City | Ciudad Edward Rojas Resigned on January 22nd

uring a Special Council Meeting that took place on January 29th, Doral’s Assistant Manager Albert Childress was appointed to fill the City Manager position while a replacement for Edward Rojas is selected. Rojas submitted a brief letter with his resignation to the position on January 22nd and did not attend the meeting. Mayor Juan Carlos Bermudez expressed his gratitude to Rojas in an official statement, wishing him success in the future. “We thank him for his years of service to our community and wish him nothing but the best in his future endeavors.” “My focus is now on selecting the best person to step in as City Manager that will share in our unified vision and commitment to continue elevating this great City. During this process, Doral will continue moving forward and working diligently on the several projects at hand to improve our residents’ quality of life.”

SEPARATION AGREEMENT APPROVED 4:1

The City Attorney presented a resolution with a separation agreement for Rojas that includes a compensation of 20 weeks of salary, the maximum allowed by Florida Statute, for his years of service to the City, where he occupied several positions in Public Works before being nominated and appointed City Manager in 2014. The resolution was approved 4:1 after a brief discussion. The City Attorney explained that Rojas’ original employment agreement did not include a severance package clause, hence the need to prepare this resolution upon his resignation. Current Assistant City Manager Albert Childress, who is a longtime employee of the City, and has extensive knowledge and experience of the operation, accepted Mayor Bermudez’s nomination to act as Interim City Manager. He will lead the City while a definitive candidate is selected to the position. The Council unanimously approved the motion.

ACUERDO DE SEPARACIÓN APROBADO 4: 1

El Abogado Municipal presentó una resolución con un acuerdo de separación para Rojas que incluye una compensación de 20 semanas de salario, el máximo permitido por el Estatuto de la Florida, por sus años de servicio a la Ciudad, donde ocupó varios puestos en Obras Públicas antes de ser nominado y nombrado administrador de la ciudad en 2014. La resolución fue aprobada 4: 1 después de una breve discusión. El abogado de la ciudad explicó que el acuerdo de empleo original de Rojas no incluía una cláusula de compensación por retiro, de ahí la necesidad de preparar, aprobar y firmar esta resolución tras su renuncia. El actual administrador municipal asistente Albert Childress, quien es empleado de la ciudad desde hace mucho tiempo y tiene un amplio conocimiento y experiencia en la operación, aceptó la nominación del Alcalde Bermúdez para actuar como Administrador Municipal Interino. The theme of the meeting was focusing on the three strategic priorities defined for the next two years: Infrastructure, Innovation and Inclusion, as key issues that impact the success of local governments. For more than 80 years, the US Conference of Mayors provides a unified front for local governments when dealing with federal issues. “Every year I look forward to participating in this conference which is a great opportunity for me and other mayors from around the country to communicate and

Being part of the discussions at the Conference allows local officials to exchange experiences and access programs that are beneficial for their municipalities. Bermudez explained the importance of all three priorities of the conference for the City of Doral. Regarding infrastructure, Bermudez said that Mayors discussed “trying to get the federal government to pass a transportation bill which will allot more dollars to fix roads, bridges, and highways. Traffic being our number one concern, any time that we can try to get the federal government to allot more dollars for transportation I think it is critical.” “On Innovation obviously we have been at the forefront; we are one of the few cities in the country designated a Smart City. There is always an opportunity to learn. I am involved in several committees like transportation and communication because they impact our city a lot more than we imagined.” And about inclusion, Bermudez affirmed that Doral is one of the most inclusive cities in the country. “USA needs to protect its history as a land of immigrants, and also protects its borders. The most important thing that we as Mayors discussed is that we need to have a true and fair immigration reform. In Doral we are so diverse that some of the things that happen in other places are not as common, we are probably a bit ahead of the curve on that issue.” Bermudez was appointed this year again to the Advisory board of the conference, which is important for the relevance it gives to the municipality under his leadership. “We are an important city, the third largest revenue producer for Miami Dade County, the largest county in the State. It is important for us to be there, not only protect our interests but also work together with other municipalities and make sure we are protecting their interests as well, because it would impact us directly. We need to be at the table. If we are not there we do not have a say.”

ALARMANTES CIFRAS

Para quienes aman la velocidad al volante, quizás sea bueno recordarles algunas cifras. Según la Asociación Americana del Automóvil (American Automobile Association, por su denominación en inglés), a nivel mundial, casi 1.25 millones de personas mueren en accidentes de tránsito cada año, con un promedio de 3 mil 287 muertes por día. Adicionalmente, unas 20 millones personas han sido lesionados o están discapacitados por accidentes de vehículos. Estas estadísticas señalan, igualmente, que más de la mitad de todas las muertes por accidentes de tránsito ocurren entre adultos jóvenes de 15 a 44 años. Los accidentes de tránsito se ubican como la novena causa de muerte y representan el 2.2% de todos los fallecimientos a nivel mundial, sin embargo, se estima que podrían convertirse en la quinta causa de muerte en el 2030. En Estados Unidos, más de 37 mil personas mueren en accidentes de tráfico cada año, mientras que 2.35 millones están lesionados o discapacitados por esta causa. Esta incidencia

Otros datos dignos de reflexión, se desprenden de un estudio realizado por el grupo activista Smart Growth America, según el cual, Florida es el estado más peligroso para los peatones. Un promedio de 2.7 personas por cada 100 mil habitantes fallecen en este estado cada año mientras caminan por calles o caminos. Para entender bien estas cifras, también es importante saber cuáles son las cuatro principales causas de accidentes automovilísticos. La distracción al manejar es la primera de ellas, esto incluye el uso del teléfono celular, disminuir la velocidad para observar otro accidente, contemplar el paisaje y conversar o interactuar con los otros pasajeros del vehículo, entre otras. La segunda causa es el cansancio o fatiga del conductor. Según la Administración Nacional de Seguridad del Tráfico de Estados Unidos, la fatiga del chofer es responsable de aproximadamente 100 mil accidentes cada año en los Estados Unidos, siendo las horas de mayor riesgo entre las once de la noche y las ocho de la mañana.

No es una sorpresa que el conducir ebrio sea la tercera causa de accidentes vehiculares, esto a pesar de las múltiples regulaciones de tránsito existentes en la actualidad. El exceso de velocidad es la cuarta causa de accidentes de tránsito, debido al gran peligro que implica no sólo para los conductores, sino para los transeúntes. De hecho, las estadísticas de colisión revelan que el 27% de las muertes y el 19% de las lesiones graves involucran

El 40% de las personas que manejan a exceso de velocidad involucrados en accidentes fatales tenían entre 16 y 24 años de edad y el 80% de los pasajeros adultos jóvenes que murieron en un accidente por exceso de velocidad se encontraban en el vehículo con un conductor de edad similar que manejaban con gran rapidez. A pesar de que los límites velocidad están presentes en todo el país, siguen siendo muchos los que los evaden, poniendo en peligro su integridad y la de los demás conductores, así como la de los peatones y sin tomar en cuenta que, cuando corren, enfrentan una potencial de pérdida de control del vehículo, se reduce la eficacia de los sistemas de protección de los ocupantes, aumenta la distancia que se necesita para el frenado y se incrementa el grado de lesiones en caso de un accidente. Realmente, respetar los límites de velocidad es una actitud de toma de conciencia de que estar al volante es más que un derecho, es un privilegio, por lo cual es indispensable respetar y cumplir todas las normas de tránsito.

Cuál es el FUTURO DEL REAL ESTATE para el 2019?

as noticias para Miami-Dade y sobre todo para Doral, son muy alentadoras, ya que los hechos demuestran que las ventas de viviendas unifamiliares en el mercado medio de Miami aumentaron un 9,4% en Diciembre 2018, evidencia de una fuerte demanda en uno de los mercados de bienes raíces más cotizados del país, según la Asociación de Agentes de Bienes Raíces de MIAMI y el Servicio de Listado Múltiple (MLS). La media de los precios subió un 6.7% en las casas unifamiliares llegando a $ 355,000. Los precios medios de los condominios se mantuvieron en $ 235,000. Esto se debe a la poca oferta de casas unifamiliares, comparada con la oferta en condominios y casas adosadas. Las ventas totales de viviendas disminuyeron en diciembre del 2018 debido en parte a la alza en las tasas de interés. Después de cinco meses de aumentos consecutivos en todo el condado, las ventas totales del Condado de Miami-Dade disminuyeron 6.2% en 2018 comparando con el 2017. Las bajas tasas hipotecarias hacen que comprar una inmueble sea más asequible. Según Freddie Mac, la tasa de compromiso promedio para una hipoteca a tasa fija convencional a 30 años disminuyó a 4.64% en diciembre comparada con la tasa de 4.87% en Noviembre. La tasa de compromiso promedio para todo el 2017 fue de 3.9%. Se espera que el interés siga subiendo en el 2019 lo que puede afectar en el volumen de compras ya que la falta de acceso a préstamos hipotecarios continúa impidiendo un mayor crecimiento del mercado de condominios existente. De los 9,307 edificios de condominios en los condados de Miami-Dade y Broward, solo 12 están aprobados para préstamos de la Administración Federal de Vivienda (FHA), en comparación con 29 el año pasado, según el Departamento de Regulaciones Comerciales y Profesionales de la Florida y FHA. Esto presenta una gran oportunidad para la Ciudad del Doral, ya que, si mas asociaciones de vecinas quisieran pasar por el proceso de ser aprobados para un préstamo FHA, sin duda el volumen de ventas en Doral tendría un crecimiento exponencial. Las ventas de viviendas unifamiliares en Miami disminuyeron un 5,1%, de 1.065 a 1.011. Las ventas de condominios disminuyeron un 7,3%, de 1.154 a 1.070. La disminución en Diciembre de 2018 se debe a la falta de inventario en los puntos de precios más bajos. El inventario disminuye cada vez más para las viviendas unifamiliares de Miami que se venden a $400,000 o menos. Otro punto interesante para analizar es que la media del

número de días entre el listado y las fechas de contrato para las ventas de viviendas unifamiliares en Miami fue de 56 días, un aumento del 30,2% respecto a los 43 días del año pasado. Esto se debe al aumento en precio en esta categoría de inmuebles, pero por el contrario, al mantenerse la media de precio en los condominios, la cantidad media de días entre la fecha del listado y la fecha de cierre para condominios disminuyó un 9,4% a 115 días.

ESTAMOS EN UN MERCADO EQUILIBRADO?

El inventario de viviendas unifamiliares aumentó 15.1% en Diciembre, de 5,969 listados activos el año pasado a 6,872 el mes pasado. El inventario de condominios aumentó 5.8% a 15,852 de 14,984 listados durante el mismo período en 2017. El aumento en el inventario es para propiedades superiores a $ 300,000 en condominios y para propiedades superiores a $ 600,000 en viviendas unifamiliares. Estas cifras demuestran que los meses de suministro de inventario para viviendas unifamiliares aumentaron 14.3%. Existe al momento inventario para cubrir la demanda de los próximos 6.4 meses, lo que indica un mercado equilibrado. Sin embargo, los condominios existentes tienen un suministro de 13.7 meses, lo que indica que estamos atravesando por el momento por un mercado de compradores, conocido en Real Estate como el famoso “Buyer’s Market” en el cual el comprador tiene más poder de negociación sobre el vendedor. Si un vendedor necesita vender su condominio por menos tiempo que el que usualmente toma (media de 151 días), tiene que ser mucho más agresivo en el mercadeo del mismo y/o ajustar el precio de venta para motivar al comprador. Cabe aclarar que un mercado equilibrado entre compradores y vendedores ofrece entre seis y nueve meses de suministro. Todo lo que sobre pasa 9 meses de inventario comienza a jugar con la especulación de los compradores tanto nacionales como internacionales, los mismos que deciden seguir esperando antes de efectivizar su compra, porque consideran que con tanta oferta de inventario los precios muy posiblemente tendrán que bajar . Esta especulación afecta mucho no solo en el promedio de precio de los inmuebles sino en

el tiempo que se pueden demorar en venderse. Los listados activos totales a fines de Diciembre aumentaron un 8,5%, de 20,953 a 22,724. La muy buena noticia es que los listados activos permanecen aproximadamente un 60% por debajo de los niveles del 2008 cuando las ventas tocaron fondo, por lo que los rumores de una “posible burbuja inmobiliaria” en nuestro mercado no tienen respaldo.

CÓMO ESTÁ AL MOMENTO EL REAL ESTATE EN DORAL?

En la ciudad de Doral, al momento hay 331 casas unifamiliares a la venta listadas desde los $349,000 hasta los $6,750.000. Esto representa tan solo el 4.82% del inventario total del Condado de Miami-Dade. El precio por pie cuadrado más bajo en Doral en una propiedad unifamiliar es de $156.41 por pie cuadrado. Mas del 60% de estas propiedades están listados por encima de los $600,000.00, lo que se considera propiedades de lujo. Con respecto a los condominios existen al momento 341 unidades a la venta al momento, listadas desde los $150,000.00 hasta $1,100,000.00, siendo el precio más bajo por pie cuadrado de $139.89. Las casas adosadas, en Doral van desde los $265,000.00 hasta los $830,000.00, con el precio mas bajo por pie cuadrado de $124.66. Existen al momento 198 casas adosadas a la venta. En total tanto en casas adosadas como en condominios, la Ciudad del Doral representa tan solo el 3.4% del inventario en Miami-Dade. A pesar de toda la construcción nueva en la ciudad, Doral sigue creciendo de una manera cautelosa, supliendo las necesidades del mercado tanto local como internacional. Esta es una razón mas por la cual nuestra bella ciudad de Doral es la perfecta para vivir, trabajar, aprender y jugar.

usie V. Castillo, School Board Member for District 5, presented to the community the proposed boundaries for Doral schools that could take effect starting school year 2019-2020. The recommendations presented are the product of the meetings that the Attendance Boundary Committee (ABC) of the School Board has been holding since last year. Every year the ABC analyzes the population attending public schools and the present and future needs of the communities to determine the needs to redistribute population based on attendance boundaries or recommend building new schools. In the past years, as new public schools were being built or projected for the Doral area, the ABC has been reviewing the boundaries of the schools in the community. For school year the schools targeted for potential attendance boundaries changes were Dr. Rolando Espinosa K-8 and John I. Smith K-8. At the end of January Ms. Castillo held the first of two meetings in Doral to give the community all information regarding the changes recommended by the ABC for both schools for the upcoming school year. Changes on the attendance boundaries for all other public schools in Doral are not being considered for school year 2019-2020.

According to the information provided at the meetings, a new boundary for John I. Smith K-8 Center (JIS) and a temporary boundary for Dr. Rolando Espinosa K-8 Center (DRE) are suggested. Students currently residing within the boundary of JIS, North of NW 58th street and East of NW 107th Avenue, will have the option of attending DRE or remain in their respective school. usie V. Castillo, miembro de la Junta Escolar del Distrito 5, presentó a la comunidad los límites propuestos para las escuelas Doral que entrarían en vigencia a partir del año escolar 2019-2020. Las recomendaciones presentadas son el producto de las reuniones que el Comité de Límites de Asistencia (ABC) de la Junta Escolar ha estado celebrando desde el año pasado. Cada año, el ABC analiza la población que asiste a las escuelas públicas y las necesidades presentes y futuras de las comunidades para determinar las necesidades de redistribución de la población según los límites de asistencia y/o recomendar la construcción de nuevas escuelas. En los últimos años, a medida que se construían o proyectaban nuevas escuelas públicas para el área de Doral, el ABC ha estado revisando los límites de las escuelas en la comunidad. Para el próximo año escolar se analizaron posibles cambios en los límites de asistencia para las escuelas Dr. Rolando Espinosa K-8 y John I. Smith K-8. A fines de enero, la Sra. Castillo celebró dos reuniones en Doral para brindar a la comunidad toda la información sobre los cambios recomendados por el ABC para ambas escuelas para el próximo año escolar. he National College Fair will be in Miami on February 24th. This free event provides four hours to meet and speak with almost 200 college representatives from all over the United States. Florida State University and University of Florida plan to be there. If you are a high school student interested in attending college- you should go to this event. But you need to go with a plan to really take advantage of the time. Get there early. Each college has a table or booth where you can speak with a college representative but many times there is a long line, it’s crowded, and it’s hard to hear. Arrive early and have a list of which colleges you want to approach. The popular ones, like FSU and UF, will be packed so plan to see them right away when you first walk in. The questions you ask should be specific to the colleges themselves. Don’t ask questions that can easily be answered by reading their website. Ask smart questions that will help you make a decision as to whether you really want to apply to the school. Your questions that will show the representative if you are truly interested in the school and that you have done your homework (both good things). College will be looking at the courses you took in high school, the grades you achieved, your extra-curricular activities, your test scores and of course your essay. Colleges do this with hundreds

of students every year. What you need to do is stand out. College fair representatives will take notes on students who make a good impression and that information will be shared with Admissions Directors. When they are reading yet another college essay, they will remember you as the welldressed student who was very interested in their school and asked great questions. Several are even offered in Spanish! Take advantage of these free workshops because you will always learn something that will help with you. The National College Fair packs a lot of information and a lot of people in a short amount of time so do your best to not be overwhelmed. ometimes called degenerative joint disease or “wear and tear” arthritis, osteoarthritis (OA) is the most common chronic condition of the joints. It occurs when the cartilage or cushion between joints breaks down leading to pain, stiffness and swelling. Risk factors include older age (especially older than 50 years), female sex, overweight or obesity, previous joint injury, job that requires bending or squatting, family history, and participation in sports associated with repetitive impact (e.g., soccer, American football). Signs and symptoms that are common in OA include pain that is typically worse later in the day and relieved by rest, joint swelling and tenderness, with or without crepitus, bony enlargement (in prolonged or severe OA), and difficulty walking down stairs. The diagnosis of OA is based on the clinical presentation and physical examination. Radiography is not required to diagnose OA in patients with risk factors and typical symptoms. Also a normal

radiograph does not exclude OA when there is a clear clinical presentation. However, radiography can be helpful before referral to the specialist, as radiographic severity is an important factor in determining whether surgery is appropriate. Currently, the process underlying osteoarthritis cannot be reversed, but symptoms can usually be effectively managed with the help of the primary care provider who is the most appropriate person to diagnose and treat this condition. Exercise, physical therapy, knee taping, and tai chi are beneficial for knee OA. Aquatic exercise has small short-term benefits for OA. Weight loss has been recommended for patients with knee and hip OA. Acupuncture is at best minimally effective for OA of the knee or hip. Regarding exercise for OA it is important to be

careful when planning the exercise routine in order to do not to cause more harm than good. I always recommend patients with knee OA for example, to choose exercises that will not cause stress to the knees like bicycle, swimming, or the elliptical machine at the gym, instead of activities that stress the knees like jogging, running, or jumping. Also it is important, especially for people not used to exercise, to start with mild exercise for short amount of time, and then progressively increase amount of time and intensity, in order to avoid further pain or injuries. In addition, I always remind patients who exercise to never forget warming up, stretching and cooling down, in order to prevent harm. Medical therapy for OA should begin with Acetaminophen (Tylenol) and topical therapy (ointments for the pain), then if this does not work proceed to nonsteroidal anti-inflammatory

onocida también como o enfermedad degenerativa de la articulación, artritis de desgaste, osteoartritis o también osteoartrosis, es la condición crónica más común de las articulaciones. Esta condición ocurre cuando el cartilago dentro de las articulaciones se desgasta y causa dolor, entumecimiento e inflamación. Factores de riesgo de la osteoartritis (OA) incluyen tener edad mayor de 50 años, sexo femenino, estar pasado de peso, historia de alguna lesión en la articulación, hacer trabajos que requieran movimiento repetitivo de la parte afectada, historia familiar con osteoartritis, y participación en deportes asociados con impacto repetitivo como el fútbol soccer y el fútbol americano. Síntomas comunes incluyen dolor que típicamente aumenta o aparece al final del día y disminuye con reposo, inflamación de la articulación, deformidades del hueso (en casos severos), y dificultad para caminar bajando las escaleras. El diagnóstico de esta condición es clínico, o sea basado en los síntomas, factores de riesgos y examen físico. Una radiografía normal no indica que no hay OA cuando hay criterio clínico. Por lo

tanto no se necesita examenes de imágenes para hacer el diagnóstico de osteoartritis. Sin embargo la radiografía es útil antes de ser el paciente referido al especialista porque los cambios radiológicos ayudan a determinar si la cirugía es indicada. El desgaste de la osteoartritis no es reversible con ningún tratamiento existente, sin embargo los síntomas pueden ser manejados efectivamente con la ayuda del médico primario (PCP) que es la persona más apropiada para manejar esta condición. Tratamientos beneficiosos para la OA de rodilla según los estudios incluyen ejercicio, terapia física, y el Tai Chi. Los ejercicios aquáticos tienen beneficios a corto plazo. Bajar de peso se ha recomendado tradicionalmente para OA de la rodilla y cadera. Acupuntura es mínimamente efectiva para la OA de rodilla o cadera. Con respecto al ejercicio para la OA es importante tener cuidado para evitar lastimarse. El ejercicio debe

empezarse en niveles moderados e ir aumentando poco a poco a medida que va mejorando el estado físico. Esto es en particular muy importante para las personas que no están acostumbradas al ejercicio. Además es importante no olvidar el calentamiento y el estiramiento para ayudar a evitar alguna lesión. También debe escogerse el ejercicio más apropiado para su condición. Por ejemplo, a los pacientes con OA de rodilla yo les recomiendo ejercicios que no

causen stress a la rodilla como bicicleta, la máquina elíptica del gimnasio, o la natación, y evitar ejercicios como trotar, corer, o saltar porque producen impacto a la rodilla. El tratamiento médico para OA deberia empezar con Acetaminofén (Tylenol) y los unguentos para el dolor como Voltaren o Bengay. Si esto no funciona se puede tratar los anti-inflamatorios orales de venta libre como el Naproxeno (Aleve) y el Ibuprofeno (Motrin). Estos últimos son útiles para tratar dolor e inflamación pero tienen mas efectos adversos también. Los estudios serios y bien diseñados indican que la Glucosamina con o sin el condroitin no son efectivos para OA. Cuando el tratamiento explicado anteriormente no es suficiente, el médico primario (PCP) le puede recetar al paciente medicamentos más fuertes que desafortunadamente así como son más fuertes para tratar el dolor, también tienen efectos adversos más serios. También el PCP le puede recetar terapia física para ir a un centro de rehabilitación física si aún no se ha intentado esto. Las inyecciones de esteroide mejoran la función y produce alivio pero por tiempo limitado. La cirugía de remplazo de articulación es una buena opción para los pacientes con dolor moderado a severo y que tienen una radiografía confirmando que tiene osteoartritis. Tratamientos que hasta el momento basado en estudios se consideran no efectivos para osteoartritis incluye suplementos de vitaminas o antioxidantes, zapatos ortopédicos, plantillas, brazaletes especiales, terapia física en el caso de osteoartritis en la cadera, y las inyecciones de las articulaciones diferentes a los esteroides. Las inyecciones de ácido hialurónico, de plasma, o de aspirado de medula ósea no son efectivas para OA según los estudios de alta calidad publicados.

drugs (NSAIDs) like Aleve or Motrin. NSAIDs may reduce pain and improve function, but have significant potential harms. Oral glucosamine with or without chondroitin does not appear to be effective in well-designed trials. When all the treatment options above fail, patients can go to their primary care provider (PCP) to try prescription medications that are stronger for symptom control but also have the potential for stronger side effects as well. Also, if not tried already, the PCP can prescribe formal physical therapy (PT) where the patient can go to a rehabilitation center for supervised treatment plan. Corticosteroid injections improve function and provide short-term pain relief, but do not improve overall quality of life. Joint replacement is an option for patients with moderate to severe pain and radiographically confirmed OA. Ineffective treatments for OA according to current scientific evidence include vitamin D and antioxidant supplements, shoes specifically designed for persons with OA, lateral wedge insoles for medial knee OA, physical therapy for hip OA, ionized wrist bracelets, and intra-articular injections other than corticosteroids. Hyaluronic acid, plateletrich plasma, or bone marrow aspirate concentrate injections are not effective for OA according to the highest-quality scientific studies.

f you are not self-employed, Social Security taxes are typically taken out of your paycheck automatically. You and your employer each pay a 6.2 percent Social Security tax on up to $132,900 of your earnings and a 1.45 percent Medicare tax on all earnings in 2019. You don’t have to do anything extra for the coverage you will one day receive because your employers handle the deduction as well as matching that contribution. Then they send the taxes to the Internal Revenue Service (IRS) and report your wages to Social Security. If you’re self-employed, the process is a little different. You report your earnings for Social Security and pay your taxes directly to the IRS when you file your federal income tax return. You pay the combined employee and employer amount, which is a 12.4 percent Social Security tax on up to $132,900 of your net earnings and a 2.9 percent Medicare tax on your entire net earnings in 2019. You are considered self-employed if you operate a trade, business or profession, either by yourself or as a partner.
