LETTER FROM THE PRESIDENT Happy Thanksgiving to all of you and your families. Living in this great community is one of the things my family and I are very thankful for, and I’m thankful for the opportunity I’ve had to serve the community along with my fellow board members for the last six years. TPOA Board Election It’s great to see that eight individuals have stepped up to run for the three open Board spots. By now you have either received or will soon receive all of the voting information. The ballots and voting instructions have been mailed to each assessment accountholder and the information will also be periodically eblasted between now and the TPOA Annual Meeting on December 4. New Clubhouse Update The pre-construction efforts for new clubhouse project continues to move forward. Plan review meetings have been held with construction permit officials with the City of San Antonio and Bexar County, and everything with the project is well in line with the various permit requirements. At the time of this writing the effort to complete all required construction drawings, engineering plans, related documentation, etc. that are required for the permit application is well underway, and the permit application is slated to be submitted in early November. The loan application has also been submitted and interest rates are still favorable. An asbestos inspection was completed and only tiny trace amounts were found in some glue that adheres the gym and restroom mirrors to the wall, so the abatement effort is relatively minor and inexpensive compared to what it could have been should asbestos had been found in other parts of the building. At this point the estimated timeframe includes demolition of the current clubhouse to begin in mid-December (that should take about two weeks), and for construction to begin in early- to mid-January. We will keep you posted on actual start dates, or any possible changes in the timeline, as we move closer. And as a reminder, Comal ISD has agreed to grant TPOA use of Timberwood Park Elementary and/or Pieper Ranch Middle School (the new middle school on Borgfeld) for the association’s regular board meetings for the duration of construction.
Gerfers Cemetery Dedication I thank the individuals who played a role in securing the State Historic Site designation for the Gerfers Cemetery located within Timberwood Park. Acquiring this designation was a lengthy process that actually took about five years. It was initiated and led by Timberwood Park resident Cindy Griffin who conducted a significant amount of research and provided a lot of documentation to the various State officials who are involved in granting historical designations. After a few years, she handed it off to resident Terri Edwards, who helped get it across the finish line. And on September 22 a very nice dedication event was held that involved an interesting historical overview by David Barkalow about the Gerfers family and the land that is now Timberwood Park, along with remarks from Gerfers family members and various other dignitaries. Special thanks to Kitty Gardner and others on the Timbwerood Landscape Committee who put together such a nice and meaningful event. New Staff Member at the Park Please join me in welcoming Kenny Carraway who has joined the park staff as Maintenance Assistant. Kenny is a veteran of the U.S. Coast Guard and has wide-ranging experience and a great attitude that make him a perfect fit for the position. He is off to a great start and he and Park Maintenance Manager Benny Martinez are a great team. Thanksgiving Turkey Trot Speaking of Thanksgiving, we’re thankful to Timberwood Park resident Stephayne Gibson, owner of Run Rugged Fitness, who not only sponsors but plans and coordinates the whole event. This is the 5th Annual Turkey Trot and it’s been great to see it grow every year. Board Candidate Profiles David Kanter
My name is David Kanter. I moved to Timberwood Park in 2014. I have a local business that serves clients nationwide along with rentals that I’ve remodeled here in Bexar County. Many of you have seen me at our HOA meetings. I walk my Black Lab Cody up and down our beautiful streets and in our gated park several times a week. I serve as a Neighborhood Watch captain and have volunteered for other activities like our annual Halloween Party. At other HOA’s, I have served in various committee and leadership roles include as a Board member and as the HOA President. When I’m elected to our Board, I will listen to you and work tirelessly with fellow Board members to make sure that every TPOA dollar is spent wisely. I support annual independent financial audits to insure transparency, competitive bids that are reviewed at open meetings, performance bonds for major projects, and bi-annual reserve studies to help us stay one-step ahead of our changing needs. I support cleaning up and modernizing our community park, adding a new dog park, and maintaining our common area in first-class condition, along with staffing our new $1.5 million clubhouse with a full-time site manager, who will work extended hours for our great family events and to lock up. As TP’s designed “boots on the ground,” the site manager would direct our contractors and maintenance staff, serve as a liaison with the community association manager, and focus on delivering superior customer service to owners and residents, not to mention
keeping a close eye on those who do not belong in our park. To help improve park security, we should periodically issue parking permits and new gate keys to owners and permanent residents, and have the Sheriff remove trespassers who loiter or use our community facilities without prior written consent. Aside from renewed attention to our finances, deferred park maintenance, and oversight of the Clubhouse construction and its future operations, I believe that among the Board’s other top priorities should be to solicit bids for a new community association manager, who will advise the Board on governance and help us to update our antiquated rules and legal documents so they are fully enforceable. I look forward to serving you and helping to make a positive difference at Timberwood Park.

My husband Marc and I moved into Timberwood Park in November of 2012. As each year passes our love for our neighborhood grows. Even more so having a 3 year old daughter, watching her get to take advantage of everything the neighborhood offers. Watching Elsa dancing along with the other little kids at Music in the Park always reminds me of how lucky she is. Honestly, I feel a sense of pride when people ask there I live and I get to respond with Timberwood Park. We are all lucky! I have wanted to play a larger role in supporting our community and neighbors, and now that our daughter is “older” I am able to dedicated more time to things other than diapers. current helps us retain our home values and I am sure that’s important to most everyone living here. I’m originally from Boston MA and moved here over 15 years ago. USAA became my place of employment a few months after living here and I am currently still there, working in an area that supports Veteran Service Organizations. It’s an amazing company, and I am forever grateful for the opportunities I have had there. Some of my skillsets include, project management, marketing campaigns across numerous channels, change management / communication, creative / artsy / event planning and interior design. I am really excited for the opportunity to give back to our neighborhood. I am running for the Board because I want to protect our uniqueness, foster a more neighbor-friendly environment, and make sure, we as a Board, are fiscally responsible so that TWP will continue to be a much sought after community to live in. I want our community to be create a good relationship with the Sheriff and Council Members so we can stay apprised of changes in the immediate area, and have a ready response team to go to Council meetings to protest items and agendas that will affect our community and way of like in TWP. Because I don’t work out of the home, I am readily available. If elected, I will have a dedicated email address for TWP and will answer questions posed to me within 1 business day. If I do not know the answer, I will tell you so and get it for you. I plan to be available 2 days a week for 3 hours or so, so that if you want to talk with me in person you will be able to do so. Additionally, I want to continue to have wonderful activities we have for our community and possibly add a few more in. My wife Jessica and I have lived in Timberwood Park with our two children, Isabella (15) and Christian (10) since June 2010. I have worked for USAA over twentyone years and currently work as a Manager in the Insurance division. As a member of the board I am responsible for working with the maintenance, office staff, and caretaker teams to make sure they have everything they need to do their jobs. As the Board point of contact I meet with the staff on a weekly basis. It is my opinion we have the best staff in place for these roles and I want to continue to work with the park team to position ourselves to be even better in the future. I’d like to continue to serve on the board and the community of Timberwood Park and represent the interests of our home owners, to make sure we are well positioned to meet future challenges and capitalize on growth opportunities. Serving on the board has allowed me to meet so many great, supportive people who share such a great sense of community, I want to continue working for them to keep Timberwood Park the best neighborhood in San Antonio. Timberwood Park is not just a place where we live, it’s our home. I am very proud of the accomplishments we’ve achieved on the board and I want to continue to serve to keep our neighborhood strong so we can continue to create great memories with our families.

I currently volunteer for the SA Stock Show and Rodeo Golf Committee, to raise scholarship funds for agriculture students. I work for the military (as a civilian) in a Contracting command that provides goods and services to the soldier. I work in Operations as an Ops and Plans Manager. I plan events of all different scales; I have accomplished military deployment planning to military change of commands, Command Headquarters Christmas parties as well as workshops. I also plan fundraisers for many of these events. I gather all the experts in a room identify specific tasks for them to accomplish, ensure all are accountable to those tasks necessary to execute an event. I have a son that works and goes to college and I try to teach him that when you are an active part of a plan then you get to contribute your vision to the plan, and you can make great things happen. I would love to be an active member in this community and I believe that the organization would benefit from my no nonsense attitude and good planning skills. I’m a thinker, I’m creative, I’m constantly making my new house a home. I believe in everyone having a voice but getting down to the actions. I enjoy being a productive part of my community. I have lived in TWP for 5 1/2 years. I retired from the United States Navy last year after 23 3/4 years, relocating on average every two years and have been a member of several homeowner’s associations. TWP is by far the best neighborhood I’ve lived in and I’d like to volunteer my time and effort in making sure it remains I say with pride that the best neighborhood for the families that live here now and will in the future. While in the Navy I was a Medical Service Corps Officer and worked as a healthcare administrator for several years before ending my career as a health information technology (IT) project manager and hold the PMP certification. I now work from home as a field manager for a nonprofit foreign exchange student organization. I’d like to work to bring the neighborhood together to create a community that will grow, free of bias and confusion. Every board member will bring different experience to the table to build a neighborhood we can all be proud of...BETTER TOGETHER. Historical Marker Dedicated in Timberwood Park On September 22, a historical marker was officially unveiled. It highlights the Gerfers Cemetery in Timberwood Park as it was designated a Historic Texas Cemetery by the Texas Historical Commission. The event included wonderful guest speakers and a presentation highlighting the incredible people who lived in our area and were the first homesteaders in the 1800s. Your Timberwood Park Landscaping Committee hosted the event. Over fifty residents and guests were in attendance. The program began with the presentation of the colors by local Boy Scout Troop 58, followed by the beautiful voice of Kim Curtis, Timberwood Park Elementary Music Teacher, singing the National Anthem. Timberwood Park resident and Historian David Barkalow served as Master of Ceremonies. Guest speakers included C.A. “Butch” Gerfers, President of the Coker Cemetery Association; Kevin Wolff, Bexar County Precinct 3 Commissioner; and Dr. Scott Baird, Cemetery Committee of the Bexar County Historical Commission. Butch Gerfers is a descendant of some of the first settlers of this area. He described visiting the cemetery as a boy with his father when this area was a large ranch. He explained how G.G. Gale contacted him around 1980 to ask his opinion on the maintenance of the site. Butch was appreciative to G.G. Gale who added a wrought iron fence around the cemetery to insure its longevity during Timberwood Park’s early years through today. Commissioner Kevin Wolff spoke of our opportunity to remember and protect locations like the Gerfers Cemetery. He said “when we have an opportunity to remember and protect those places, it’s our responsibility to do so.” Dr. Scott Baird expressed his appreciation to those individuals who insured the Gerfers Cemetery was recognized. He believes that San Antonio’s Tricentennial Celebration opened our eyes to all the historical sites in the area and generated more historical cemetery marker requests. David Barkalow provided a presentation of the history of the area, those interned in the Gerfers Cemetery, and

the importance of remembering our past. Here are some excerpts from the presentation. The Gerfers Cemetery was established circa 1873, with the first known internment of Johann Theodore Gerfers. Most internments were born in Prussia/Germany or the children of those immigrants. The cemetery is named for the Gerfers family, but the family names of Mecke, Poss, Leistikow, Bacon, and Coblentz are included. These families have strong ties through marriage to the Gerfers family. During the 1800s, after learning of low taxes, large tracts of inexpensive fertile land, abundant game and a near winterless climate in Texas, many who struggled in Prussia/Germany began to dream of a better life across the Atlantic. It must have been a difficult decision, but Johann Theodore and his wife Maria felt that Texas was perfect for them and their five children. They left for a long ocean voyage, arriving at the Port of Galveston on May 30, 1848. Upon their arrival they secured transport via oxcart inland to New Braunfels. After living there for a short period, the family traveled to the nearly unsettled northern Bexar County. They became homesteaders in the area we call Timberwood Park today. After living on the property and improving it, the Gerfers purchased 160 acres for $162. Life was difficult in the 1850s as they started a cattle and sheep ranch. At this time the Battle of the Alamo was a recent memory, and the Mexican-American War had just ended two years prior. The “big” city of San Antonio in 1850 had less than 4,000 residents. The Gerfers were on their own in an area known for bandits and Indians who could be friendly or hostile. Even with difficulties of life in the 1800s, the Gerfers family flourished. They witnessed many tracts of land being purchased around them and even purchased a few open tracts for themselves. Soon their son, William Peter Gerfers, began purchasing adjacent tracts of land and growing their ranch. When William’s father Johann Theodore passed away in 1873, he was buried on the spot which became the family cemetery we know today. It was located on the first lot they purchased. With William’s help, their land holdings eventually included the majority of what we know as Timberwood Park today. In 1889 the Gerfers family sold their ranch of over 2,300 acres at about $3/acre. The Gerfers have left their mark on our area, and their history is intertwined with ours. Many of the original descendants, such as Johann Theodore and Maria Gerfers are buried in the Gerfers Cemetery. David Barkalow closed the presentation with “This beautiful area was chosen by the Gerfers, just as we chose this area for our home.”

An award of appreciation was presented to Cindy Griffin, who initiated the research on the Gerfers Cemetery to attain the historical designation. Also recognized was Terri Edwards who worked to secure the marker and have it placed at the cemetery. Diana Hernandez, Timberwood Resident and Professional Photographer, captured wonderful photos of the day’s activities. The event was covered by the San Antonio Express-News with an article appearing in their September 24th edition. A big thanks to everyone who made this event a success and recognized the Gerfers Cemetery in Timberwood Park as a Historic Texas Cemetery.

Board Meeting Minutes October 2, 2018
The Board of Directors for Timberwood Park Owners Association (TPOA) held a public meeting at the TPOA Clubhouse. It was called to order at 6:00 p.m. by President, Greg Matula, with a quorum of board members in attendance. TPOA Board members present were Scott Myles, Chris Martinez, Karen O’Neil, and Paula Dimmitt Approval of April Board Meeting Minutes The board reviewed the August 13, 2018 Board Meeting minutes. The motion to approve the minutes was duly made by Mr. Myles and seconded by Mr. Martinez and the minutes were unanimously approved. Introduction of Board Candidates Each candidate presented their platform and answered questions during their three minute time frame. The candidates that were present and presented their platforms were: David Kanter, Paul Rutkowski, Laura Clark, Shawna Kline, Abbey Lehner, and Chris Martinez. Candidates not present were: Alethea Arnold and Linda Killman. Mr. Matula noted that each of the candidates’ platforms are to be published in the October and November Timberwood Park newsletters, that the ballots and voting instructions would be mailed to all residents in early November, and information would also be eblasted. Financial Report Mr. Myles referenced the financial state of the association reporting that TPOA’s total amount of money in all the accounts at the time of the meeting was $918,423.18. As of October 1, 2018, the Delinquent Assessment Fees remaining outstanding was $55,409.62. The association’s Reserve Account balance was $253,952.58. These

individual budget item expenses and balances are available monthly on the Spectrum website. The 2019 Proposed Budget printout was reviewed and several questions from the members were answered by the board. The motion to approve the 2019 Proposed Budget was duly made and seconded by Mr. Myles and Ms. O’Neil. The motion was unanimously approved by those board members in attendance. Clubhouse Project Update Permit: The preliminary meeting was held with the San Antonio City Permit Department. The City was pleased with all the information provided and await the final architecture drawings and documentation from Slay Architecture in early November. An asbestos inspection on the current clubhouse was conducted and the only asbestos found was trace amounts in the glue that holds the mirrors on the gym and restroom walls. An abatement is going to be scheduled. Demolition is tentatively scheduled to begin the middle of December 2018. During demolition and construction, Board Meetings will be held at the Timberwood Elementary School. Construction Loan: The loan was submitted the week of October 1, 2018 to Pacific Premier Bank. Social Events Terri Edwards announced the official unveiling of the Historical Marker for the Gerfers Cemetery in Timberwood Park being designated a Historic Texas Cemetery by the Texas Historical Commission. Cindy Griffin was recognized for initiating this effort to attain the historical designation. David Barkalow was recognized for presenting the history of Timberwood Park. Members of the Landscraping Committee were thanked for organizing the entire event.

Tours through the cemetery can be requested by visiting the Timberwood Office. Karen announced Halloween in the Park admittance process, activities and need for volunteers. The final 2018 Music in the Park is on October 12th. Karen stated plans for Santa in the Park depended on the demolition phase of the old clubhouse. Turkey Trot – Early Thanksgiving morning in the Park. Look for further information per e-blasts. Door to Door Bulk Waste - Tiger Sanitation, Inc. is scheduled on November 3, 2018. Details to follow via an e-blast flyer. Announcement Park Maintenance: Benny Martinez was promoted to Maintenance Manager. Kenny Caraway was hired as the Maintenance Assistant. Comal ISD presentation Marty Bartlett, Comal Independent School District Board Member, announced that Pieper Elementary is at 90% capacity and the High School construction drawings are 75% complete. In addition, the district received an Achievement 4+ rating! The next Board meeting will be the TPOA Annual Meeting on Tuesday, December 4, 2018, at 7:00 p.m. at the clubhouse.

Thanksgiving Safety The kitchen is the heart of the home, especially at Thanksgiving. Kids love to be involved in holiday preparations. Safety in the kitchen is important, especially on Thanksgiving Day when there is a lot of activity and people at home. • • • • • • • • • •
Stay in the kitchen when you are cooking on the stovetop so you can keep an eye on the food. Stay in the home when cooking your turkey and check on it frequently. Keep children away from the stove. The stove will be hot and kids should stay 3 feet away. Make sure kids stay away from hot food and liquids. The steam or splash from vegetables, gravy or coffee could cause serious burns. Keep the floor clear so you don’t trip over kids, toys, pocketbooks or bags. Keep knives out of the reach of children. Be sure electric cords from an electric knife, coffee maker, plate warmer or mixer are not dangling off the counter within easy reach of a child. Keep matches and utility lighters out of the reach of children — up high in a locked cabinet. Never leave children alone in room with a lit candle. Make sure your smoke alarms are working. Test them by pushing the test button.
