taking after my Dad and not wanting to give

up on the idea, I kept ringing to see how he was doing. I knew Dad was determined to make it. Just like Nellie, who is afterall over 200,000 km’s old, I believe that the power of the mind as well as good medical care and good nutrition (diesel in Nellie’s case...) can overcome a lot. Santorini was a great holiday and one of the highlights was a trip to the live volcano. I never thought Dad would make it, but he did! This is what Dad wrote to his surgeon recently, who requested photos for his website... “On the 11th January 2016 I had a total knee replacement to my left leg which was carried out by Mr H Sharma. I was in hospital for 5 days. (My right knee was replaced some 7 or 8 years ago.) In late February I decided I was fit enough to go on the Family holiday due to commence on 2nd April 2016 to the Greek Island of Santorini. On the 2nd day of this holiday we booked a full day boat trip which would take us out to the various islands. Our first stop

was a Volcanic one which entailed a 1,500 meter ascent over black volcanic rock and cinders, about 2 hours there and back. The family did not expect me to attempt this, but I said if I have to turn back, I will. However, I made it to the summit and back, just some 81 days after the operation! And no after effects! To say how very grateful I am to Mr Sharma is an understatement!” Stan Outlaw.... Dad! So just like my Dad (who I am very proud of), Nellie will continue to take us out, overcoming whatever ailments. We hope she inspires you to do the same. Getting out and about in the fresh air is a great therapy. On that note, last month Nellie took us all the way to “The Reptile Centre” near Lyndhurst in the New Forest. Oh boy those snakes sent shivers down Nellie’s chassis and the burping toads certainly made her chuckle. At the centre you can discover more about British reptiles and amphibians and how they are being conserved in the New Forest. They have in fact the only collection of all the native lizards, snakes, frogs and toads, including

Britain’s only venomous snake - the adder - and rarest lizard - the sand lizard. It is a great place for adults and children to wander around, observe and learn and even take a picnic on the forest trail. Nellie, with her ‘new ticker’ thoroughly enjoyed driving there, through our wonderful terrain of fields and trees surrounded by gorgeous horses and ponies. Hayden loved taking photographs en route as we slowly motored along. Oh those lazy sunny days, don’t we just love ‘em! The coffee on arrival from Nellie’s whistling kettle was just what I needed. So yes, Nellie has had a busy month. There are lots of activities in July and August so we will not be bored and Nellie will have no time to rest, that is for sure! Where will she take us next…? Addis’s Almanac This month’s article takes a look at a specific almanac, published in 1935. It is one of the many almanacs produced by Thomas Joseph Addis. The almanac provides information about local organisations and establishments, for example, Wimborne Minster Parish Church, Queen Elizabeth’s Grammar School, Wimborne Minster Urban and Rural District Councils, the Post Office and details of the local Magistrates. Almanacs were produced annually and included key information for the coming year. T.J. Addis was the business owner of Addis’s, a pharmacy which was in the town from approximately 1899 to 1981. Records show that he was living in Wimborne from 1911 but was already operating his business by this time. The pharmacy was located on the corner of Deans Court Lane and King Street. It also operated as an optician, offering eye examinations and a variety of eyewear for customers. The almanac includes details of the range of pills, tonics, embrocations and tinctures available from the pharmacy. There are advertisements for Addis’s hair restorer, compound syrup of figs and PhosphoTonic, an invigorating tonic that improved appetite and digestion. Advertisements placed by other businesses include Charles F. Wesley, the hairdresser, and Wimborne Minster Gas Company. The latter advert has the words ‘Let it snow! Switch on the gas light! Turn up the gas fire!’.

It’s a Man’s World at Slimming World! Slimming groups are often thought of as just for women. But this group of men prove that losing weight is not just for the girls. They are part of the Longham Slimming World group and between them they have lost over 21 stone since January. Consultant Rosemary says that she is extremely proud of these men, “several of them have told me that the hardest part was walking through the door the first time, they think they will be the only man in the room. I think that they have all been surprised that they can eat a wide range of foods freely and never have to feel hungry whilst losing weight.” Paul Newlin (see insets) from Rhonda’s Tuesday group has lost 9st 11lb through Slimming World, which started with a referral from his GP. He now feels fitter and healthier than he has done in the last 25 years! “Men are made to feel really welcome and do really well at Slimming World”, says Zoe, the Parley consultant,“and in fact the men in group have lost over 80st between them at the Ferndown, West Paul Longham Men Parley and Longham groups.” (before) New members are always welcome at all groups and Zoe, Rhonda and Rosemary look forward to meeting you and welcome you to ther warm and friendly groups.

Gugge 2000 wants more players Gugge 2000 is a local band, and was formed in 1998 by a number of former members of various bands from the Bournemouth area. They were keen to create a type of performing band never seen before in the U.K. They wanted to make people listen, tap their feet, join in and create an atmosphere of music and fun for all to enjoy. By the way, Gugge is pronounced googie as in boogie! Inspired by Guggenmusik Bands that they had seen on a trip to Fasnacht Carnival in Lucerne, and a subsequent visit of a Swiss band to Bournemouth, the group decided that it was GUGGENMUSIK that they would unleash on an unsuspecting British audience. So, in the midst of an English winter they began to meet on Friday nights, about 8 or 10 of them at first. The group gradually grew bigger as the word spread, and Gugge 2000 became a reality. As news spread, the Band began to get requests to perform, and as they did so, the audiences seemed to enjoy the experience, and band membership grew to over 40 players they have today. The Band has 11 in the percussion section, the remainder are brass players on trumpet, trombone, euphonium or sousaphone. The music is loud, very loud! To add to the effect, the Band wear bright yellow and black costumes. The Band play standing up, and sway and move about a bit! A Gugge 2000 performance is as much visual as it is musical.
The Band plays a wide variety of music, from popular Guggenmusik pieces like “Insanity” and “Schlurfi”, through Abba selection and “Sweet Caroline” to rock anthems like “Rock You”. They have recently introduced their versions of numbers by Jessie J, Ollie Murs and Adele. The Band has a wide age range, from 17 to 70, and from all walks of life. Some play with other bands or groups and enjoy the change of style that Guggenmusik brings. The Band rehearses in Ferndown every Friday evening, but their gigs are widespread. Each year they play at the London Marathon, festivals in Wimborne, Worcester and Bristol, and many fetes and carnivals in the area. Most years they have a trip to Switzerland or Germany where they meet up with other bands for a big Guggenmusik Festival. Although they are 40 strong at present, the Band still need extra players, both percussion and brass. On Your Plot Start them young
I was an incredibly picky eater as a child. I remember wanting to like tomatoes because they were such a lovely bright colour but still I wouldn’t eat them! It was only after my mother started growing them at home that I finally plucked one straight from the plant and popped it, warm from the sun, into my mouth - delicious!

Make last sowings of carrots and French beans. Keep harvesting those beans, peas and courgettes. Sow Spring cabbage. Lift onions (and garlic if it’s still in) and dry for storing over the winter. Plait and hang (or store in a string bag). • Remember to feed your tomatoes. • As crops go over use the free space for quick growing salad leaves or radishes. • Peg down some of the runners from your strawberries to root into new plants. Remove the remainder. Would you like to see your youngsters spending more time outdoors and get them eating healthy foods too? Then what better idea than to involve the kids in growing their own? While we’d all love a string of willing, young, helpers on the vegetable plot you do have to be realistic. Children can have short attention spans, will only want to do the jobs that appeal to them, and usually expect quick results. Us adults on the other hand tend to be stuck in our ways, place great importance in doing things slowly and methodically and don’t usually take well to sudden changes of plan! So how can you encourage your little ones, without boring them out of the garden, or having them dig up your row of prize leeks? If it is at all possible give children a space that is completely their own on the plot. Get hold of some good quality child size tools and encourage their attempts even if it isn’t quite what you’d have done - if digging holes and making mud pies is more in their line than neat rows of seedlings perhaps they could create a wildlife area? A shallow dish sunk into
the ground can be used by birds, frogs, toads and hedgehogs, and a log pile will be home to all sorts of insects plus providing a possible hedgehog home. Giant sunflowers are great fun, especially if you have a growing competition, and wild flower seeds can just be scattered and will, in time, encourage useful insects and birds - natural pest control! Keen young growers can browse seed packets or catalogues to see what takes their fancy. Quick growing crops are a good suggestion - radishes and salad leaves pop up in no time at all and should give them almost instant satisfaction! Sweet young carrots are likely to tempt even picky eaters, as are those lovely little cherry tomatoes. Popping peas out of their pods is very appealing and how about growing their own hideaway in the form of a lush green wigwam of peas or beans? They may not be keen on eating greens, but there is certainly a much better chance that they’ll be tempted to try something they’ve grown themselves. Fruit, such as strawberries and raspberries is usually popular, and if you haven’t got any of your own planted yet you can always get them enthusiastic by having an afternoon out at the pick your own farm. Ready grown plug plants can be good for helping them to set up an ‘instant’ plot - take a trip out to the garden centre to see what is on offer. If you already have seedlings started, then they could have the choice of some for their own plot (and you can see whose grows best!). Finally, don’t forget ‘indoor’ growing activities too - clean out the bottom half of a boiled egg and draw a face on it. Fill it with cotton wool soaked in water and sprinkle on some cress seeds - in just a few days the egg man will be growing hair and not only can they cut his hair but they can eat it too.

Renault Kadjar Motoring
By Tim Barnes-Clay, www.carwriteups.co.uk The French-made Renault Kadjar is one rung higher up the greasy pole than many of its competitors. You see, there are lots of Qashqai clones on the market, but the Kadjar genuinely shares the popular Nissan’s platform and power units. What’s more, the car is cheaper to buy than the fashionable Qashqai and has that extra sprinkling of French flair. The front-wheel-drive 1.6 dCi 130 Signature Nav, on test here, is impressive. The turbo-charged oil-burner starts out fairly meekly, but then things under the bonnet hot up, resulting in plenty of mid-range pull. This is satisfying because it means you don’t need to work the gears hard to utilise the clout on tap. Push the Renault into twisty country lanes and the car stays bonded to the tarmac. There’s a little bit of body roll noticeable, but it never disturbs ride comfort. In fact, the Kadjar arouses confidence in this sort of driving environment due to its consistently well-weighted steering. The brakes are excellent, although their urgency takes you by surprise on occasion. However, a capacity for quickly scrubbingoff-speed is no bad thing. The gearshift-action is a little heavy, and some diesel-din sneaks into the interior when the whip is cracked, but this Renault is not the sort of car bought by out-andout driving enthusiasts. It is a vehicle that will spend the majority of its time in town, on the school run or on family outings. Unsurprisingly then, the Kadjar is comfy for a family-of-four and handles scarred, urban road surfaces well, due to its nicelycushioned suspension set-up. The boot is better than the Qashqai’s, in terms of load space, and it has the same ingenious
flooring that can be elevated, dropped, or used as a partition to keep your possessions from tumbling about. Indeed, the Kadjar is a pleasant place to be, due, in no small part, to it having one of finest cabin’s in its class. From a tech point of view, the glass is just as full. The sat-nav system is a doddle and – in this flagship model – the car comes fully loaded with a topquality Bose sound system, Bluetooth, faux leather upholstery, and a panoramic sunroof. To be honest, it’s hard to justify buying a Nissan Qashqai now that the Kadjar is on the scene. The car is good-looking, it’s great to drive, it has a bigger boot and its price-tag is lower. Unless you’re desperate to have the Qashqai moniker ornamenting your drive, save yourself some cash and go for the French marque instead.
