“We wanted to make the decision to downsize ourselves, while we were still active and in control.” – Steve & Charmaine, Downsizers from Red Hill Steve and Charmaine spent 26 years raising their family in a three-storey, four-bedroom home in Red Hill. When maintaining a large house, garden and pool began to outweigh the joy of it, they chose to downsize on their own terms, while still active and in control, rather than leaving that decision to their children. At Woden Green, they found the quiet eastern side of Woden, surrounding parklands and level access they were looking for, with a north-east apartment overlooking Eddison Park, and views back towards Black Mountain, Civic and Red Hill. Now they travel more freely, entertain in the residents’ dining room, use the pool and gym year-round, and have made lovely friends within a community of all ages and backgrounds. As Steve and Charmaine put it: “the amenities aren’t just nice things on a brochure, they genuinely add to how we live.”

Founding architecture Built in 1925, just 12 years after Canberra’s first house went up, 44 Dominion Circuit, Forrest, has been with the city from the beginning. Set on a 2270-square-metre block and surrounded by glorious landscaped gardens, this palatial estate captures the elegance of Old Canberra. Heritage features have been beautifully preserved and are complemented by contemporary upgrades, including a chef’s kitchen, modern bathrooms and ducted heating and cooling. There are five bedrooms in the main house and a self-contained suite above the double carport. You’re just minutes from the CBD and in the catchments for some of Canberra’s best schools. “This home presents a rare opportunity to secure a generational estate in one of Canberra’s most prestigious streets,” says agent Josh Morrissey of Hive Property. The private sale has a price guide of $4.3 million-plus. Lucy Jones

As spring begins to emerge across Canberra, bringing longer days, glimmers of sunshine and one of the busiest times of year for the property market, we explore the story of a city built on bold ideas through a feature asking whether Canberra is Australia’s true mid-century capital. Our Design column (page 16) reveals how the nation’s capital became a playground for modernist thinking, leaving a distinctive architectural legacy that continues to shape our suburbs today. We also visit our cover home in Duffy, a residence steeped in Mount Stromlo history, where sweeping views, generous grounds and a strong sense of place combine to create a truly special Canberra lifestyle.

COVER STORY Words by Ray Sparvell
Spacious retreat beneath the stars Set on a sprawling block in the heart of former Stromlo Village, this residence pairs a country-retreat atmosphere with sweeping views.
N
ot so long ago, as night fell, the domes of the Mount Stromlo Observatory would slide open like eyelids, allowing powerful telescopes to follow faint light across the universe – a nightly ritual that resident scientists had carried out since the mid-1920s. On the slopes below, their families kept their own rhythm in the Stromlo Village, as they had for nearly 80 years – until the 2003 bushfires swept through. The domes shut forever. The village vanished. But the memories linger on in Duffy. And the connection is especially strong in Dolly McGrath Street, named for a much-loved member of that lost village – a spirit that lives on in this expansive property, where the views may be earthly but remain quietly inspiring. The home sits on an expansive 2362-square-metre parcel of land, squarely within the former Stromlo Village area. The landholding and perimeter screening of mature trees convey the feeling of a private country retreat with a Southern Highlands feel.

Yet this home has a front-row position with iconic Canberra views towards Telstra Tower and Parliament House. The home’s sense of exclusivity is further enhanced by its backing onto the Stromlo Forest Park green corridor. This distinctive Hamptons-style residence was built in 2010 by Classic Constructions, which has earned an unrivalled reputation for custom homes, prestige builds and boutique developments over the past 35 years. Brentyn Wilson of AM Property says the property has a presence that makes an immediate impression. “It sits in an exclusive enclave on this elevated block that delivers breathtaking views,” he says. “And its immaculately landscaped setting really complements the homestead-style design of the residence.” Entry leads into more than 300 square metres of light-filled living, delivered

“This home will strongly appeal to those searching for a lifestyle property. It offers a retreat with a country feel.” Brentyn Wilson through a floor plan that balances the privacy of bedroom retreats with generous spaces that bring family and guests together – inside and out. Large windows draw in nature views, strengthening that connection. The elegant formal living and dining room sits toward the front of the home. Separately, there’s another space ideal as a large home office, study or media room. The kitchen has sleek white cabinetry, feature stone benchtops, branded appliances and a generous pantry. The home offers four bedrooms and three bathrooms. Two of the bedrooms are cleverly connected by a substantial shared walk-in wardrobe, an ideal arrangement for children. The primary suite offers its own sense of privacy and space, enhanced by a walk-in robe and luxe en suite. Wilson says the floor plan is the key to the success of the home’s interior. “The zones are well thought out, while multiple living spaces provide plenty of options for a growing family,” he says.
“But the thinking has equally extended into the outdoor spaces.” The grounds offer an incredible range of options to entertain, relax and enjoy the outdoors, while the swimming pool creates a perfect setting for summer gatherings. The picture is completed by lush lawns framed by meticulously maintained hedges, established plantings and natural rock features. There’s an oversized double garage with plenty of storage and extensive additional parking. The property is close to the local shops and Cooleman Court, Duffy Primary School, Mount Stromlo High School and the Stromlo Leisure Centre. “This home will strongly appeal to those searching for a lifestyle property,” Wilson says. “It offers a retreat with a country feel, but with all the convenience of capital city living.” This feature is part of an Allhomes Deluxe package.
Luxury of choice: There’s a range of options for entertaining, relaxing with the family, or enjoying some peaceful alone time, both inside and out, at this expansive house.

or most Canberrans, the suburb of O’Malley is defined by one home – the monolithic white palace owned by property developer Sotiria Liangis. You can’t help but notice its 30 one-tonne Corinthian columns as you commute down Hindmarsh Drive. It stands guard over one of Canberra’s most exclusive suburbs – and perhaps it’s doing a good job, as few of us have reason to enter O’Malley. There are no shops, no schools, and its population is fewer than 1000. If you don’t live there, the only reason to explore might be to have a stickybeak at the grand homes and embassies. But this exclusivity is part of what makes O’Malley so special, says Belle Property Canberra’s Oumaya Escribe. “It has this incredibly peaceful, private residential feel, yet you’re only minutes from Mawson, Woden, Canberra Hospital, great schools and the Inner South,” she says. “Some of the homes can certainly appear grand or even a little intimidating … but behind the gates they’re very much family homes. You have large blocks, multiple living areas, beautiful gardens, pools and room for children to grow. “You can have genuine space, privacy and an outlook while still being incredibly central. It almost feels like you’re removed from Canberra without actually leaving it.” She says the O’Malley market sets its own pace too. “There’s such a diverse mix of homes in terms of size, architecture, age and quality, so buyers tend to assess each property individually rather than simply comparing price per square metre,” she says. “Families are wanting more space, established buyers are looking for a longterm home, interstate or international buyers are relocating to Canberra, and … there are people connected to the diplomatic community.”

Fox & Bow in Farrer is my go-to for a great coffee, and it’s only a few minutes from O’Malley. It has such a relaxed neighbourhood atmosphere and it serves consistently excellent coffee.
Asteri in Mawson would have to be one of my favourite restaurants close to O’Malley. With beautiful Greek food, a relaxed atmosphere and that lovely family feel, it’s perfect for a long lunch or dinner.

Design crafted in the details
T
he mark of a beautifully designed home is often in the little details, and this Macquarie house has plenty of them. The architectural home makes a striking first impression with blackbutt timber cladding, clean lines and a circular opening above the front entry. Inside, engineered American oak floors, soaring square-set ceilings and custom joinery continue the considered approach, while timber and soft neutral tones give the contemporary interiors plenty of warmth.
Pale brickwork flows from outside in, reappearing through the entrance, main living spaces and even the main bedroom. The kitchen pairs extensive timber cabinetry with Taj Mahal stone, a large island, Smeg appliances, an integrated fridge and a butler’s pantry. A bespoke rangehood is almost an artwork in itself. The living spaces connect to two private outdoor areas, with landscaped gardens surrounding the home. On one side, a heated mineral-water pool and outdoor shower add a little resort-style luxury.
There’s also a separate multipurpose room, while the main bedroom is privately segregated and features a walkthrough wardrobe and an en suite with in-floor heating. The main bathroom includes a freestanding bathtub, floor-to-ceiling tiling and a stone-topped black timber vanity. And the details continue behind the scenes: electric blinds and sheer curtains disappear into ceiling pelmets, while a whole-house water filtration system, double glazing and an EV charger in the garage add to the home’s practicality.

A cubby for Chowder

Architects are putting pets at the heart of home design, creating clever spaces and details for furry residents.
CATHERINE SCHUSLER
T
hey say never work with children or animals, but when it comes to designing a home, architects and interior designers don’t always have a choice. With Australia having one of the world’s highest rates of pet ownership – a national survey estimated that 73 per cent of all households have a pet – it’s no surprise that home owners are considering the needs of their furry friends in their renovations. To find out how four-legged family members are being integrated into the design process, we spoke to three architects about the ins and outs of their most pet-friendly projects.
“That was the first trial and their cats took to it straight away, so I was very happy to copy that detail across to my house,” she says. Another big factor in the process was making sure the materials would be durable and suitable for a home with pets. These considerations, Breeze says, are no different to designing a house for “children or messy adults”. “We have a terrazzo floor in the tiled areas, and that’s great for hiding mess,” she says. “The mess is there, but you can’t see it.”
STUDIO ROMINA
A place for all paws
When architect Kitty Lee began designing Cubby Cottage, she knew the needs of the clients’ dog, Chowder, would be at the forefront. “He was a big part of the brief and the house was as much for him as it was for the two owners,” Lee says. Her clients wanted to ensure that the home was dog-friendly and Chowder had his own special place. “One of the things I noticed when I met them was that Chowder loved his spot underneath the stairs, so when we moved the staircase it felt natural to give him a home underneath it,” Lee says. The result is a beautiful arched doorway leading into a terracottapainted nook. On one wall is a round porthole that allows light to filter in and gives Chowder a view out onto the kitchen and dining areas. “We carved it out and made it a bit special for him,” Lee says. In terms of other pet-friendly features, she has noticed a move away from the traditional round pet doors towards designs that are both bespoke and high-tech. “There was a project I did where the cat needed a door, and the client chose one with an ability to read microchips,” Lee says. “She said it was actually quite useful because it meant the neighbour’s cat couldn’t get in.”
Inclusive: Whisker Architecture designed a chic kitty-litter cupboard.
An architect’s own home
The ever-evolving brief
Architect and pet owner Lisa Breeze felt it was important to consider her dog and cat when planning the renovation of her Victorian cottage in Northcote, Melbourne. “They were a big factor in thinking about how the house would work because it was just the two of them as our family,” Breeze says. “They were probably more of a focus than in an average renovation.” One of the most important features for Breeze was creating a space to conceal Sebastian’s litter tray, so she created “a little hole in the laundry door for him to go in and do his business out of sight”. A discreet circle cut into the joinery is the only clue to what might lie within. Luckily for Breeze, she had already experimented with creating a concealed litter tray on a previous project.
When architect Audrey Whisker began working on the Banksia Renewed project, she was designing a house for two kids and no pets. Fast-forward a few years, and the brief now included two cats. “When we realised there were now cats in the household ... we had to start designing for them,” Whisker says. She created a private space near the laundry for the cats to do their business. “The kitty litter is now part of the cupboard, so the cats can get into it and do what they need to do in privacy,” Whisker says. “But you can still open the cupboard normally and clean the whole thing out.” When it comes to designing a petfriendly home, Whisker says there is a “bit of a Venn diagram” with what works for pets and for children. The major overlap is materials that are easy to clean and won’t suffer from moisture spills. Whisker has mostly found that designs don’t have to change much for cats. “As long as there’s a nice ledge somewhere in some sun, they will find their way to that ledge,” she says.
Concealed: Sebastian’s litter tray is behind a laundry door at Northcote House by Lisa Breeze Architecture.

Canberra’s mid-century homes turned architectural experimentation into a key part of the city’s character.
F
or a city so often dismissed as sensible, Canberra has a surprisingly rebellious architectural streak. Sydney has the harbour glamour. Melbourne has the design credentials. Both proudly lay claim to some of Australia’s most celebrated mid-century homes. But unlike the nation’s two biggest cities, Canberra wasn’t trying to modernise an established city; it was creating one. Following World War II, Canberra entered a period of rapid growth as the National Capital Development Commission transformed the fledgling capital into a city worthy of its leading role. New suburbs spread across the landscape, architects were given remarkable creative freedom, and modernism arrived at exactly the right moment. “There was no ‘established character’ in Canberra; no Victorian or Edwardian architecture to complement or match,” says Architecture Republic director Tristan Ryall. “This led to an incredible amount of creativity throughout the midcentury period, with experimental and quirky homes springing up throughout the city.” With no established architectural language to preserve, Canberra became one of the few Australian cities where architects could look forward instead of back. Rather than weaving modernist houses between terraces, Federation cottages and Californian bungalows, Canberra embraced the movement across entire neighbourhoods. “The cluster of mid-century modern homes in Canberra is pretty rare for Australia,” Ryall says. “Elsewhere, they are woven in with other more ‘safe’ architectural styles, but in Canberra, there are whole streetscapes
16 | Allhomes
Is Canberra Australia’s mid-century capital? where the majority of homes are midcentury modern.” Perhaps that’s because Canberra itself was an experiment. “A lot of nerds moved to Canberra in the mid-century period – in the best possible way!” Ryall says. “They were academics, politicians and strategic thinkers who were focused on the future and trying out different things. That extended to their homes.” While these homes certainly prioritised practicality, they also embraced surprise, from octagonal windows and hidden laundries to built-in joinery and playful planning. “Sometimes these new ideas were successful, but not always,” Ryall says. Together, those details now reveal a generation of architects willing to rethink how Australians lived. “They weren’t afraid of failure.”
Design that delights Buyers continue to seek out that character today, says Blackshaw group managing director Andrew Chamberlain. “Buyers are drawn to the distinctive design features of mid-century homes, such as open-plan layouts, large windows and integration with natural surroundings,” he says. “These properties often feature high-quality craftsmanship and a timeless aesthetic.” That was evident during the recent campaign for the Bill Douglas-designed house at 86 Mugga Way, Red Hill. “The strong interest underscored a desire for exclusivity, quality and character,” Chamberlain says. “Many buyers today are looking for homes that are not only aesthetically remarkable but also carry a story and a connection to Canberra’s architectural history.”
Below: Kennard House is a prime example of how to balance the original design vision with modern comforts.
Left and right: 45 National Circuit, Forrest, sold for $5.6 million in April this year.
He also points to 14 Gawler Crescent, Deakin – an example of James Birrell’s 1954 architecture – as another reminder of how tightly held Canberra’s finest mid-century homes have become. “Canberra’s mid-century market is somewhat more niche and tightly held compared to the broader markets in Sydney or Melbourne,” Chamberlain says. “The market here is generally more affordable, making these homes accessible to a different demographic – often those looking for a unique investment or a distinctive residence.” For Ryall, preserving mid-century history doesn’t mean freezing these homes in time. His restoration of Neville Gruzman’s 1961 Kennard House carefully balanced the preservation of the architect’s original vision with the realities of modern family life. “The most important thing is to understand the home and the original

design intent fully, respect that character and work within the framework of that intent,” he says. “These need to function as homes, not as monuments to the original architect’s mad theories about kitchen storage solutions.” Modernism and Canberra grew up together. More than half a century later, these homes aren’t just part of Canberra’s story – they helped define it.

Here is the land you should buy! Vendor has gone ahead and done all the work to get 2 x 3 bedroom, double garaged free standing duplex's approved on a 1192 sqm block, so you don't have to go through the stress. The location is great, surrounded by beautiful quality family homes and close to schools, beaches and CBD. The sleek and contemporary design would suit the retiree (there is a space approved for a lift in the DA plans), first home buyer, or anyone that wants the comfort of a living in a duplex but not wanting to feel boxed in or lacking for space. In fact there is the potential for the build to have not only a double garage and guest parking but even vehicular access into the backyard for the boat or caravan. So you dont even have to leave your toys behind when you move in. The block size for this build is substantial and bigger than some of the blocks being released in new estates now for free standing homes, and when the homes are built having no common wall connecting one property to another will definately be a coup when you go to sell on, as that is a rarity.

Healthy dose of development potential

onder residents have a lot to look forward to, with a purpose-built medical and/or health facility now one step closer. Development approval has been granted for a facility to be built on a block of more than 1300 square metres on Sidney Nolan Street. That could see a single-storey building of up to 550 square metres constructed, providing a potential new home for a GP clinic and allied health services. Chris Antos of Ray White Commercial says the block represents one of the last vacant sites of this size in Conder. “Importantly, it’s purpose-zoned for a community facility,” he says. “And with a DA already in place, construction could begin very quickly.” Antos says the opportunity will appeal to a wide range of professionals. “There will likely be strong interest from investors and developers, as well as
