TP Dynamics sales and marketing director Kenneth Kong says the latter has deliberately been left flexible enough to evolve with its owners, allowing the creation of, among others, an additional lounge, games room, home gym or entertaining zone. “The multipurpose room is quite large – it can comfortably house a bar or a pool table and three lounge seats,” he says. Upstairs, the ground floor shifts firmly into everyday living. Each residence includes a bedroom on this level alongside the main kitchen, dining and living areas, which flow

“This is a rare opportunity to secure a place among some of Canberra’s most premium real estate.” Kenneth Kong While Mason shares a development application and underground parking level with neighbouring apartment building Mattone, Kong says TP Dynamics ultimately decided the townhomes needed their own distinct identity. The interiors were carefully considered to reflect the size and position of the homes, creating an alternative for buyers who might otherwise be considering an established house elsewhere in Canberra’s Inner North. The result is a more elevated material palette, with stone featuring prominently throughout the kitchen, and generous cabinetry extending into spaces like the main bedrooms’ en suites, where double vanities are standard. Integrated kitchen appliances, a concealed pantry, a dedicated coffee station, a bar and wine storage are among the inclusions, while underfloor heating is featured in the bathrooms and en suites to ensure day-to-day comfort.

There is also considerable scope to take the specification further. Buyers can select from a range of optional upgrades, including saunas, Japanesestyle toilets, and digital shower controls. The multipurpose spaces can also be fitted out after settlement to suit how owners intend to use them. Kong says the appeal is in providing much of what buyers might seek in a standalone house: substantial living space, multiple living areas, private garaging and outdoor space, without the maintenance demands of a large block. “You still have the large living space,” he says. “It’s newly built, so you don’t have to worry too much, and it’s part of a new precinct, so amenities are never far away.” That wider precinct is what ultimately sets Mason apart from a conventional townhouse development. Over the coming years, Newlyne is set to evolve into a mixed-use neighbourhood centred around the Yowani Country Club golf course. Plans

include a central park of approximately 10,000 square metres, along with future restaurants, cafes and bars, medical facilities, and a five-storey fitness and wellness centre. Mason residents will be able to tap into this broader community whenever they choose, while still retreating to a private, house-sized home overlooking the fairways. As Kong puts it, the intention is to have “everything close by” without sacrificing the ability to close the front door and retreat from it all.

Breaking the new-home mould

T

here are homes, and then there are statement homes – bold buildings that push the boundaries of architecture. Many home designs today could be considered derivative, leveraging what’s trending and what buyers are demanding. It’s to the outliers, then, that we turn for inspiration and new energy. Tom Wiggins of Hive Property, who lists this week’s Yarralumla feature property, says the home’s flowing lines have distinguished it from the

geometric designs that dominate the new home market. “The curves give it a real presence, but they’re not purely for show – they’re part of a highly considered approach to design, outside and in,” he says. “They have been used to great effect to open up the internal areas, to bring in more light and to increase the sense of space.” Wiggins says the result is a home with a real feeling of welcome and warmth. Terry Ring of Architects Ring & Associates says a statement home is one in which the design boundaries

are pushed to create something truly outstanding. “It’s more likely as an outcome of a strong partnership between client, architect, interior designer, engineer and landscape architect,” he says, “but a statement home is also something that is greater than the sum of its parts. The statement it makes is often made within the people who live there.” Ring says that’s the statement that really matters. “One client told me that when he comes home, it feels like his home hugs him,” he says.

Come for flowers, stay for the feast Floriade festival is serving up a program of local chefs, producers, makers and drinks alongside its floral displays.

T

hink Floriade is just about flowers? Think again. This year’s program is bringing some serious Canberra food talent to Commonwealth Park from September 12 to October 11. There will, of course, be flowers. Lots of them. But Floriade 2026’s Feast of Flowers will extend beyond the flower beds and onto the plate, through food experiences, chef demonstrations and collaborations with local hospitality partners. Local restaurants, cafes, wineries, producers and makers will feature throughout the program in a mix of free and ticketed experiences, including cooking demonstrations, workshops and tastings that showcase the talent and seasonal produce behind Canberra’s hospitality sector. There are some very good reasons to arrive hungry. Here’s what we’ll be putting on our Floriade menu.

Chef demonstrations and culinary experiences Floriade is luring some of Canberra’s best chefs out of the kitchen to Commonwealth Park. Lunetta - Sunday, September 13: Red Hill’s Lunetta brings elevated Canberra dining to Feast of Flowers, with executive chef Tristan Rebbettes showcasing a seasonal dish inspired by spring’s finest ingredients. Lunetta Trattoria - Sunday, October 11: Head chef Will Moyle shares the simple pleasures of Italian cooking, inspired by fresh produce and the relaxed spirit of neighbourhood dining.

From September 12, the expanse of Commonwealth Park will once again burst into colour with its spring floral displays. So, by all means, go for the flowers. But this year, come hungry.

After years of living and growing up in western Sydney, Krish Waje, 27, and her partner, Quincy Lim, made a pivotal decision. They would trade in the hubbub of western Sydney – the cafes, the restaurants, the buzz – for a more sedate and sustainable life in the Blue Mountains. After a few short months of house hunting, the pair found a property in Hazelbrook that ticked multiple boxes: land to grow their own food, close proximity to the area’s bushwalking trails and enough space to accommodate their refillable candle business, Lunaire, and its inventory. We spoke to Waje about the transition from city to mountain living. What made you start property hunting in the Blue Mountains? Quincy and I were renting an apartment in Toongabbie, in western Sydney, for about three years, and it worked really well for us at the time. We had three bedrooms, and one of them was dedicated to running the

business, but it naturally got to a stage where we had stock in the living room, and we thought, “OK, it’s time to look for a bigger space.” It also felt like the right point in our lives to buy a property together and upsize, but Sydney is so expensive, so we knew we had to look beyond the city. We also wanted land so we could live sustainably and grow our own fruit and vegetables. We used to spend our weekends hiking in the Blue Mountains, so this area really appealed to us.

How did you save for a deposit? We were very lucky in the sense that we both already had properties before getting together. I had bought my own apartment in Seven Hills in my early 20s, which was a huge achievement for me, and I’ve kept that as a rental.

What was your budget, and did you stick to it? Our initial budget was just under $1 million. At first we were looking in the lower Blue Mountains, partly because it was closer to Sydney and partly because there were listings under that mark. But what we quickly found was that homes kept selling above the guide, and the places that were in our range didn’t really draw us in. So we had to stretch both our budget and our search area, and we ended up purchasing in the middle mountain area. In the end, the property cost a little more than $1 million. How long were you house-hunting? All up, it was only about four to five months. We missed out on a house that

How is your lifestyle different these days? It’s a 180-degree change. There’s no Uber Eats here; there’s no nightlife like there was in Sydney. We have a garden and we spend most of our time out in nature. Our garden has started to grow quite a lot, so when I cook dinner, most of the veggies are from what we have grown. It’s a very different, slower way of living, and I’m so, so happy here.

What attracted you to this house? The property itself backs onto bushland, so it has that feeling of being surrounded by nature straight away. It was very quiet and very peaceful. Most homes in the Blue Mountains are older and have that cute cottage feel, but this one was a bit different because it was just over 10 years old, so it still felt modern. You can have both: modern living and sustainability.

Quincy also had his own property, and in the year before we bought this house, he made the decision to sell his place so we could put that money towards buying together. On top of that, we’d both been saving. I started working when I was 14 years and nine months old, and I’ve basically been saving my whole life, so we put our savings together.
