I'm personally proud to have led our team in achieving several landmark sales in Bishopscourt and Upper Constantia – two of the Southern Suburbs' most distinguished addresses; neighborhoods that exemplify the pinnacle of Cape Town luxury living.
Meanwhile, our rental division under Odette Maartens' leadership has maintained its strong performance, with demand substantially exceeding available inventory. DG Rentals has secured many high-value long-term leases exceeding R100,000 per month, with Upper Constantia and Bishopscourt properties along with Waterfront and Atlantic Seaboard apartments consistently commanding premium rates. The short-term rental market has also strengthened considerably, with several properties achieving rates in excess of R200,000 per month.

Cape Town’s luxury property scene continues to turn heads internationally, with buyers from the US, UK, and Europe snapping up sea-view villas, heritage homes, and vineyard escapes. But while the city’s appeal is undeniable, there’s a hidden factor that can make or break your investment: foreign exchange.
“Currency fluctuations can have a massive impact on what you actually end up paying,” says Alexa Horne, Managing Director of DG Properties. “It’s not just about finding the right property - it’s about managing the money side strategically.”
You need a forex game plan if you’re buying in rands but earning in euros, dollars, or pounds. Here’s what savvy investors need to know.
All property sales in South Africa must be settled in rands. For international buyers, that means converting large sums, often in the millions, from foreign currency into ZAR. And in a volatile currency market like South Africa’s, timing is everything.
“Even a small shift in the exchange rate can make a serious dent in your budget,” Horne explains. “On a R10 million home, a 1% change can mean a difference of R100,000 - that’s a large portion of your transfer duties, gone.”
It’s not just the market movement that catches buyers off guard - it’s also the hidden costs. Many default to using their regular bank to handle the conversion, unaware of the high markups often buried in the rate.
“Banks can quietly skim 3 to 5% off the top,” says Horne. “They market it as ‘no commission’ or ‘free transfers’, but the true cost is in the exchange rate. On a large transfer, that’s tens of thousands effectively lost.”
South African exchange control rules are strict, and large international payments require documentation to prove the legitimacy and origin of funds.
You’ll need to submit a copy of your passport, proof of address, and documents showing where the money is coming from - for example, a property sale, inheritance, or investment payout.

In some cases, particularly for larger transfers, you may be asked to provide a summary of your source of wealth, especially if the transaction involves third-party contributions.
“It sounds more intimidating than it is,” assures Horne. “But the key is to start the process early - don’t wait until the last minute. We help clients get everything in place well before they need to transfer.”
Another common question is whether a local bank account is required. Not always. In many cases, funds can be transferred directly into the property attorney’s trust account, provided all compliance boxes are ticked and instructions are followed precisely.
One mistake international buyers sometimes make is not keeping thorough records of their inbound transfer. This can become an issue years down the line if they choose to sell and want to move the money (and any gains) back out of South Africa.
“If you’ve handled the transaction correctly and kept the necessary documents, repatriating your funds is straightforward,” says Horne. “But if you’ve cut corners on the compliance side, you could hit roadblocks.”
So, how do smart buyers protect themselves?
Firstly, consider locking in your exchange rate. If there’s a gap between signing the offer and transferring the funds, which is common, fixing your rate in advance can
shield you from surprise currency dips. Forward contracts can often secure a rate for months, giving you certainty over your budget.
Alternatively, if you’re watching the market and hoping for a better rate, you can work with a partner who offers market tracking tools. These allow you to set a preferred rate and automatically convert your funds the moment that rate is reached - a far more effective approach than trying to time the market yourself. Most importantly, make sure you’re working with a specialist. The right partner can offer tighter margins, transparent pricing, and guidance tailored to your situation, not just a one-size-fitsall service.
“Clients are often surprised by how much control they can have over the forex process,” says Samuel Paine, a senior consultant at Baumann, a specialist cross-border currency provider that helps international clients manage large transfers for South African property purchases.
“With the right strategy - whether that’s locking in a forward rate or placing a limit order - you can avoid overpaying and gain peace of mind. The key is to start early and work with a team that understands both the real estate and currency sides of the deal. With an experienced property advisor and the right forex strategy, international buyers can avoid the common traps - and make confident, welltimed decisions.”
“This is not the time to wing it,” concludes Horne. “Luxury property buyers are often meticulous about location, finishes, and long-term value, but sometimes the forex side is left too lateand that can cost dearly.”

50g (1.7 oz) butter
3 green cardamom pods, lightly crushed
1 cinnamon stick
1 tbsp finely grated ginger
2 garlic cloves, finely grated
1 cup tomato puree or tomato passata
½ tbsp Kashmiri red chilli powder*
1 tsp sweet paprika
1 tbsp sugar
1 tsp sea salt
½ cup cream
2 tbsp natural yoghurt mixed with 2 tsp water, to serve
dried mint or kasoori methi, to serve naan or roti bread, to serve
slices of red onion, green chillies & lime wedges, to serve
500g (1 lb) chicken thigh fillets, cut into large, bitesized pieces
1 tbsp lemon juice
2 tsp Kashmiri red chilli powder
½ tbsp sweet paprika
1 tsp sea salt
½ cup natural yoghurt
½ tbsp finely grated ginger
1 tbsp finely grated garlic
2 tsp garam masala
1 tbsp vegetable oil
1 tbsp melted butter
METHOD

For the marinated chicken, combine the chicken with the lemon juice, red chilli powder, sweet paprika and salt. Mix well. Add the yoghurt, ginger, garlic, garam masala and oil. Mix until combined. Carefully thread the chicken pieces onto skewers (if using wooden skewers, it helps to soak them in water for a few minutes beforehand so they don’t burn).
Heat a chargrill plate, barbecue plate or frying pan over high heat. When the plate or pan is very hot, add the chicken. Cook for 3-4 minutes or until starting to char and burn at the edges. Turn over the chicken, brush over the melted butter, and cook for a further 3-4 minutes or until starting to char and burn at the edges. Don’t worry about cooking the chicken all the way through, as we’ll be finishing it off in the sauce later in the cook. Transfer to a plate and set aside for later.
While the chicken is cooking, heat 50g butter in a deep frying pan over medium-high heat. When the butter is foaming, add the cardamom and cinnamon. Cook for a minute or until fragrant. Then add the ginger and garlic. Cook for another minute. Add the tomato puree, red chilli powder, paprika, sugar and salt. Simmer for 10 minutes, stirring every so often.
Pull the chicken off the skewers and add to the sauce. Simmer for 10 minutes. Then stir through the cream. To serve, drizzle over the yoghurt and sprinkle with dried mint leaves. Serve with the bread and red onion, chillies and lime.

Is now a good time to buy in Cape Town?
This is the question on everyone’s lips - and the answer, says Alexa Horne, MD of DG Properties, is a firm yes.
“Cape Town remains one of South Africa’s
strongest and most resilient property markets,” she explains. “In Q1 of 2025, the average property price in the Western Cape was R2.33 million - well above the national average of R1.66 million, according to Ooba Bond Originators. Lightstone data shows Western Cape property prices grew 8.7% year-on-year in January 2025, compared to 5.2% nationally, with the City of Cape Town leading all metros at 8.5% annual growth.”
She adds that long-term growth trends, consistent rental demand, and the ongoing semigration of buyers from other provinces all support the case for buying now, especially in sought-after suburbs like Sea Point, Green Point, Claremont, Newlands, and Bishopscourt.
“If you’re buying for lifestyle and long-term value, it’s less about trying to ‘time’ the market, and more about making the move when you’re ready.”
How much deposit do I really need, and can I still get a zero-deposit bond?
According to national figures from Ooba, the average homebuyer now puts down a deposit of around 15.4% of the purchase price, which is approximately R255,500. However, first-time buyers generally put down less, with average deposits coming in at just under 10% (around R120,300).
“The good news is that many first-time buyers can still secure a 100% bond, especially if they have a solid credit record,” says Horne. “But it’s important to be realistic. Zero-deposit bonds are less common than they were.”
In the Western Cape, bond approval rates are among the highest in the country. Ooba reports an approval rate of around 86% in the region, compared to the national average of 83%, with well-qualified applicants often securing interest rates of
prime minus 0.55%.
“We always recommend working with a bond originator early on; they’ll help you understand affordability, compare offers, and improve your chances of approval.”
What hidden costs should I budget for beyond the purchase price?
Many first-time buyers are surprised to learn that the purchase price is just one part of the overall cost.
“Beyond your deposit, you’ll need to budget for transfer duty (if the property is over R1.1 million), bond registration fees, attorney costs, deeds office fees, and sometimes bank initiation charges,” says Horne. “Plus, remember to factor in moving costs, municipal deposits, and any immediate maintenance.”
How do I know what a fair asking price is for a property?
Online listings and comparison tools can help, but nothing beats local expertise. “Don’t just look at averages, assess the specifics of the home: location, condition, views, finishes, layout, and demand,” says Horne. “Our team also tracks recent sales in the area and advises on pricing strategies to help buyers and sellers make informed decisions.”
Which areas offer the best investment potential right now?
Cape Town continues to shine in several key nodes - each offering something unique.
“The CBD, Sea Point, Green Point, and Gardens are ideal for investors and professionals thanks to strong rental markets and ongoing urban regeneration,” says Horne.

Family buyers and semigrants tend to favour the Southern Suburbs, particularly Claremont, Newlands, Constantia, and Bishopscourt, which offer excellent schools, space, and tranquillity.
Bishopscourt, in particular, is one of Cape Town’s most prestigious addresses, offering privacy, large plots, and proximity to top schools.
Luxury sectional-title sales on the Atlantic Seaboard averaged R69,167 per square metre in early 2025, with many selling in under 40 days, according to Lightstone data.
“Each pocket offers a lifestyle proposition, from ocean-facing apartments to leafy suburban estates,” she adds.
Should I buy freehold or sectional title? What about mixed-use or secure estates?
Your ideal property type depends on your lifestyle and long-term goals.
Freehold homes are ideal for families needing space and privacy - common in the Southern Suburbs.
Sectional title apartments offer convenience, security, and low maintenance - perfect for professionals or investors.
Mixed-use developments in the CBD and surrounds appeal to buyers seeking flexible, urban lifestyles with co-working spaces or retail access.
Secure estates in Constantia, Bishopscourt, and Tokai remain popular with families and semigrants prioritising security and lifestyle.

Should I buy off-plan or opt for an existing home?
Off-plan homes offer attractive pricing, no transfer duty, and the potential for capital appreciation during construction. Existing homes, however, offer immediate occupation and certainty.
“It’s really about your priorities,” says Horne. “If you can wait and want a brandnew space with modern design, off-plan is a great option. But if you want to move quickly or prefer something established, an existing home is the better choice.”
What makes properties sell faster in Cape Town?
Two words: presentation and pricing. “Overpriced homes tend to sit on the market, even in prime areas,” says Horne. “The properties that sell fastest are clean, uncluttered, and well-priced from day one. Should I renovate before listing my home for sale?
Not necessarily. Minor touch-ups can make a big difference, but large-scale renovations don’t always bring the return sellers hope for.
“Small things like fresh paint, updated lighting, or a neat garden can improve first impressions significantly,” says Horne. “But before spending big, speak to an agent. We’ll help you decide what’s worth fixing and what’s not.”
Would renting out my property be smarter than selling it?
With strong rental demand in the CBD, Sea Point, and Green Point, many owners are choosing to rent rather than sell, especially
if they don't need immediate access to capital. The Western Cape recorded 5.4% annual rental growth in Q1 2025, the highest in the country, while Cape Town apartments achieved average gross rental yields of 9.42%, according to the Global Property Guide.
“It’s a great way to earn income while your property continues to appreciate,” says Horne. “But you do need to be ready for the responsibilities of property management. DG Properties offers rental services, tenant vetting, and ongoing support for landlords who want a more hands-off experience.”
