Spring has brought a surge in listings across the nation’s capital, giving buyers more choice than we’ve seen in months. We highlight some of these fresh properties in our pages this edition. This wave of new stock saw auction volumes hit a four-month high in September, and this weekend is set to be the busiest for auctions so far this year. Despite this, clearance rates have held steady around 65 per cent, showing both buyers and sellers are holding firm on pricing. Underpinning this confidence, new Domain data reveals Canberra’s median house price has jumped to its highest level since mid-2022. That was the case for one long-time Canberra property professional, who drew on years of experience to design 8 Penrhyn Street, a serene, sophisticated family house in Red Hill.

“The floor plan is very well thought out,” says listing agent Mario Sanfrancesco of Blackshaw Manuka.

“The seller has been very prominent in the property industry in Canberra for more than three decades. Their experience of selling and being immersed

“Even though the pool’s substantial, there’s also enough lawn at the back for kids to kick a footy or have a hit of a cricket ball,” Sanfrancesco says. “It is a very well balanced home. Even the sunsets are magnificent from there.”

PROPERTY TRENDS

Potential solutions to Australia’s housing shortage often return to polar-opposite solutions: continued expansion on the urban edges, or high-rise towers in inner-city suburbs.

But what if a middle ground was struck? A way to build more dwellings on one block, without creating an eyesore that upsets the neighbours?

Welcome to what Brisbane architect John Ellway calls “stealth density”.

“We kind of go to the extreme in Australia – one way or the other,” he explains. “We’ve got houses, or we go all the way up to 15-storey towers next to each other.

“But there’s this middle density, and if you did that in more places, you’d probably end up with the same number

“That’s where the stealth is increasing the density, but ... keeping the people who live in the neighbourhoods on board and happy.”

Ellway was among the jurors for the 2025 Houses Awards who used the term “stealth density” to describe the house of the year – three conjoined architectdesigned prefab townhouses on North Stradbroke Island.

Created by Blok Modular and architects Stuart Vokes and Aaron Peters, Blok Three Sisters was designed for use as a large house, but also as three separate dwellings.

“Australia needs more examples of stealth density that demonstrate how our free-standing residences might gradually evolve,” the award jury said.

“The jury felt this terrace-like, modular design was not only a successful response to this laid-back coastal setting, but also a worthy and replicable model for co-living that could be readily adapted.”

Finding the middle ground

Supplying more housing stock while balancing the needs of sustainability, respecting heritage rules and dodging the complaints of NIMBYs (not in my backyard proponents) is a high-wire act that associate professor Damian Madigan of the University of South Australia has been practising for more than a decade.

Madigan is behind the concept of “bluefield housing”: urban infill housing that integrates additions into existing homes or adds more buildings on single blocks, often called co-located homes.

“It was really a very simple research question at the heart of my PhD studies, which was, ‘Is it possible to get mediumdensity housing numbers in established suburbs without wrecking the place?’” Madigan says.

“I think with the housing crisis, everyone intellectually understands now that everything has to be on the table, and that includes older suburbs that have traditionally been just kind of mothballed ... from strategic change.”

Unlike greenfield housing (where new homes are built on undeveloped land) and brown housing (the demolition of old buildings to make way for new), bluefield housing aims to make the most out of established housing through extension and renovation.

It has been adopted by five councils in South Australia, and entailed relaxing some local planning regulations and applying new ones.

“So, it might be that we will allow one extra house on the block, or it might be three or more ... additional houses, but we don’t put any cap on the number of

dwellings, and we also don’t put a cap on the size of block that will be considered,” Madigan explains.

“There are two big kickers: You have to keep the existing house on the block, whether it’s heritage-listed or not, so that helps maintain the neighbourhood character and the established lowrise scale.

“And you have to arrange the houses around a shared garden area rather than carving it up into small paved courtyards.”

Living side by side

The idea of co-location naturally appeals to families and friends who want to live side by side, but not on top of each other.

It received a commendation in the 2023 Brisbane Open House outstanding liveable design award category for its “future-living” measures, including wider doorways and hallways, grab bars and seamless shower floors.

The intersection between these kinds of future liveability features, stealth density and sustainability is unmistakable. Design this clever promises to deliver more housing in the future, and it’s all hiding in plain sight.

Is it time to renovate, or not?

To renovate or not to renovate, that is the question. That might suggest a simple response, but there are many factors to consider before tradies get to work.

The biggest of those questions might be summarised in one word: Why?

Louise Harget of Belle Property Canberra, who lists this week’s Griffith feature property, says that decision became an evolving one for the owners of this home.

“They originally bought it as an investment, but a little trick-up then turned into a full renovation,” she says.

“A decision was made to do a complete job with a slight rejig of the floor plan to include an en suite and more effective storage options.”

Harget says the approach ensured the home’s original integrity was maintained through a sympathetic renovation.

“The home was too solid – being double brick – and too beautifully orientated to

knock over. This renovation will see it through another 70 years,” she says.

Terry Ring of Architects Ring & Associates, highly recommends that home owners discuss renovation ideas with a professional.

“Ask the big question – are you designing for now or where you’ll be in five or 10 years,” he says.

“Then look at the practicalities. Check you can add to your home with red-tape considerations like easements, plot ratio and site coverage.”

Ring recommends focusing on lifestyle priorities.

“Think deeply in terms of what meets your family needs – and be flexible –multipurpose spaces can really improve the economics,” he says. “And a detailed plan will always save time and money along the way.”

ew things are more rewarding than growing your own food. It’s fresher, more affordable, and gives you peace of mind knowing exactly what went into it – not to mention that it tastes better than anything from the shops.

The longer days and warmer weather make this the ideal moment to dig in, whether you’re starting fresh or breathing new life into an old bed.

The essentials

Choose a spot that gets at least six hours of sun a day and has well-drained soil. It should feel light and crumbly, not heavy or hard to dig. If yours is on the heavy side, mix in plenty of compost and coarse grit to improve its structure and drainage.

If the soil is too difficult to work with, try raised beds or pots filled with quality potting mix instead – they’re also perfect if you have limited space or no garden.

Whether you’re planting directly in the ground, refreshing an old bed or filling new pots, enrich the soil with organic matter, such as compost or well-aged manure. This gives your herbs and veggies a nutrientrich start and sets them up for healthy growth.

Seeds or seedlings?

Both have their perks. Seeds are economical and offer more variety, though they do take a little extra time and care to get started. Seedlings cost a bit more but give you a head start on the season. A mix of both works well. I sow seeds for everyday veggies like lettuce, rocket and spinach. But when I only want a handful of plants, particularly of a new or unusual variety, I prefer seedlings to avoid ending up with more than I need.

What to plant

The fun part! Before you get carried away with planting everything, start small.

Pick the veggies and herbs your family love most and let your garden grow from there. Always choose what’s in season for the best chance of success.

Spring is the season to fill your patch with warmthloving herbs and veggies. Sow herbs such as basil, parsley, oregano, thyme and mint, add leafy greens like lettuce, rocket and spinach, and don’t forget the stars of the summer harvest – tomatoes, eggplant, beans, cucumber, zucchini, capsicum, melons and chillies.

Ongoing care

Keep the soil consistently moist as your plants establish and throughout the growing season. Apply an organic mulch, like sugar cane mulch or pea straw, around your plants to help retain moisture and suppress weeds. Feed regularly with an organic liquid or pelletised fertiliser to promote healthy growth. Stay on top of pests too – caterpillars, snails and aphids are common culprits. Check leaves often, especially underneath, and act quickly, whether that’s hand-picking, blasting with a jet of water, using organic sprays or releasing beneficial insects into the garden (check out bugsforbugs.com.au).

The age of the media room is over; the era of the wine cellar has begun. Australia’s bellwether of home design trends, The Block, is going all-in on designer wine storage this season, demonstrating its place as an aspirational piece of home kit for everyone from serious collectors to people who don’t necessarily know their chablis from their chardonnay.

“The market is really going nuts,” says Paul Shub of Red Wine Cellars, which installs boutique wine cellars in properties around Australia.

“We have a huge range of clients, some who are serious collectors with 3000 bottles and a brilliant knowledge of every single one. And some of them are moving into a house and looking to use a space beautifully. Generally, people who want a wine cellar … want to see lovely materials; they want lovely spaces.”

Traditionally, a wine cellar was located underground for a practical reason: the low, constant temperature was the pre-refrigeration age’s answer to the stability that maturing wines require.

However, the joys of artificial climate control mean that wine can now be “cellared” and showcased in a glass box inside a penthouse apartment, 30 floors above the ground.

Or, as seen on the current season of The Block, wine can be housed in a dedicated room in a house, a cellar or a feature wall of wine that doubles as a home decoration statement (although, in that case, it’s probably best not to display the Jamiesons Run). But whether above or below ground, the principles of wine storage remain the same.

Temperature counts

“The lower the temperature is, the slower a wine matures, the higher the temperature, the quicker it matures,” says Shub. He recommends keeping a wine collection at a temperature between 14 and 16 degrees to allow it to mature. Avoid temperature fluctuations –wine likes consistency – and don’t go too warm, which can cause the cork to expand and invite the dreaded oxidation

Just remember when you’re drinking your collection that different grapes prefer different temperatures: Champagne is best at around six degrees, while chardonnay expresses itself better at 10 degrees or above.

Bottle shock

Treat your wine like a temperamental diva and create a calm, soothing space for it to be its best self.

Wine doesn’t like vibration. It’s believed long-term exposure can negatively affect the naturally occurring chemical reactions; they can also stir up the sediment in a resting wine and cause an imbalance. So, don’t put your wine next to a home gym or washing machine.

A good lie-down

Traditionally, wine has been stored horizontally to keep the cork consistently moist. It’s become less important with the arrival of screw tops, but as a

practical consideration, storing wines is easier when they’re flat (as an extra win, it means the sediment won’t all settle at the bottom of the bottle).

Draw the blinds

Wine doesn’t like direct sunlight, which can cause premature ageing, creating undesirable chemical compounds that taint its flavour and aroma.

There’s a solution for everyone, but you should always factor your winedrinking lifestyle into the equation.
