When we decided to include our annual Home Directory inside February’s magazine, it started off — like most renovation projects do — as just a small change. But, as you may have experienced with upgrades to your own home, it grew bigger and more complex by the day. The level of home building, repair and remodeling talent in the Hill Country warrants a substantial section. Approaching one of the structures being built by Texas Living Homes, I notice the tight organization of construction happening, the smell of fresh wood and the sounds of hammers and drills. Several men and one woman are working hard. She is high upon an overfull dump trailer, sorting, tarping and preparing to hook it up and haul it off. That woman is Jennifer Hyde, owner and contractor of Texas Living Homes. Her hard work ethic, instinct, organized mind and artistic intelligence all combine to make her one of the Hill Country’s finest builders.

As a woman who’s excelled in a largely male industry, are you always so active at the build sites?

Always. I jump right in to help lift, install, pick up trash. I still dump my own trash trailers at the landfill each week. In other words, I don’t operate from the dash of my truck. How did you get your start with contracting and homebuilding in the Hill Country?

I owned a construction design company for several years helping local builders with their client’s design selections. Several years later, the timing made sense for me to transition my skills over to start my own business. I began with a partner with generations in the homebuilding industry

BUILDING SUCCESS Self-proclaimed tomboy Jennifer Hyde has not had much difficulty climbing the ladder of success in the home improvement industry. On the contrary she rose swiftly to become a standout as one of the best builders in the country.

Hyde is a member of National Women in Construction and has been in the business for more than a decade. She served as the host and design consultant for the Better Homes and Gardens Top 20 Home Improvement Challenge, Front Door for HGTV Canopy Makeover Specials and the national television show, Design Invasion, for Twentieth Century FOX. She also designed the LINKS magazine Ultimate Golf Home.

and eventually took over as sole owner of the company and launched Texas Living Homes.

Q: A:

What are some aspects that led you to this career path?

I grew up in a small town on a farm, so imagination and curiosity were a necessity. I think that growing up where purchasing items was not readily available proved invaluable to the “make and do it yourself” process.

Q: A:

You seem to have a natural affinity for this industry.

I’ve always wanted to know how things work and why. That is a key factor in construction. You must never stop inquiring and asking questions or you will be left behind. I’m always trying to find new and better ways to do something.

Q: A:

What is it like being female in a largely male workforce?

I have been a “tomboy” my whole life. Working in a male dominated environment doesn’t faze me. Over time, I have earned the respect of those I work with, men or women.

Your staff and subcontractors must appreciate your hands-on approach and how you work with them.

Not only does Hyde have good work relationships, but her philosophy on client interaction is a major strength she brings to projects. She is involved in every aspect of the home creation from the plans and architecture to the implementation of specific design decisions.

Hyde is also highly attuned to the deeper motives of what drives homebuilding choices. Sometimes people want a certain feel and can’t interpret that into the details and materials it takes to achieve. Instead of putting decisions off on employees or leaving the client to figure it out, she engages in lengthy conversations with them. Gleaning their insights, desires, how they want their house to feel, and what they want the home to represent to them. These specifics are taken into deep consideration, and given an expert interpretation. Hyde knows

that seeing the deeper reasoning behind each large or small choice is key to meeting expectations.

“I want to ensure that the homebuilder’s wishes are executed to the best of my ability,” Hyde said.

The result is not only what was in the client’s mind, but most importantly, what was in their heart. Texas Living Homes, and Hyde in particular, stand out for their intellectual prowess in home building and for their artistic structural ability. People come to this beautiful part of Texas from all over the USA, and that is reflected in construction styles. Everything from Southwestern influence, to New England’s love of woodworking details, to the West Coast’s modern flair is represented in the work. Whatever the vision is, they will make it work.

My guys know I’m pretty high-strung and have high expectations, but on the other hand, they know that I will provide them clear information, an opportunity to do good work and an organized job site, where each subcontractor is valued.

I’m curious about innovation. What interesting developments or cutting-edge technologies are you using now?

It’s changing every week. One of the biggest innovations has been around for a few years that relates to the air and water proofing of the home. Huber Systems Zip board and it’s related technologies allow us to exponentially increase the energy efficiency of the home by decreasing the air leakage of the house. With energy engineering now a part of code inspection, builders should never build a house the same way. You can always improve on your building techniques with each job. Finding a new way to flash wall penetrations, locating dead spaces in the framing that can accept insulation, sealing the base plate to the foundation ... I could go on and on about how many new techniques and products are available to advance building science — if builders are willing to learn and grind through pushing their subcontractors to change the way things have always been done.

What are some of your favorite home building stories?

Each home and homeowner creates new stories and relationships. My favorite story always ends with our homeowners enjoying the building experience so much that they would do it again. That’s a story that never gets old.

What are hopes for the future of your business?

I hope we can continue to be open to new ways of doing things and not get stuck in our ways. I hope that we can bring the experience of building a new home to many more people and that they continue to say, “That was one of the most fun things I have ever done!”

How to make the most of your cramped space

et’s face it, most of us don’t have gigantic, glamorous kitchens or large, luxurious bathrooms you see in magazines and on HGTV with more storage than anyone knows what to do with. Most of us have small, humble kitchens and bathrooms with minimal storage, just waiting for their untapped potential

to come pouring out after you implement some creative storage solutions. Happy organizing!

SMALL BATHROOMS Behind & Above the Door Storage If you don’t have a linen closet, install an over-the-door shelf to store guest towels, decorations and other items that aren’t used daily, according to Budget Dumpster, Good Housekeeping and DIYs.com. Instead of occupying valuable wall space, use the back of the door for hanging two or three towel racks vertically or hooks, according to Budget Dumpster and DIYs.com. Take advantage of

the back of your cabinet doors, where you can store flat irons, blow dryers and brushes at hand and out of sight in space-saving bins mounted on the back of the door, according to Good Housekeeping and DIYs.com.

Over & Under the Toilet & Sink Storage Add small bathroom storage for magazines, toiletries and other bathroom items by purchasing a shelving unit that fits over the toilet, including floating shelves or additional cabinetry, according to Budget Dumpster and DIYs.com. While a floating or pedestal sink might physically take up less space, a vanity with drawers or a cupboard will add storage to your bathroom, according to Budget Dumpster. Choose a mirror that acts as a swinging door with shelves behind it to store soap, lotion, medicine and other daily use items within the cabinet without occupying floor space. Even better, if the back side of your medicine cabinet door is metal, attach items

using magnets with adhesive on one side, so you can attach them to your lip balm or small storage boxes, according to DIYs.com. A medicine cabinet becomes more efficient if you affix a sheet of precut galvanized steel to its interior with construction adhesive to attach magnetic hooks to hold scissors and a mirror, and small plastic cups corral small necessities, such as rubber bands and hair clips, according to Martha Stewart Living and Good Housekeeping. If you donâ€™t have a linen closet, one solution is to stick rolled bath and hand towels in cute baskets below your vanity, as well as hanging baskets to add polish and hide not-so-pretty bath items, such as extra toilet paper, according to Good Housekeeping.

Additional Bathroom Storage Hacks Try using a three-tiered fruit basket to hold shower supplies by using vertical space to reduce the storage footprint in the bathroom, and guests will smile at your ingenuity.

You can also store towels and toilet paper by mounting a few colorful hat boxes sideways to the wall. Mount an extra shower rod and hang shower curtain clip rings along the length of it to clip your shampoo, conditioner and body wash right to the rod and they won’t take up any surface space. You can also put a tension rod under your sink to hang all of your cleaning supplies and spray bottles from it, according to DIYs.com. Instead of cramming conditioner on the tub edge, outfit the shower with a second rod near the wall. S-hooks keep loofahs and small caddies out of the way and not falling all over the place, according to Good Housekeeping. A storage ladder or tiered storage shelves provides a spot to hang towels, canisters and baskets full of extra toilet paper and other unsightly items, but it doesn’t protrude much from the wall, making it ideal for slim spaces. Labeled drawers stashed under the sink can keep anyone organized, according to Good Housekeeping and DIYs.com.

SMALL KITCHENS Above the Cabinets, Windows, Sinks, Stovetop & Ceiling Storage Don’t overlook the spaces on top of your cabinetry, where you can add easy-to-grab bins, woven boxes or baskets to keep spare kitchen rolling pins, cookbooks and boxes of soft drinks or chocolates, according to Love Property, House Beautiful and Good Housekeeping. An over-the-sink cutting board is an ingenious quick fix that allows you to rinse before chopping and frees up the rest of your kitchen, according to The Spruce and Love Property. A ceiling-mounted rack can be used for hanging pots, pans and colanders, freeing up your cupboards and adding an interesting design feature, or grow an herb garden from the ceiling, with some clever ceramic sky planters. Deep kitchen windowsills make practical extra surface space, especially if they are used to house and display anything that feeds off sunlight, such as an herb garden or spring bulbs, which will thrive in the well-lit space, as long as they are appropriately hydrated, according to Love Property. Store lesser-used gadgets in higher cabinets, add them above the hood of your oven or add a simple shelf above your windows to squeeze in as much storage space as possible. Hang cooking tools and cutting boards above the stove, so they’re easy to access but out of the way when not in use. Install a pull-out cutting board with a hole, which makes it easier to brush the scraps straight into the trash bin just below, according to House Beautiful. When you store your pots and cooking utensils above your stovetop, everything you need is always at-hand, according to Good Housekeeping.

Inside the Cupboard Doors Storage Utilize the inside of cupboard doors by using sticky pegs to hold packets that can be hard to store. Over-the-door storage is especially useful in kitchens at rental properties, where hooks cannot be mounted to walls without damaging them. Make the most of your cupboard doors by adding some extra storage racks to keep saucepan lids, chopping boards or other items neatly stored

and out of sight without sacrificing shelf space. Install narrow shelving units on the inner doors of your cupboards to store small items, such as spices, salt, pepper and sauces, for a beautifully tidy and effective solution. Consider installing internal storage drawers, which are convenient for kitchen necessities, from cutlery to tea and coffee, according to Love Property. Hang your most-frequently-used cooking utensils – such as measuring cups and spoons – on the back of a cabinet door, instead of cramming them into already-full drawers, according to Good Housekeeping.

Additional Kitchen Storage Hacks Add hooks on the walls for baskets and tea towels, along with a handy organizer to add plants and utensils. If you don’t have space to put everything in cupboards, store stuff stylishly out on show, collecting pots and pans in various metallic tones and hanging them on rails at different levels. Buy a rail that can be easily mounted on the wall of your kitchen to hang absolutely anything for an interesting look: hanging plants, utensils, pots, pans or tea towels, according to Love Property. For a fresh kitchen storage idea, try a floating cubby that blends into the wall or floating shelves to the backsplash. A plate rack and pot racks show off your collections, while also keeping these items out of the way. When the space under your kitchen sink is exposed and you don’t want to splurge on new custom cabinetry, repurpose old linens and hang it as a curtain, then add extra hooks to hang items, such as mugs, according to House Beautiful. While a good set of knives can always be displayed on a worktop or inside a knife block, save some extra room by installing a magnetic strip or knife rack on a spare bit of wall, putting your kitchen tools easily accessible when it comes to chopping those vegetables, according to Love Property and Good Housekeeping. Install vertical shelves to use space more effectively, storing saucepans, chopping boards and cooking dishes beside each other, without the risk of them all crashing down every time you open the cupboard door, according to Love Property and Good Housekeeping.

any were flung into “new normal” last year. At the beginning of the pandemic, my home became an office, gym, and overall, the center of my universe. I live in a small space, so things quickly become cluttered, including my overall life outlook. Added to my adult ADD, I knew I needed to find new ways to balance life, be more organized, and eliminate stress in my environment. I began the search for new ways to love myself while nurturing a new way of life. “Seeing clutter all around us is mentally exhausting and makes us feel tense,” said Sally Augustin, Ph.D., an environmental psychologist and author of “Designology: How to Find Your PlaceType and Align Your Life with Design.” “The more clutter, the harder we have to work to scan and sort through our surroundings to find what we’re looking for or do what we have planned, and that can be stressful.”

Saddened that this “new normal” would be around for a while, I took a deep dive into understanding my environment and the link to a better life outlook. Mental health has many faces and directions. All of us at one time or another have felt “down” or had a life event that put us into a “blue mood.” There can be attributing factors such as ADHD, or in my case ADD, or other diagnosed conditions that affect our daily lives. Living in a pandemic magnifies the situation, and the structured environments we created to cope with them are disrupted.

Setting up your environment to promote a better outlook I turned to two very different methodologies to search for a balanced outlook; Marie Kondo and the Danish lifestyle way of life, Hygge. Both promote the concept of finding joy. Marie Kondo leans toward a minimalist style while Hygee embraces a cozy simplistic style. What makes you feel

alive, happy, and comfortable while nourishing your soul are intertwined in both philosophies. Both advocate organizing and cleaning your space to create an inviting atmosphere. In a recent article by Intermountain Healthcare, they stated, “Cleaning and organizing are strongly associated with decreasing stress and anxiety. Often a cluttered or messy area can be seen as “unfinished business,” whether consciously or unconsciously, and this can add unnecessary stress. The process of wiping down your desk counter, washing your sheets, making your bed, going through the clutter, taking out the trash, washing the dishes and feeling the warm water, dusting the shelves, vacuuming, and other hands-on cleaning-related activities can lead to a very blissful, meditative state. Studies have found that clean sheets and making your bed are associated with a better night’s sleep, which comes with its own list of considerable mental health benefits. Once you have cleaned

and organized your space, you may feel like everything is once again “new,” and this adds a sense of excitement. Going through the process can also lead to a great level of satisfaction and feeling the positive energy associated with being productive. A feeling of peace may wash over you, as once you declutter your physical area, you declutter your mind.”

Finding joy Before 2020 I had limited time to pursue my hobbies of crafting and sewing. My weeks were happily filled with my work, weekends of cooking instructing, and recipe creations. Meals spent around my dining room table with friends and family were suddenly gone. My kitchen table became a trigger of sadness for me. I decided to trade out my table for a crafting table I had in storage. Struggling to have a space for crafting and then putting it all away to keep my area organized wasn’t making sense, nor helping my mood. Intentionally I affirmed that the dining table wasn’t gone forever, but merely transforming my space into a creative space. It allows me to take time away from my worries and explore a different venue for relaxing.

Work-Life Balance My work-life changes daily due to COVID-19. Keeping up with changes and a schedule to keep me focused was taxing. Simple life hacks would keep me organized even when I was frazzled. I turned to life coach Janine Hope for guidance and tips for a broader view of what was needed to keep me organized. Janine stated, “First, understanding one size fits all approach for organizing doesn’t work. If you are reading a book on organizing and recommend every day, hang up your keys, stop, and ask, does that work for me? It would help if you had a place to keep your keys, is hanging them up something you will do? Or do you need a place that also holds what you need to start your day? What will be a daily space and habit that works.” I created a shelf by the front door with a bowl that holds my keys, sunglasses, and a spot for items on my to-do list. Setting my empty ink cartridges next to the bowl reminds me to return them for recycling and buy new ink. Mail to be sent, note to pick up dry cleaning, etc., are easily seen by my keys, making a simple but effective mood boost of being organized. She also walked me through the pitfalls of working at home. In your work office, you can’t see the dishes, or laundry, nor the TV beckoning for just a few minutes of your favorite show. Working from home can either have you working 24-7 or getting up to do a household chore that leads to crunch time finishing a report. Working from a written daily schedule created in 30-minute blocks on a timer helps keep you focused and knowing there is a “break” insight. Setting strict limits for downtime is vital. Defining a time to end your workday transitioning to enjoy the things you want to do. Time to cuddle up with a book and cozy blanket are ways to let go and just be. Through it all, I have learned to give myself grace. Grace for messy, grace that I am not perfect, understanding that how organized I am has nothing to do with who I am, and grace for what this pandemic taught me.

ou often hear, “one man’s trash is another man’s treasure,” and it is true! Something about growing up in the Hill Country (it’s most likely those deep German roots and the amazing antiquing) caused me to look at trash differently. Whenever we were in town (Fredericksburg), I would see all sorts of old items turned into new pieces of art or functional furniture. A wagon wheel now a table or a chandelier. A cast iron bathtub now a chaise lounge. Old

spoons now chiming in the wind. To me, trash is beautiful, and there is something therapeutic about stripping all the age and wear from a piece of furniture, and turning it into something new, beautiful, and functional.

To this day, I cannot stop planning when I visit a thrift store or an online flea market. My husband and I will be driving around and see an old table on the curb, and I will have a million ideas of what I could do with it. A few years ago, I began keeping an ideas journal. Nothing fancy, just cut outs from magazines, or prints of

pictures I have taken with notes scribbled to one side. Eventually, ideas for our new house started filling up the pages. When we moved into our house in 2016, I quickly began to meet the neighbors. Some were new to the neighborhood, and some had been there for generations. Joy was one of those sweet neighbors, one of the originals. I loved visiting with her about her house and the memories that filled it. Sadly, Joy passed away last year, leaving her son to attend to her belongings. I was visiting with him when I noticed a large piece of furniture

Tips for how to get started START SIMPLE

Don’t make that enormous mid-century China cabinet that your great-grandma left you for your first project. You will quickly become overwhelmed. Start with a wooden chair, side table or even an old picture frame.

RESEARCH

YouTube and Google have been my best friends when it comes to starting a new project. I look up everything from the maker of the original piece to the best type of paint to use. Any question you have, they have an answer.

GET INSPIRED

AFTER on the back patio. We talked about how wonderful old furniture was and how we both felt this piece had more life left in it. He mentioned how he thought it would be a great bar. I think he could tell how excited I was about all the possibilities as well! A few days later, I drove up to my home and there was this old entertainment hutch sitting in front of my garage. A great big smile came across my face. After a lot of research on mid-century furniture, scrolling through Pinterest for ideas and drawing plans, I decided the bar was indeed a great idea. The first step was to remove the old varnish and sand the entire piece. Once that was complete, I began cutting the wood and assembling the internal boxes for the wine bottle shelves and extra storage. I decided to mimic the scrolling pattern on the bottom of the piece. To modernize the look, I went with True Black Wood Stain by Minwax, while leaving the foundation, legs and doors their original walnut brown in order to highlight their character and add contrast. The new handles I purchased were originally silver, so I painted them with RustOleum’s Vintage Gold spraypaint. To finish the project, a layer of eggshell Polyurethane was applied for protection. I am in love with the final look of this modern bar, and feel it truly is a statement piece.

CREATE SPACE

Even a small project can take up space, so make sure you allow enough room to move around, sit and stand, have your tools and a place that is ventilated for painting.

TAKE YOUR TIME

I have projects that I have been working on for weeks covered in plastic. It’s ok to take a break if you become tired, overwhelmed, or even decide to pivot and go another direction. Like I mentioned above, use the time as therapy and part of your wellness routine. Greatness is not achieved overnight!
