home can win a whole swag of awards and generate a truckload of publicity – and Ochre House has certainly done that – but ultimately, its merit comes down to its liveability. Owner Kari Pahlman and her husband Tom Sautelle are clearly enamoured with the sustainable house in Sutton, a small Southern Tablelands village north-east of Canberra, describing it as a joy to live in, but an interstate move has forced its sale. “If I could pick up the house, I would absolutely move it,” Pahlman says. When the couple were looking to build on their bush block, they were keen to keep the footprint small and be as light on the landscape as possible.

They discovered MyMyMy Architecture and MegaFlora Group during Design Canberra open-home events, and engaged architect Mark Brook and builder Daniel Fitzpatrick to create their new home. The H-shaped floor plan has two pavilions connected by a central entry zone, one for living, the other for sleeping and bathing. Clad in an earthy shade of red Colorbond, the house takes inspiration from farm outbuildings but with far more attention to detail than your average shed. “It’s been like a treasure hunt in the years we’ve lived here in terms of

showering under the stars, while in the living room, a red-and-gold stainedglass sliding door acts as both a partition and an artwork. Double-glazed windows frame views of the surrounding sclerophyll forest and regularly dish up cameos from the local wildlife. “There are days I would see the little swamp wallabies or the kingfishers before I’d even got out of bed,” Pahlman says. “This kind of bush aspect is not easy to find this close to Canberra.” Pahlman says the home has been a wonderful retreat. “It’s such a welcoming and relaxing home, very low maintenance,” she says. “Hopefully it finds someone who can treasure it as much as we have.”

Connected: Distinct pavilions compose Secret Garden House, featured during this year’s Sustainable House Day.

H

omes are always evolving, not just in how they look, inside and out, but in the purposes they need to serve. Sure, they provide a comfortable lifestyle setting for core demographics such as working singles and couples, families and retirees, but not everyone fits neatly into those categories. Today’s homes increasingly need to accommodate intergenerational families and adult children staying at home longer due to higher entry costs. They must also support ageing home owners seeking independence and people with disability who require thoughtful, purpose-built design. At 6 Palmer Street in Hall, a property on more than 2000 square metres could easily be described as a family compound capable of housing three generations. The expansive home combines a fully renovated Canadian chalet with a substantial owner-built extension, creating two distinct yet connected residences, each with its own kitchen, living zones and private amenities. Six bedrooms and three bathrooms underscore its versatility. Nick Paine of Momentum Property, who lists the property in the historic ACT village, says intergenerational living makes a lot of sense for many people in the current environment. “There can be a lot of advantages for extended families living together under the same roof,” he says. “These can include cost-sharing, providing care for older relatives, or grandparents helping ease the load on working parents.” A different opportunity is presented at 25 Taylor Place, Greenleigh, where a large home set on nearly 4400 square metres feels like a private retreat. The six-bedroom, three-bathroom residence offers 450 square metres of living space and comes with DA approval for a second dwelling; a granny-flat option. While the main home’s generous proportions provide plenty of flexibility for family and guests, an additional

The rear home has been purposedesigned for independent living for a person with disability, while the front

residence is wheelchair accessible and could accommodate a full-time carer. Stephen Thompson of LJ Hooker Manuka, who lists the property, says the combination will appeal to people wanting to live independently while ageing or living with disability. “It’s rare to see this kind of option, particularly with spaces designed for purpose,” he says. “For example, the rear dwelling offers a height-adjustable work surface,

wheelchair clearance beneath and easyreach appliances.” Thoughtful design is often central to creating homes that can evolve. Architects Wendy Christie and Claire Reece of Sonder Architects believe the best outcome begins with a tight brief and an understanding of client needs. Earlier this year, they completed a home that had to meet intergenerational and ageing-in-place requirements. “It had to serve current needs and be future-proofed to allow the owners to continue living as independently as possible later in life,” Christie says. “The solution comprised three pavilions: one for guests and family, another for the central communal family spaces, and a third as a retreat.” This approach provided privacy for each group while also creating opportunities to connect. “It was important to get the balance right between those two needs,” Reece says. “There was also innovation built into rooms that could serve multiple purposes. Essentially, they could expand and contract, like a study that could instantly become an additional bedroom when a guest arrives.”

or many Hume Highway travellers, Goulburn is a place glimpsed through a car window somewhere between Sydney and Canberra. Yet those who pull over soon discover a city that delivers far more than a convenient pit stop beneath the Big Merino – one defined by grand heritage architecture, country hospitality and the kind of breathing room many city dwellers are now actively seeking. “Goulburn offers the space, community and lifestyle people dream about, with the convenience and connectivity to make it a practical place to call home,” says Justin Gay of Ray White Goulburn. One of Goulburn’s greatest luxuries is space – and the time to enjoy it. Locals can cycle pathways or walk along the four-kilometre Wollondilly River Walkway before settling in for a picnic by the water. On Saturdays, Belmore Park and the Rotary Parkside Markets offer a chance to slow down. For a glimpse into the city’s past, the Goulburn Historic Waterworks Museum celebrates its industrial heritage and, each October, becomes home to the Steampunk fair.

t the upper end of the property market, buyers can afford to take their time – but this Narrabundah house needed just 14 days to secure its latest owner. The award-winning home at 104 Captain Cook Crescent sold for $2.6 million, just three months after it last changed hands for $2.525 million. Hive Property selling agent Josh Morrissey says the result was particularly

notable given the volume of prestige property currently competing for buyers. “There are circa 60 properties in the south that are north of $2 million,” he says. “Getting a result like that in a market that’s pretty saturated in that price point was a good result.” Known as The Kew, the four-bedroom house was built as a display home by Classic Constructions and won both the 2017 HIA ACT & Southern NSW home

The eventual buyer had spotted the property online the last time, and moved quickly when it returned to market. Morrissey says its combination of design, build quality and lowmaintenance living made it stand out among competing listings. “When you’re buying from a builder, and it’s a public display home, you’re getting the best of their craftsmanship,” he says.
