Elkhart, Indiana
The design and material strategy support the client’s vision for a flexible civic amphitheater that serves the Elkhart community and establishes a lasting public landmark. Conceived to function as both a performance venue and an urban park, the project accommodates ticketed shows, free community events, and everyday public use while meeting contemporary acoustic, technological, and performance requirements at its intended capacity.

Spartangburg, South Carolina
This project is a 175-unit, 5.5-story multifamily development located at the intersection of Broad Street and Daniel Morgan Way in downtown Spartanburg, South Carolina. Situated south of the firm’s new hotel and second office building and across from West Broad Street, the building is organized around a six-level precast parking garage and includes approximately 10,500 square feet of lobby, leasing, and amenity spaces. Responding to its urban context, the design employs two complementary architectural expressions that break down the building massing and reinforce a pedestrian-scaled, engaging street frontage.

Spartangburg, South Carolina
The Grain District Office Building establishes a new gateway at the eastern edge of downtown Spartanburg. The seven-story, 147,000-square-foot building integrates ground-floor retail and below-grade parking within a pedestrian-oriented mixed-use district. Inspired by the area’s textile mill heritage, the design employs rhythmic brick pilasters, divided-light windows, and refined cast stone detailing to create human-scaled massing and activate the street, with this architectural language extending into the interior to maintain a cohesive building identity.

A multi-space renovation for the Jacksonville Symphony in Jacksonville, Florida, including the main donor lounge, amenity restrooms, and the primary circulation corridor serving the hall. The design employs a traditional architectural language, drawing material precedent from the existing music hall.

Gary’s new transit center will plant the flag marking the City’s next renaissance, creating both a new celebratory entry point and a visual termination of Broadway. The building and plaza will accommodate the next century of mobility with the dignity that all citizens of and visitors to Gary deserve.

Established in October 2023, the Gary Metro Transit Development District (TIF) funds a new multimodal station in downtown Gary, positioning transit as a catalyst for reinvestment and regional connectivity.
























The new multimodal transit station serves as a civic gateway for visitors arriving by car, bus, or rail, framing the reimagined Gateway Park while respectfully positioned between—rather than in front of—the historic domes of City Hall and the Courthouse.





Originally conceived by George H. Maher in 1924 as the Gary Gateway, this site has long symbolized the city’s public identity. The new transit center reimagines this gateway as a celebratory arrival point and visual terminus for Broadway, supporting the next century of mobility while welcoming both residents and visitors with dignity.









Farmville, Virginia
DMSAS, in collaboration with CJMW Architecture, is designing the 60,720-square-foot Wygal Hall Replacement Building at Longwood University, featuring modern music education spaces, flexible rehearsal areas, and a 500-seat concert hall expressed through a classical brick and stone façade.

DMSAS is reviewing construction documents for a 500-bed residence hall at Florida A&M University. Inspired by the campus’s historic Georgian architecture, the design incorporates classical elements, preserves existing live oaks, and includes faculty offices and retail.
