hen Natalie first inspected 25 Fitzsimmons Street back in 2006, she didn’t feel like she’d walked into a suburban house in Nicholls; she felt she’d stumbled across a resort hidden among the fairways of the Gold Creek Country Club. “You’ve got the balcony overlooking the golf course, all the courtyards below and the greenery,” she says. “Then there was the gym, the sauna and the cinema room. It was very appealing in its layout and architectural beauty.” Built in 1999 and crowned house of the year by the Master Builders Association, the four-bedroom home had a wellness space before it was fashionable. A comprehensive renovation in 2018 updated the interiors while preserving the architecture that first captivated Natalie and husband Patrick, who asked that their surname be withheld.

“The bones of the place were fantastic,” Patrick says. “We wanted to modernise it and make it timeless.” Natural materials became the defining language, with granite flooring, ceramic tiles, stone benchtops and warm timber. No decision was made lightly. Patrick laughs that the choice of flooring alone was the culmination of a “five-year procrastination”, while bespoke finishes, including handcrafted Italian fixtures, were carefully sourced. A series of fireplaces was introduced, from the striking 1.6-metre gas fireplace anchoring the family room to the ethanol fireplace in the formal lounge and another in the main bedroom. “They’ve probably done the best I’ve seen at creating these windows through the hedges,” says listing agent Jess Smith from Stone Gungahlin. “So you’ve got this really lovely view out to the golf course, but you can also sit and have family dinners out the back with complete privacy.” For Patrick and Natalie, who raised their children in the home, it is the simple rituals – coffee on the balcony, walks on the green before the golf course opens, and familiar wildlife outside – that will be hardest to leave behind. “There isn’t a house in Gungahlin like this at all,” Smith says. “It is absolutely a one-of-one. Magnolia House in Carrington Street, Deakin, has been utterly transformed from its humble, government-built, twobedroom red-brick cottage origins in one of the suburb’s most sought-after streets.
It may well now be a contender for best in class after achieving a stunning EER rating of 7.4, the result of a collaboration between Light House Architecture and Science and Aspect Building Projects. The original floor plan has been extended to create a wing with three bedrooms, a living room, a step-down kitchen and a dining room – a perfect set-up for a young family or downsizers.
A neutral interior palette is complemented by stunning finishes in terrazzo, tile and recycled hardwood. However, it’s the largely invisible infrastructure that makes the biggest difference to the home’s energy performance. throughout the home ensure there’s a place for everything. Agent Peta Swarbrick of Brybricks says the transformation of this 1950s home has been remarkable. “It works on so many different levels,” she says. “It has retained its street character while the expanded space has made it a very practical home – one that is highlighted by quality fixtures, fittings and finishes. “And when you add the improvements in its energy efficiency and comfort, the result is a truly special home.” Swarbrick says retaining the magnolia tree in the rear yard was a considered design choice as it “provides such beautiful shade in the warmer months and also adds to the overall character”. But it’s not the only original feature that has been retained. A classic Hills Hoist still takes pride of place in the backyard.

How to get a great garden on a tight budget The best home gardens aren’t always the most expensive – they’re often the best planned.
Choose a style and stick to it Before buying a single plant or paver, decide on the overall look you want to achieve. Browse magazines, visit display gardens or create a mood board of gardens you love. Whether you’re drawn to a contemporary, coastal, cottage or Mediterranean style, having a clear direction makes every decision easier. It also helps you avoid the common mistake of mixing too many colours, materials and plants, which can make a garden feel cluttered rather than considered.
Limit the plant palette One of the biggest giveaways of an
amateur garden is trying to squeeze in one of everything. Instead, choose a limited palette of around eight to 12 plants and repeat them throughout the garden. Repetition creates rhythm, helps tie different areas together and gives the garden a stronger sense of unity. Resist the urge to buy every plant that catches your eye – sometimes less really is more.
Plant in layers Planting in layers is one of the simplest ways to add depth, texture and visual interest to a garden. Position trees or tall shrubs towards the back, medium-sized plants through the middle and lower-growing varieties at the front.
