My local

Kopiku at the O’Connor shops is the standout for cofee. It’s a small, understated spot, but the cofee is consistently excellent, and it’s become a bit of a daily ritual for locals. You’ll almost always see a steady stream of regulars stopping in each morning.

The Duxton is probably the suburb’s go-to. It strikes a great balance between relaxed pub and quality dining, with a fantastic wine list and a great courtyard. It’s the sort of place locals use for everything from a quick midweek dinner to long Sunday lunches.

Urban Jungle is a beautifully curated plant and gift store and has saved me many times, whether to grab a card, candle or fowers for an open home inspection or to purchase fowers for my beautiful wife on the way home.

Should I engage a buyer’s advocate?

Buyer’s advocates can provide guidance and save you time when purchasing property, though their services can be costly.

Buyer’s advocates, as their title suggests, help you fnd and purchase property. They’re licensed professionals who provide property market expertise and guidance, working with you to understand your needs and doing the grunt work of fnding and vetting properties.

They can also provide insights into of-market sales, negotiate with vendors, or bid at auction on your behalf. However, they generally aren’t cheap, either charging a fat fee upfront or a percentage of the purchase price. So, is hiring a buyer’s advocate worth it? We’ve outlined some considerations.

I’m looking to buy something interstate

A local buyer’s advocate can view properties for you, vet them, and thoroughly brief you before you invest in travel.

While it’s generally not recommended to buy property sight unseen, if that’s your only option, a buyer’s advocate could be vital in removing the risk of not having seen a property yourself.

The downside could be that, much like the properties you can’t visit, it’s unlikely you’ll be able to meet your buyer’s advocate in person, so it may be harder to build a relationship and communicate your needs with them.

I’m looking for an investment property

If you’re looking for a hands-of approach, a buyer’s advocate can help sift through the market and ofer insight into where and what constitutes a sound investment, aligned with market trends.

Buyer’s advocates can also have access to of-market listings, so they may be able to bring you a broader pool of unique investment opportunities. They can also manage inspections, negotiations and the sale process.

I’m a frst-home buyer looking to buy something under $1 million

A buyer’s advocate can be useful for providing guidance and demystifying many of the complexities. They generally know what to look for in property quality and in contract negotiations. They can also negotiate

sales and may be able to save you money on the purchase price.

However, their fees can be expensive, and as a frsthome buyer, this might not be appropriate for you. Purchase cost savings are not a guarantee when you work with a buyer’s advocate, so there is always a risk that you won’t recover the cost.

I’m an upsizer with a budget of over $2 million

If you already have a large budget, you may feel that the cost of a buyer’s advocate is worth it to save you time.

If you’re looking at buying a “forever” or long-term home, the cost might stack up over the years you plan to live in the property, if the buyer’s advocate helps you fnd the perfect place or negotiates a good deal.

Ultimately, your circumstances will play the biggest part in whether or not you choose to hire a buyer’s advocate. There are pros and cons in every scenario, so it’s ultimately up to you to decide if the cost versus convenience equation adds up.
