Just when you think you’ve seen all the bells and whistles the Canberra property market has to ofer, here comes a house with a basketball court in the backyard. When you’re not shooting hoops, you can be relaxing in one of three separate living areas or cooking up a storm in the designer kitchen, complete with stone benchtops and premium Bosch appliances. A market that heats up in the cooler weather

Despite winter’s usual slowdown, Canberra’s property market remains active, with motivated buyers shaping the way deals are being done.

Winter has arrived in Canberra, but the property market isn’t necessarily putting itself on ice.

While the colder months typically bring a seasonal slowdown, buyers are still active, house prices have returned to record highs and some agents report that buyers still inspecting homes are among the most motivated of the year.

What does appear to be changing is the way they are buying. After years of interest-rate rises, construction cost pressures and economic uncertainty, Canberra buyers haven’t disappeared, but experts say they have become more deliberate.

“The market has become more considered, not necessarily weaker,” says Dan McAlpine from Belle Property Canberra.

“Higher interest rates have not removed buyers from the market; they have changed buyer behaviour and capacity. People are taking longer to decide, conducting more due diligence and becoming more cautious about overextending themselves.”

According to the latest Domain House Price Report, Canberra’s median house price reached a record $1.084 million earlier this year, fully recovering from the downturn that followed the pandemic-era boom. House prices have now recorded four consecutive quarters of growth, although the pace of gains has begun to slow.

“In Canberra, we’ve seen house prices rising, but they’re not rising as fast, and this is in line with what we’re seeing overall for market dynamics,” says Domain chief of research and economics Dr Nicola Powell.

“We are starting to see the handbrakes go on, and that is understandable considering we’ve had three rate hikes this year already, and the expectation for another one. Plus, overall supply in Canberra is now rising year on year, and that is a telltale sign that you’re starting to see the market slow down.”

That change of pace is particularly evident when it comes to the types of properties attracting attention.

McAlpine says buyers are willing to pay strong prices for homes that feel low-risk and move-in ready, while properties requiring updates are facing scrutiny.

“The gap is widening between properties that feel move-in ready and those that require updating or future spending,” he says. “Many sellers still expect 2021-style urgency, while buyers today are rewarding transparency, preparation and realistic pricing.”

McAlpine believes buyers are also experiencing a diferent kind of fatigue. “A lot of buyers are not as

With ample new developments completed and underway in Canberra, and apartment prices remaining comparatively afordable compared with many other capital cities, Powell believes the city could attract increased attention from interstate investors who are on the hunt for value.

At the same time, she notes the ACT remains far less reliant on investors than larger markets such as Sydney and Melbourne, meaning any policy changes are likely to have a more muted impact locally.

While economic uncertainty may infuence sentiment, the chillier season shouldn’t automatically be viewed as a period of inactivity. In fact, for buyers willing to stay active, winter could be a great time to buy.

“If you’re a buyer, often you fnd there’s less competition during those winter periods,” Powell says. “And if you navigate the housing market in

fnancially stretched as they are mentally exhausted,” he says. “They have spent two years navigating uncertainty, interest rates, policy discussion, construction costs and media noise. Many are now looking for simplicity and confdence more than ‘the perfect deal’.”

A similar trend appears to be emerging among investors. As debate continues around potential changes to negative gearing and capital gains tax concessions, Richard Davies of Belle Property Canberra says the conversation has shifted away from speculation and towards long-term certainty.

“The bigger shift we may see is not investors exiting overnight, but investors becoming more selective,” he says. “Properties with weaker fundamentals or high holding costs could face pressure, while quality homes in tightly held suburbs may become more desirable.”

McAlpine also believes some sellers may achieve better results during the quieter months than they would in spring.

“Winter in Canberra often surprises people,” he says. “In all my years as a real estate agent in this town, I have always seen exceptional outcomes in winter.

“Genuine buyer numbers do not reduce over winter. The buyers still inspecting homes are usually highly motivated and better prepared.

“Spring typically brings increased listings, but that also creates a new challenge: standing out. Given global afairs, infation and interest rate predictions, we are likely to see a slowdown in pricing.

“I think winter sales this year have the potential to yield better outcomes than their spring competitors.”

A family home that spoils everyone

When it comes to predicting colour trends in the home, the focus typically sits a season, or at most a year ahead, with an eye on what might have real staying power. Two trend forecasters, however, are operating on an entirely diferent timeline, already naming their colour of the year for 2028.

The shade, titled Radiant Earth, has been selected by global trend forecasting agency WGSN in partnership with colour system Coloro, whose combined work informs design direction across industries from fashion to interiors.

Described as a warm, grounding tone, Radiant Earth marks a move away from the recent cooler purples, teals and blues – including Transformative Teal for 2026 and Luminous Blue for 2027.

“Forecasting a colour of the year is a rigorous, cross-industry process that blends expert insight and data,” says Lisa White, director of strategic forecasting and creative direction at WGSN.

“Our global panel of 15 experts researches and reviews more than 1000 carefully curated images and Coloro swatches. We then refne these into a seasonal palette of around 50 shades, which includes annual and long-term core colours.”

The decision is not anchored in interiors alone, but in reading how people live, spend and respond to the world around them.

“A colour of the year needs to do more than feel new – it has to resonate emotionally, work across materials and sectors, and build in value over time,” White says. “Radiant Earth refects a clear shift towards stability, tactility and grounded optimism. In an unpredictable world, it brings a sense of connection to nature and culture, and an edge of modern luxury.”

The colours that be

As designers work with today’s cooler tones, a colour of the year for 2028 has already been named.

Dissolving landscapes

While 2028 is a distant horizon, the cooler teals and blues forecast for the immediate years ahead are already appearing in nuanced, site-responsive ways in residential interiors.

At Studio Manifold’s Gruyere Farm project in Victoria’s Yarra Valley, blues and greens have been drawn from the surrounding landscape.

When you look out over the Yarra Valley, “the landscape shifts between olive greens and these beautiful bluegrey tones depending on the light”, says studio co-director Morgan Novy. “We wanted the interior to dissolve into that view rather than compete with it.”

Rather than being used as feature colours, these shades were applied across entire surfaces, creating immersive, cohesive environments – something also evident in the studio’s TRW Terrace.

“The dining room is wrapped in an ultra-matt deep blue – foor to ceiling, cornices included,” Novy says. “It catches your eye from the hallway and draws you into this kind of enclosure. By evening, with the Murano chandelier lit, it becomes genuinely enveloping.

“The client had reservations early on, but it’s now her favourite space … and she says it has a calming energy.”

Looking ahead, the transition into terrestrial tones feels less like a departure and more like a continuation –particularly within the Australian context.

“Tones like Radiant Earth feel very natural in Australian homes because they refect the landscape we live in,” Novy says.

That hypothesis extends beyond a single project. At Gruyere Farm, custom timber doors with a scalloped detail sit within that warm, earthy spectrum,

while at TRW Terrace, a custom terrazzo benchtop and splashback introduce a similarly grounded palette.

“The warmer tone really came from the kitchen’s orientation and what the space needed to feel like at 7am: settled rather than sharp,” Novy says.

Seen across these projects, the use of colour is less about direction and more about continuity.

“These tones have always been part of our vocabulary because they’re inherent to the landscape and to mid-century design, which often informs our work,” Novy says.

“We’re not consciously shifting towards these colours as a trend. They’re foundational. What might be shifting is a broader cultural readiness for warmth and materiality after years of cooler, more minimal palettes.”

Founded in Canberra in 2016, Belle Property Canberra began with a simple idea: that real estate could be more thoughtful, more personal and less transactional.

Brothers-in-law Richard Davies and Dan McAlpine set out to build an agency grounded in integrity, longterm relationships and genuine care for clients. Refecting on your 10-year milestone, how has your original vision evolved, and what was the defning moment that cemented your place in the market?

Davies: The vision has not changed. It has matured, and it is clearer than ever. Our only real metric is the impact we have made in people’s lives by making the selling or buying journey as stressfree as possible. The compounding referrals and reviews over the years are testimony to that.

Canberra is a unique property market. How have you mastered these local intricacies to become a trusted, authoritative voice in the ACT?

With buyer interest spilling into neighbouring NSW regions like Googong, how do you successfully navigate the difering property landscapes of the ACT and NSW?

McAlpine: The ACT and surrounding NSW markets are connected, but they are not the same. Queanbeyan has helped us understand that closely since 2019, and our market experts bring decades of experience across both regions. They stay close to the pulse of each market, from legislation and lifestyle drivers to buyer behaviour, so we can give clear, honest guidance without overcomplicating the process.

Having sold properties in this specifc market for a decade, what do you currently consider to be the most underrated “hidden gem” suburb in the Canberra region?

Davies: Canberra has many hidden gems, and we operate in all of them. But Kingston is special. Being named Kingston’s Agency of the Year 2026 by RateMyAgent matters because it is the market speaking. Belle has grown, but we have always been in Kingston and will remain headquartered in Kingston. In our conversations with buyers and sellers, “we are the Foreshore”.

Looking ahead to the rest of 2026, do you have any insights or advice for buyers and sellers navigating the property market in the current economic climate?

McAlpine: The market has already shifted with the latest budget announcements, infation, interest-rate changes and broader global afairs, and it will continue to shift as buyers, sellers and investors respond. That makes clear advice more important than ever. As part of a national network of more than 200 ofces, we sit on a depth of data and market insight that allows us to understand conditions at a granular level. Buyers should be ready, and sellers should be focusing on preparation, pricing and timing.

Beyond your anniversary, what is your strategic vision for the next decade, and how do you see the Canberra market evolving over this time?

Davies: Canberra will mature, our team will evolve, but our values will remain the same. We will always focus on creating great experiences in selling, buying and property management, one client at a time. Beyond business, giving back matters deeply to us. We currently support, and will continue to support, causes close to our founders and team.
