CONSTRUCTION AT LA CASITA
As of this writing in early June, improvements to the La Casita venue (Grande & Chica Rooms) are in the planning stages. These spaces are used for meetings and events and are also available for homeowners to rent for parties, receptions, conferences, and meetings. Welcome to summer!
Since our last Rancher’s Roundup article, we have had an election of new board members, welcomed the City of Mesa to have breakfast with us overlooking Lake One, and continued to progress on the improvements we’ve been moving forward on here at the Dobson Association. Here are 10 quick points I would like to share to the community of Dobson Ranch:
• We hit quorum about 10 minutes before the Annual Meeting of the Members was scheduled to begin, which saved us from having to do the election over again. In addition, we also surpassed quorum by only 10 votes.
• We had multiple people reaching out to neighbors, and the community came together in a way that prevented the added cost to the homeowners of having to pay for redoing the election. Thank you to everyone who helped us reach quorum by voting and reaching out to others to vote!

• At the meeting, it was announced that Richard Shadle and Rhonda Herrera were elected as new board members, and Linda Burrier was re-elected. Congratulations to all three of you for your victories!
• Also during the meeting, Butler Hansen gave us the highest marks for our operating finances.
• This is the same Butler Hansen that seemed to give us a doomsday forecast regarding our finances two years ago shortly before announcing Sam Javelosa, Holly Prasetio, and I had won the election in 2024. Butler Hansen left us shortly after that concerning financial announcement in 2024, but came running back to us this year to deliver the great news.
• Shortly after the Annual Meeting, we met with Mayor Freeman, Councilman Heredia, and others from the City of Mesa for the annual City of Mesa
breakfast overlooking Lake One at Los Altos.
• We updated them on how we have progressed here at Dobson Ranch and they updated us on City of Mesa issues.
• Their biggest update was news that they are planning to have a professional soccer team across the freeway from us, where the old Fiesta Mall was. We greatly appreciate the relationship we have with the City of Mesa and look forward to continuing to work with them on multiple fronts moving forward.
• Work on the new Dobson Marina on Lake Seven has been ongoing and may be completed by the time this article is published. We look forward to having it fully operational as a new and improved option for our residents.

Ten People, One Community
When we think of the number 10, we may think of a perfect score, ten fingers, or counting by base tens. For the Dobson Association, the number 10 means something much more real. It is the number of full-time associates who help keep our community running each day.
Only 10 full-time staff members handle the day-to-day work and care of the Dobson Association. That means 10 people are answering questions, helping residents, keeping records, solving problems, planning work, and taking care of the places we all share. They are the people behind the front desk, behind the emails, behind the repairs, and behind the work that many of us may not notice until it is not done.
Ten people can do a lot. They can show up early, stay late, and stretch every dollar. They can take pride in their work. They can serve with care. But 10 people cannot do everything forever without support.
Over the past 10 years, positions have been lost. When a team gets smaller, the work does not go away. It gets spread across fewer hands. A task that used to be done by one person may now be added to someone else’s already full day. A repair may take longer. A call may need more time to return. A plan for the future may have to wait because today’s needs are too urgent.
This is how the status quo can take hold. We get used to less. We get used to delays. We get used to asking a small team to carry a large load. But “getting by” is not the same as growing strong.
To move Dobson Ranch forward, we need to think about what it takes to rebuild. A great example would be that a 10 percent increase would be a clear step in that direction. For our owners, that increase would be only $5.87 a month.

That is less than the cost of many fast-food meals. It is less than a movie ticket. It is about the price of a cup of coffee and a snack. But when each household gives a little more, the community can do a lot more.
That extra $5.87 a month is not just a number. It is a way to support the people who support us. It is a way to help bring back needed positions. It is a way to give staff the time, tools, and backup they need to do the job well. Most of all, it is a way to invest in Dobson Ranch’s future.
With half of the increase going to our status quo as part of our regular 4-5% increase to keep the lights on, the other 5%, or $2.43 a month, is spread across all homes and units. That would cover the wages and benefits for a 30% increase in full-time staff members dedicated to enhanced maintenance, compliance, facility upkeep, community patrols, etc.
Our 5% increase cap locks us into a status quo, but if we could come together and vote as a community to go beyond, then we could make real progress on enhanced service. We could move the community closer to what it was in the 70s, 80s, 90s, and early 2000s. Together, we could continue to earn and hold our moniker, “The Best Place to Live”.
A strong association does not happen by chance. It takes people. It takes planning. It takes care. It takes neighbors who understand that a healthy community is something we build together.
So, in a magazine issue built around “10,” let us remember our 10 full-time employees. Let us thank them for the work they do every day. And let us also look ahead. Ten years from now, we should be able to say that we did not settle for less. We chose to grow. We chose to help. We chose to make Dobson Ranch stronger, together, one small step at a time.

10 HELPFUL TIPS TO PREPARE FOR THE MONSOON SEASON.
1. Inspect your roof, gutters, and downspouts before storms arrive. Arizona monsoons can bring sudden heavy rain and strong winds. Replace damaged tiles, shingles, or flashing to prevent leaks. Dust, leaves, and desert debris can quickly clog drainage systems. Make sure water flows away from your home properly.
2. Check for cracks around windows and doors. Seal openings with weatherproof caulk to prevent water intrusion during wind-driven rain.
3. Trim trees with weak branches and clear debris. Monsoon winds can snap limbs from palo verde, mesquite, and other desert trees, potentially damaging roofs, cars, or power lines. Remove dead cactus limbs, palm fronds, and loose gravel.
4. Secure outdoor furniture and decor. Patio chairs, umbrellas, grills, and planters can become dangerous projectiles during dust storms and microbursts.
5. Test your air conditioning system. Monsoon season in Arizona often combines humidity with extreme heat. Service your AC unit before peak storm season.
6. Inspect your home’s drainage and grading. Ensure the ground slopes away from your foundation so rainwater doesn’t pool around your home.
7. Assemble a monsoon emergency kit. Include flashlights, batteries, bottled water, medications, portable chargers, pet supplies, and first-aid materials.
8. Review your homeowner’s insurance coverage. Verify whether your policy covers flood damage, wind damage, and roof repairs related to monsoon storms.
9. Check garage and patio drainage. Flash flooding can quickly send water into garages and covered patios. Keep drains clear and consider sandbags if your area floods easily.
10. Monitor Arizona weather alerts regularly. Stay informed through local forecasts and emergency notifications for flash floods, dust storms, excessive heat, and severe thunderstorm warnings.
Arizona monsoon season can be unpredictable, but early preparation can help protect your home, vehicles, and family throughout the summer stormy months.

SHARK ATTACK Breaking News
MOVIE AT THE POOL AT 7:30 PM SAT. JULY 18
Authorities are investigating a bizarre and unsettling incident reported Tuesday afternoon at Dobson Ranch Lake 1, near the Los Altos Recreation Center, where witnesses claim a kayaker was violently knocked into the water by what appeared to be a shark.
According to multiple bystanders, the individual— whose identity has not yet been released—was paddling alone across the lake shortly after 3 p.m. when the water around their kayak suddenly churned.
“It happened so fast,” said one witness who had been walking along the nearby path. “One second they were paddling, and the next there was this huge splash. Something came up from underneath and just flipped the kayak over.”
Several witnesses described seeing a large, dark shape in the water moments before the kayak overturned. One person claimed they saw what looked like a dorsal fin briefly break the surface. “It didn’t look like anything that belongs in a lake,” another witness said. “It was quick—like a strike. Then everything went still.”
“It's all psychological. You yell turtle, everybody says, 'Huh? What?' You yell shark, we've got a panic on our hands.”
Emergency responders arrived within minutes and began a search of the lake, but as of late evening, the kayaker had not resurfaced. Dive teams and local authorities continued scanning the area into the night.
Officials have not confirmed the presence of any shark or large predator in the lake and are urging the public to avoid speculation as the investigation continues. Wildlife experts note that sharks are not native to freshwater lakes in Arizona, raising significant questions about what witnesses may have seen.
“We’re taking all reports seriously,” a spokesperson for local authorities said. “At this time, we cannot confirm the nature of the incident, but our priority remains locating the missing individual.”
The area around Dobson Ranch Lake 1 has been temporarily closed as a precaution while search efforts remain underway.
Anyone with additional information of the incident is urged to contact local law enforcement.

10 THINGS YOU MAY NOT KNOW ABOUT DOBSON RANCH
• The original Dobson farmhouse is located at the Dobson Ranch Golf Course and is currently being used as the restaurant.
• The monthly publication was named Ranchers’ Round-Up in November 1976, by Jim and Lynn Stevens.
• The La Casita Community Center was dedicated on May 9th, 1992.
• The actual Dobson family ranch was known to keep sheep & cattle.
• There is what’s known as an “Easter Egg” in the aerial photographs hanging in the hallway of La Casita. Hint: Golf.
• Long ago in Dobson Ranch, a Lake and a Park patrol composed of resident volunteers would pick up trash around the lakes.
• The Dobson Ranch Recreation Committee was formed in 1977.
• The Los Altos Junior Olympic pool was opened in June of 1992.
• In 1982, the Recreation classes offered to residents included a Computer class, a Children’s Choral & Piano group, a Scuba Diving course, and a Drama theatre class.

What Makes a Neighborhood Last
Dobson Ranch Friends and Neighbors,
Maybe it’s the autonomous Waymos and DoorDash delivery robots, or maybe it’s the changing skyline here in West Mesa. Either way, it’s clear that District 3 is evolving. As a good friend of mine likes to say, “change is good.” But good change doesn’t happen by accident. It takes thoughtful leadership, strong neighborhoods and residents who care deeply about the place they call home. As West Mesa continues to grow, I often think about what helps communities like Dobson Ranch thrive. What makes this the kind of place where families raise children, build traditions and stay for generations? How do we bring more of the stability, pride and investment to areas still searching for their next chapter? Those are the questions guiding me this summer at City Hall.
As I write this in late May, Council is preparing to finalize Mesa’s FY 2026-2027 budget. Balancing the needs of a fast-growing city is never easy. We must carefully weigh immediate priorities like public safety and infrastructure while continuing to invest in parks, libraries, utilities, and neighborhoods. I want to thank City staff for the care and diligence they bring to this process each year. I also want to thank the residents who shared feedback online, attended a Council meeting or stopped by a budget open house. Your input helped share important decision about Mesa’s future. After a brief summer recess, Council will return in mid-July with lots of work ahead. The choices we make today will help define city Mesa becomes tomorrow, which is why staying informed and involved matters so much.
One major focus remains revitalizing aging commercial corridors. When shopping centers decline, the impact goes far beyond appearance. Vacant storefronts can attract crime, reduce property values and leave valuable spaces unused. That is why supporting redevelopment and attracting thoughtful investment remains one of my top priorities. I’m especially excited about continued growth in the Palo District and the momentum happening throughout the Asian District.
This summer, I encourage you to support the small businesses that continue investing in our community. Whether it’s dinner with family, coffee with friends or exploring a new local spot, every visit helps strengthen the people and places that make District 3 special.

For this issue’s Out to Lunch, we stopped by Angry Chickz, the new Nashville hot chicken spot at Alma School and Baseline in Mesa. With its bold branding, heat-level challenge, and fast-casual setup, it definitely knows what kind of customer it’s chasing: someone ready to test their spice tolerance.
Our visit, however, left us a little mixed.
The restaurant itself was clean, bright, and familiar in the way most modern fastfood places are. One standout feature was the “Hot Seat,” a special table lined with bright neon lights. Naturally, we sat there. Did we feel special? Not exactly, but it did make for a fun conversation piece.
The menu felt a little boxed in. We were hoping for a simple piece of chicken on its own, but the options leaned more toward sandwiches, sliders, bowls, and combo-style meals. The heat levels were also a bit intimidating, so we played it safe. Even at medium, the chicken still brought a noticeable kick.
The food itself was good, crispy, flavorful, and clearly made for spice lovers. Public reaction seems to follow that same line: fans praise the heat and crunch, while some diners feel the spice can overpower the chicken.
At about $20 for a simple lunch, it felt a bit pricey for what we ordered. Would we rush back? Probably not. But for residents who enjoy spicy chicken and a bit of a food challenge, Angry Chickz may be worth a try.
