‘Twas the night before Christmas and all through the house, all the creatures were stirring, there may have even been a mouse. The stockings were hung by the chimney with care, in hopes that too much sugar wasn’t stuffed in there.
The children were jumping all over the bed, while visions of sugarplums danced through their bloodstreams and heads. Mama in her kerchief and Dad in festive matching plaid, were just gearing up for a magic-making night ahead.
When out on the lawn there arose such a clatter, I sprang from the couch to see an Amazon driver as mad as a Hatter.
The moon on the breast of the newly risen grass, gave my heart a happy jump, summer was such a pain in the ... past. When what to my wondering eyes should appear, but a cute family of meandering urban deer.

With a lovely doe, so lively and quick, I set down my cocoa before I got sick. More rapid than eagles, my Mom-skills they came, and I whistled, and pranced and called them by name,
“Now tinsel, now candles, now cookies and breakfast crêpe! On ribbons, on bows, on Scotch double-sided tape!” To the window! To the wall! Now dash away, dash away, dash away all.”
As Pinterest-worthy gift wrapping that before the wild hurricane fly, when they meet with tiny hands mount to the sky. So up to the house-top the coursers they flew, with a sleighs-worth of toys and my mother-in-law too.

And then, in a twinkling, I heard on the roof, inflatable Santa went airborne, we needed no visible proof. As I drew in my head and was turning around, down the hall came my youngest, toddling with a bound.
His eyes how they twinkled, his dimples how merry, I scooped him up and back to bed as fast as I could carry. His droll little mouth was drawn up like a bow, and I took a deep breath as he triumphantly told me, “No!”
I spoke not a word but went right to work, snuggling and back rubbing and dissipating his midnight perk. And gently laying a hand on the side of his sleeping face. And giving a nod, I rose to finish readying our space.
I sprang to the living room, to my team gave a whistle, and they all flew like the down of a thistle. And as we lay down my husband’s eyes and mine met, I smiled and whispered, “Merry Christmas, my love. Let’s make this our best Christmas yet.”

Nelson Mandela said those words during his May 10, 1994, inaugural speech when he became president of South Africa. He had gained the words from his experience of living his beliefs in his fight against apartheid and from being imprisoned for almost thirty years because of those beliefs. What I find most amazing was that while a corrupt government imprisoned his body for decades, he allowed no one to dampen the power within himself or the convictions for which he was fighting.
One of the wonderful things about a new year is that while we’re closing the chapter on these past 365 days, we’re opening fresh pages of blank expanse for the next four seasons. What’s written will be largely due to our own doing. But will our choices be driven by our own fears and insecurities, or from a belief that we’re powerful beyond measure?

In creating our New Year’s resolutions, how different would they be if we viewed ourselves from our power, our “Light,” rather than our darkness? How many more risks/challenges would we be willing to take if we believed ourselves to be brilliant, gorgeous, talented, and fabulous? No doubt that there’d be a lot fewer goals of losing the same twenty pounds, and a lot more sights set on things such as going back to school, starting a private business, teaching a class, running a marathon, or learning how to dance.
Our dreams and hopes for the future push us past this present moment and motivate us to get out of bed in the morning. But once up, do we face the day, or seize the day? That distinction can be the dividing line in whether we’re going to fear our power or embrace it.
So, as the clock’s hands sweep past midnight, and the new year unrolls the first blank page, decide to make a decision, rather than a resolution. Decide to believe in yourself and to set your goals large rather than small. Decide you can do it. Decide you’re worth it. Decide that you are powerful enough to live it. Then stand back and see what a year can bring.

What are some common mistakes people make when engaged in gardening? The first and biggest mistake people make is that they don’t plant enough. People should be planting three or four times as much as they usually do. Your fall and winter vegetables are all of the crucifers and that’s broccoli, cabbage, Brussels sprouts, cauliflower.
You’re going to be late if you try grow from seeds right now so use transplants. Buy heirloom seeds from TexasReady.net for the spring gardening season. People do not use enough mulch to keep the soil cool during the late spring and summer months. This also conserves moisture and nitrogen.
Is there anything you recommend doing during the winter to prepare for spring? Yes, you want to set aside your compost pile out of the weather. You want to keep it warm, even if you have to cover it with a tarp. Plan your crop rotation. Don’t plant the same thing in the same spot as you did last year.
Start your seeds for springs in a bright window indoors. You want the window to have direct sunlight coming through because it will supply enough ultraviolet light. When possible plant your plants with compatible plants i.e. companion planting. What about fertilizing during the winter? Your crucifers are heavy feeders. Be sure to use a full spectrum organic fertilizer such as Medina Growin Green. Follow the instructions on the back of the bag. Shrubs and front garden beds should be fertilized with the same Growin Green granules. Use a broadcast spreader because you can’t spread anything granular without one.
Fertilize edible plants now. Decorative shrubs should be fertilized once in the fall and again in the late spring. After the heat of the summer there’s probably not much nitrogen left so you need to replenish it.

Tis the season for family, friends, and generosity. Holiday season is about spending time with the ones you love and making memories that will last a lifetime. Take The Win And Run!

Some people struggle to say yes when they get a win. Imagine you walk into an appliance store. The salesman shows you a washer – the exact one you want – and says, “I need to clear this one out because we are moving buildings and I don’t want to pay to move it. I will give you 50% off if you can take it home today.” How many people would struggle to say yes while they came up with all the reasons they might be making a mistake? That is the world of real estate in late 2025.
Today’s real estate buyers have all of the leverage. Yet, whenever they negotiate a deal comparable to the pennies per acre paid for the modern-day 825,000-acre King Ranch, they look for reasons to throw a giant cow pie into the transaction.
The saying You make money when you buy real estate doesn’t mean that you must always seek the very best deal possible to reap a profit on real estate. It means the buyers who actually buy something make a profit; not the indecisive doomsayers that constantly look for reasons to trip themselves up.
Karma plays a hidden role in real estate, too. Buyers who run around town making silly offers and upsetting sellers don’t do that in secret. You don’t think every agent in town is aware of the shenanigans and forewarned of your tactics? Make offers on a couple of properties 30% below the asking price and you might as well ride through town with a cheapskate flag flappin’ off your truck. People tend to talk about bad experiences and word gets around.

The best way to buy something is to look for a property that you want and then make a firm, good-faith and clean offer on the property. Have it inspected and ask for reasonable concessions. Don’t ask for a new kitchen remodel because one cabinet has a scratch, or for the tractor, golf cart, boat, and RV to be thrown in. You would be going too far, my friend.
Some people tend to add layers of complexity and put obstacles in the way to a great deal that never should exist in the first place. The history books are full of stories of wealth created because someone bought a property. Only the people who change strategy and sell too soon lose money. Buy and hold, and you will win.

Say YES and then go to the closing table. Enjoy your new property while it appreciates in value. You’ll look like a genius!

IS THE HILL COUNTRY REAL ESTATE MARKET TURNING A CORNER? HERE’S WHAT WE THINK FOR 2026.

It seems like everyone I talk to these days asks the same question: “What do you think the market’s going to do next year?” So here it is—our take at NestHaven Properties. This is a prediction, not a promise, and we could absolutely be wrong. But after two years of sluggish momentum, we’re starting to see signs that the Dripping Springs and greater Hill Country real estate market may be on the verge of a turnaround.
The past couple of years have been defined by high interest rates, cautious buyers, and sellers who were hesitant to let go of their low-rate mortgages. The result was a market that felt stuck in neutral—too much supply in some segments, not enough urgency from buyers, and a general sense of waiting for something to give.
That “something” may finally be happening.
Recent Federal Reserve rate cuts, while not yet translating into dramatic drops in 30-year mortgage rates, have started to shift sentiment. Mortgage rates are currently at their lowest level in roughly 13 months, and we expect them to continue edging lower through 2025 and into 2026. Although the Fed’s policy rate doesn’t directly set mortgage rates, the broader easing cycle creates the conditions for them to decline over time.
At NestHaven, we’re calling attention to what we believe is the beginning of a market recovery. There are still great deals to be had—more supply than demand across much of the Hill Country means buyers still have leverage—but we don’t expect that dynamic to last forever. If rates continue to improve, we could see buyer confidence return in a meaningful way, tightening inventory and firming up prices.
Here’s our framework for optimism: a trifecta of positive developments.
1.Easing monetary policy from the Federal Reserve should gradually reduce borrowing costs.
2.Loan-level price adjustments, many of which were holdovers from the 2008 financial crisis, are being phased out— making mortgages slightly cheaper and more accessible.
3.With Jerome Powell stepping down as Fed Chair in May, markets may welcome a new voice and fresh policy tone that supports a more balanced economy.
Put all that together, and it’s not unreasonable to see a path toward interest rates in the 5%–5.5% range by the summer of 2026. That’s still higher than the once-in-a-generation lows of 2020–2021, but well within healthy historical norms. More importantly, it could mark the return of equilibrium—where both buyers and sellers feel good about making a deal. If that happens, 2026 could be a year defined not by hesitation, but by movement. And for a market that’s been waiting for direction, that would be a very encouraging sign indeed.



ART WITH A FLAIR

When observing the Hill Country’s Art Scene, the incredible variety of exhibited work becomes apparent. One unique artist to grab attention is D.R. Jones. His bold style and colors fill large canvases and make a statement.
Jones grew up in Lubbock, Texas. While his family often vacationed in Santa Fe, New Mexico, it wasn’t until he visited on his own that he began to discover art in that city’s galleries. He was influenced by the work of artist John Nieto and how Nieto’s paintings reflected a personal relationship towards his subjects.
At a midpoint time in his life, D.R. knew he wanted to become a full-time artist. Disappointed in his early efforts, Jones stayed the course and evolved to the success he enjoys today. He classifies his style as Expressionism with a Southwest flair.
Projects begin with a fixed idea. His Cowgirls series portrays the strength and challenges of women. Often shadowed under a large Western hat, each portrait conveys a story, a captured moment in time. In his Legends series, well-known personalities fill the canvas, large faces baring distinctive characteristics. The list includes Sitting Bull, Frida Kahlo, and John Lennon – portraits of persons who left a mark on their time and place.
Once a sketch has been rendered, D.R. uses various techniques to develop a palette which will help deliver his message. Colors not only have to share canvas space, but must carry the subject’s story through warmth and coolness, light and shadow.
D.R. exhibited for the second time at Art Santa Fe. He has also been involved in shows in New York City. Recently, one of his paintings took Best In Show in Lubbock’s juried gallery event. He currently exhibits at Wimberley Glass Works and Helotes Gallery. Information can be found on his Red Hand Art website.

Smelly Water?

One major water quality issue shared by many of us is water which emits a rotten egg odor caused by hydrogen sulfide gas. This problem is unique to homes whose water source is a private well, as
municipal and community water supplies are required to treat the water at the source. In the past, getting rid of rotten egg odor has been inconvenient and expensive, but recent advances have made eliminating it a much easier task to accomplish. One common method of treating well water for hydrogen sulfide was to inject chlorine directly into the water as it is pumped from the ground. These chlorine systems can often be maintenance intensive and prone to breakdown. It is also difficult to maintain a consistent level of chlorine without constant monitoring. Additionally, the homeowner is responsible for proper dilution rates to avoid exposure to high levels of this caustic chemical.
Another way of removing odor is to use a well water storage tank, allowing the release of the gases. This is an effective way to remove the gas without harmful chemicals, but it typically requires a large amount of space, as well as a separate pump to re-pressurize the water. Unfortunately, storing water in a tank subjects it to possible bacterial contamination from outside sources. Ultraviolet disinfection and filtration are usually

recommended when water is stored in a holding tank. There are benefits, but the extra equipment can be cost prohibitive. Many people aren’t aware that reliable, user-friendly equipment has been developed which will aerate and filter your water inside a sealed, pressurized tank. This tank takes up very little space and can be used alone or as pre-treatment for a water softener. The result is water that is completely free of hydrogen sulfide, iron, and any sediment that may come from your well – without the need for chemicals or maintenance by the homeowner. I’ll Bet You Are Working Hard
I’m guessing that you work harder at what you do than most people think. Am I right? Whether it is a job, a hobby, volunteer work, caring for a loved one – anything – there are many more facets to it than meet the eye. Sometimes you mutter to yourself: I just wish they knew.
At the end of the day though, you likely feel a sense of pride or accomplishment that is more satisfying than the accolades or appreciation of that someone who you just wish knew. I am writing this late on a Saturday evening after spending the day at the office preparing for a jury trial next week. I’ll be back there tomorrow ticking off task after task of things that must be done in order to present my client’s case effectively to the jury. Even after years of preparing for trials, I am always surprised at the innumerable tiny details that must be attended to so that in the intensity of the trial itself, every piece is in place.
Trials today are mixtures of the old school flip charts, magic markers, pens, and legal pads coupled with the presentation of information and witness testimony using PowerPoint and video depositions of witnesses who do not appear in person to give their testimony.
There is the psychology of what questions to ask prospective jurors to ascertain whether you want them on the jury. There may be focus groups ahead of trial to evaluate how jurors might view various elements of your case and then the making of
adjustments in your planned presentation based upon what you learn from the focus groups. You must decide which of the

potentially hundreds of exhibits are most likely to move the case towards your goal and then comb those exhibits to be sure they do not contain inadmissible information.
There are legal issues to prepare short trial briefs on so that if that issue pops up at trial, you can quickly hand a brief to the judge to support your argument on the issue. Preparation of clients, most of whom have no experience testifying, requires both time and energy. The list goes on and on........and on!
