The Board of Directors’ primary responsibility is to focus on governance, financial oversight, and strategic planning. In this update I’d like to share a summary of actions taken by the Board over the past year around membership and governance.
Membership Category Updates
Our total membership is comprised of just over 730 families, and it appears we are closing in on a financial and operational “sweet spot” in size. We have made intentional adjustments to membership categories to more closely align value proposition and amenity usage, and make joining our club attractive while managing capacity and attrition.
Proprietary Golf Membership has a Wait-to-Buy List
∙ Our Proprietary Golf Membership is full with 436 members and 2 on wait list.
∙ Strong interest continues at the current $80,000 initiation fee
∙ The newly established Wait-to-Buy Policy requires a prospect join (or upgrade) at Sports level and a place a $2,500 nonrefundable deposit.
Out-of-State Membership Redefined
∙ Eligibility for Out-of-State Proprietary Golf requires proof of residency, 5+ year member, and Board approval. 2 of our 436 are Out-ofState Proprietary members.
∙ Limited golf of four rounds per month (exclusive of tournaments)
∙ 50% operating dues and 100% capital dues
∙ The Non-Proprietary Non-Resident Golf Membership has been closed.
Proprietary Centurion Membership Paused
∙ 41/436 of our Proprietary Golf Members are Centurions with “frozen” operating dues.
∙ Granting additional Centurion memberships has been paused while changes to the program are explored. All existing Centurion member privileges as originally defined in the membership agreement are grandfathered.

The Board has endorsed a set of proposed changes that are most administrative in nature. There is no reduction of member rights. 2026 MID-YEAR OPERATING & FINANCIAL UPDATE
With April ending, we have reached the end of our fiscal second quarter. At our annual membership meeting in November, we shared our financial performance for 2025 and our financial objectives for 2026. Our primary 2026 financial goals include:

Meeting our loan covenants for our golf course and facilities loans remains our top financial priority and focus. We are currently on target to meet or exceed each of the three required covenants: debt service coverage, liquidity, and capital coverage.
Club’s Financial Position
Diablo Country Club remains in a stable financial position through the first six months of fiscal year 2026. As of April 30, 2026, the Club maintained approximately $1.9 million in cash and is currently forecasting to end the fiscal year at slightly above $2.0M, while continuing to invest strategically in Club facilities, course conditions, and member amenities.
Year-to-date operating revenues remain essentially on plan at approximately $9.8 million, while year-to-date operational net profit results finished at ~$107K, putting us on or slightly better than our year-end breakeven target. This reflects our continued investment in staffing, programming, and member services throughout the Club.
Net transfer fee revenues continue to significantly exceed expectations, finishing more than 50% favorable to budget year-to-date, driven by
continued demand for membership and strong referral activity from existing Members.
Membership & Member Activity
Membership demand and overall Club participation remain strong. Nearly all new member activity continues to come from referrals and introductions from current Members, reinforcing the strength of the Diablo community and member experience.
Member engagement across the Club continues to increase in several key areas:
∙ Golf Operations revenue increased approximately 12% over prior year
∙ Golf lesson revenue increased approximately 34% over prior year
∙ Soft goods merchandise sales increased approximately 32% over prior year
∙ Racquet Sports revenue increased approximately 18% over prior year
∙ Tennis clinics and lessons increased approximately 15% over prior year
∙ Fitness revenue increased significantly due to expanded programming and the introduction of complimentary group fitness classes for Members
∙ Aquatics programming and swim participation continued to grow, particularly within the Fall/ Spring swim programs
∙ Food & Beverage activity also remained strong throughout the first half of the year, driven primarily by member dining participation, Club events, and family programming. Member beverage sales increased approximately 7% over prior year, while continued participation in social events, bocce activities, and family programming helped support strong overall engagement.
∙ Golf participation remained healthy throughout the spring season with accompanied guest rounds increasing approximately 22% over
prior year and family guest rounds increasing approximately 35% over prior year.
∙ Another area receiving consistently positive feedback from Members is the outstanding playability and conditioning of the golf course. Investments in agronomic programs, irrigation improvements, bunker surrounds, and course presentation have positioned the course in its best overall condition in recent years. Member play, tournament participation, and guest activity continue to reflect the strength of the golf experience at Diablo.
Member Events & Programming
The first half of 2026 featured strong participation across a wide variety of member programming and Club events, continuing to strengthen Club culture, family engagement, and overall Club usage.
Theme nights and social programming continue to be exceptionally well received by Members, driving increased dining participation, stronger event attendance, and increased overall Club activity levels. Members are increasingly utilizing the Club to host personal gatherings and events, reflecting pride in the Club experience and excitement in showcasing Diablo to family and friends.

on enhancing the overall member experience and maintaining the quality of Club facilities and grounds.

The Board and management team remain focused on balancing exceptional member experiences with responsible financial stewardship. Continued emphasis is being placed on operational efficiency, staffing alignment, and thoughtful long-term capital planning.
The Club remains well-positioned financially as we move into the second half of fiscal year 2026, supported by strong membership demand, increasing member participation, and continued investment in the Club experience overall.

Some of the unsung heroes of our Club are our Ambassadors. A huge thank you for the support we have had from our Ambassadors welcoming new members to the Club.
We currently have more than 50 members who generously volunteer their time meeting with prospective members and introducing them to the Club experience. Hearing firsthand perspectives from those who know and enjoy the Club often makes a meaningful impact, helping prospective members envision themselves as part of our community.
About the Program : All our Ambassadors complete a questionnaire about their background, careers and families. This is used to ‘match’ with prospective members. We want to help new members meet members that they relate to. Many of our Ambassadors have said they have met amazing people through this process and have built lifelong relationships!
Why does this matter? We continue to receive applications from prospective members who do not have the required three sponsors. Whether
they are new to the area, have only recently begun exploring Club life, or simply have not yet had the opportunity to build connections within our community, these individuals may need assistance identifying sponsors. I reach out to our Ambassadors to see if they can support a prospective member, and we respect your time and understand that it is not always convenient.

HAPPY SUMMER, EVERYONE!
We are very excited to announce some wonderful things happening in Fitness this summer at Diablo Country Club!
Join us for a relaxing and rejuvenating evening at our Candlelight Yoga with Shiva and Live Sound Bath on Tuesday, June 16 at 6:30 PM. This special event is designed to help you unwind, recharge, and reset both mentally and physically in a beautiful candlelit atmosphere. We hope you will come experience this peaceful and unique evening with us.
Throughout the summer, our chair massage specialist will also be visiting on select Mondays and Tuesdays and may even make appearances during tournaments. Chair massages are a great way to relieve tension, reduce stress, and refresh your body. Please contact me at michelep@diablocc.org for more information or to schedule an appointment.
Starting in June, we are excited to add Friday morning classes to our group fitness schedule! Everyone’s favorite Shape and Sculpt classes will now be part of our Friday lineup. Please remember to be courteous with class sign-ups and cancel within an appropriate time frame so members on the waitlist have the opportunity to attend.
Coming in mid-June, we will also be launching our Junior Weightlifters Class. This program will allow a wide range of ages to safely learn strength training techniques under the supervision of one of our trainers. Please contact me if your child is interested in participating.
With such a wide variety of classes including yoga, Pilates, aquatic exercise, functional training, Shape and Sculpt, and more, there is truly something for everyone. Our goal is to help you find classes that not only keep you healthy and strong, but that you genuinely enjoy— because when fitness is fun, you’ll keep coming back for more!

CHEF'S CORNER
We had a great kickoff to spring and are looking forward to an exciting summer season at Diablo. With Mother’s Day behind us, I want to thank everyone who joined us for the event. We hope we have helped create lasting memories for you and your families.
We also enjoyed our first full month of Bocce, and it was wonderful to see everyone embracing the weekly food themes. It’s been a fun way to fuel up before heading out on the court. Our Masters Week tribute to Augusta was especially successful, and based on the response, we look forward to continuing that tradition at Diablo.
This summer, the pool will have a new addition with our food truck kitchen, Shark Tank. The menu will feature poolside classics along with some fun, approachable options that truly feel like summer. We are planning a soft opening so we can fine-tune everything before the season is in full swing.
Our summer menu is also in the works. We will be running nightly specials to test some of the dishes we are considering, giving us the opportunity to make adjustments before adding them to the menu.
Katia continues to create the most amazing and delicious desserts. Her recent menu was truly memorable, and once the local berries begin arriving, she will start developing the June dessert menu.

Spring has sprung and Summer is around the corner for golf at Diablo Country Club! With the golf course in fabulous shape and rounds continuing to climb, Diablo golf and tournament season is in full force.
April and May saw some serious tournament golf with the MPS Four Man, the DWGG Member/ Member and the DWGG Mini Invitational. The Four Man saw 144 players in 4 man teams tee it up in a two day competition, with a horse race. The team of Mitch Buich, Gary Wells, Phil Luecht, and Casey Rhodes had a roaring second day comeback to overtake the team of Rick Steffens, Brian Raphel, Bob Field, and Tony Abramo and were crowned the overall winners. The team of Joe Drucker, Ben Decker, Chris Congo, and Darren Brown breezed through the horserace and finalized it with an easy par on 18 for the victory. Great playing! The DWGG Member/Member had 52 women tee it up for an “out of this world” experience with the overall low net winners Beth Pearce and Jill Pasichuke and overall low gross winners Katie Alworth and June Joseph. Great playing!
The Niners had an epic Derby Day nine holes in May, with horse shoes and hats all around representing the Kentucky Derby. On a perfect Tuesday, the scores were racing with Lucia DeBene, Jo Peek, Hang Vienna, and Kathleen Houssels out ran the field for the win. Well done to the winners!
With so much tournament golf played and so much in the future, how do we make sure that we are playing our best at the right time? Practice of course! Making sure that we are practicing the right thing as well. Come out to the range early and hit drivers. Go to the Simulator room and hit drivers. Become the best driver of the golf ball that you can! Can you accurately tell how far each of your shots go in the air? Are you able to decipher which club it takes to carry a bunker or fly to the green in the air? Get in the Simulator room and study how far you are hitting it in the air! This will only help you become more confident when choosing your club selection for each shot. And confidence in club selection will only add to a confident swing!
Remember golf is hard, so have fun and enjoy the process!

FROM THE AGRONOMY TEAM UPDATE
The recent 4-Man and Scotch Club events were tremendous successes, showcasing the golf course in excellent condition while providing an outstanding experience for the membership. Following these busy spring events, the maintenance team utilized a valuable break in the tournament schedule to complete several important cultural practices on the bermudagrass tees and fairways. Timing these practices during a lighter play period allows us to maximize turf recovery while continuing to improve long-term course conditions.
As golf courses throughout the California Bay Area continue to focus on sustainability and longterm playability, bermudagrass has become an increasingly valuable option for tees and fairways.
Modern hybrid bermudagrass varieties offer several key advantages over traditional coolseason turf. One of the most significant benefits is improved water efficiency, with bermudagrass requiring substantially less irrigation during the summer months. In a region where water conservation remains a major priority, this provides both environmental and operational benefits.
Bermudagrass also performs exceptionally well during periods of heat and heavy traffic. Its aggressive growth and recovery characteristics allow tees and fairways to heal quickly from divots and wear, helping maintain consistent playing conditions throughout the golf season. In addition,
bermudagrass naturally produces firmer, tighter playing surfaces that many golfers associate with improved ball lie and overall playability.
Maintaining high-quality bermudagrass requires a focused cultural program centered around practices such as aerification, topdressing, verticutting, and proper fertility management. These programs help control organic matter, promote healthy rooting, and maintain the firm, consistent conditions golfers expect. Because bermudagrass is most active during the warmer months, it also recovers rapidly from these maintenance practices.
As climate patterns continue to evolve in Northern California, bermudagrass provides golf courses with a more sustainable and resilient turf option that supports both excellent course conditions and responsible resource management for the future.
To continue supporting the long-term health and performance of our bermudagrass surfaces, the golf course will be closed June 15 through June 18 for scheduled core aerification and sand topdressing of all bermudagrass tees and fairways. These practices are essential in managing soil compaction, improving water infiltration, and maintaining the firm, consistent playing conditions our membership enjoys throughout the season. We appreciate the membership’s understanding and support as we complete this important agronomic program.
EVENTS AND ACTIVITIES GOLF
SENIOR GOLF
The senior season is well underway with one home event and five away events in the book.
At the Kickoff event on March 11, we had multiple winners in three flights. In flight one, the team of Tony Quintong, Bruce Kroyer, Jim Hillman and Jim Clark placed first. Second Place went to Greg Gibbert, Mike Barenberg, Mike Hoversen, and Kile Morgan . Our third-place finishers were Tony Abramo, Bob Field, John Nystrom, and Dave Yarnold . In all $700 in shop credits were distributed to the winning players.
Richmond
Play was reasonably fast on our first away event on March 26 at Richmond, considering there were 116 senior golfers on the course. With only 15 men from Diablo, we did reasonable damage in the flights. In flight one Hank Salvo placed first, and Mile Carroll and Bob Chace captured second. In flight 2 only Gary Ryness won a prize with a first. We had no prize winners in flight 3. The Richmond golf course was in fine shape for a March match. In the credit book $160 was distributed to our prize winners.
Contra Costa
The men from Diablo fared far better at Contra Costa on April 15. Over $310 was won in shop credits at Contra Costa, far surpassing the measly $160 won at Richmond. There were 100 players on the course, and the pace of play was reasonable. In flight one Tony Abramo won first

In flight three Mike Stedman took first, Gary Ryness second and Jim Pasichuke third. For the third year in a row no Diablo man earned a closest to the pin prize on any of the five three pars. Tom Terrill notched a 76 gross followed by Tony Abramo and Dean McElroy with 77s.
Blackhawk
Our Diablo men ventured south to Blackhawk on April 29. The $70 won in shop credits was disappointing with only 12 Diablo men in the field of 89. Firsts pay more than thirds. In the two flights hosted by the Blackhawk Senior Men’s Association on the Lakes course, Diablo had only 3 prize winners. The weather at the event was perfect. The greens and fairways at Blackhawk have never looked better. In flight one, Jon Hackman earned a second-place prize and Brian Magstadt a third. In flight two Gary Ryness placed third. No Diablo golfer earned a closest to the pin award.
Peninsula
On May 6 our Diablo men traveled the 31 miles across the bay for our second annual trip to Peninsula Golf and Country Club in San Mateo. Peninsula is the only Donald Ross course west of the Mississippi. Twelve Diablo seniors joined with 76 players from Stanford and Peninsula on a pictureperfect day for golf. The low medalist for the day was Terry Spraker with a 76. Ron Bredehoft secured low net honors with a 67. Terry Spraker secured a closest to the pin honor for Diablo.

In the flights, Jim Pasichuke scored a second in flight one. In flight two, Ron Bredehoft placed first and Bruce Kroyer second. Credit book awards totaled $110.
Castlewood
We had 14 players from Diablo in the field of 90 from 5 guest clubs on May 13. Only $90 in shop credit money was won. The weather was cold and windy when we teed off and later perfect. The Hill course played firm and fast. The field was broken into 3 flights and Diablo only managed prizes in two of the three. In flight one, Bob Hagerty and Rick Steffens placed third. In flight three Bill Bishop
placed first and that was it for our Diablo men in the winner’s circle. Bob Hagerty won closest to the pin honors on hole 6. Low gross medalist again was Terry Spraker with a 75.
Senior of the Year
The “Senior of the Year” prize at the end of our season will come from a horse race featuring the 8 top points winners. Currently our top points people are in order Gary Ryness, Bruce Kroyer, Bob Hagerty, Jim Pasichuke, Hank Salvo, Mike Stedman, Brian Magstadt, Bill Bishop, and Tony Abramo. It is early in the season but the more events you play in the better your chances to be one of the 8.
Next Trips
The next venues for the traveling seniors will be Oakhurst on May 28, Green Valley on June 3, and Round Hill on June 10. On June 23 we will have a home event with players from Contra Costa, Orinda, Crow Canyon and Sequoyah coming to play our wonderful course.

Spring Bonanza Tournament
On Tuesday, April 28, 45 Niners gathered for the Spring Bonanza Tournament, competing in a fun and spirited Best Ball format on a beautiful spring day on the course. The ladies’ lounge was filled with the colors and spirit of the season, adding a festive touch that reflected the event's excitement and energy.
A special thank you goes to Kristen Hoffman, Kruti Amin, and Michelle Storm for their time, creativity, and dedication in organizing such a wonderful event. Their thoughtful planning and attention to detail helped make the Spring Bonanza Tournament a truly memorable occasion for everyone involved.

On Tuesday, May 12, 42 Niners gathered for a funfilled Derby Days tournament, competing in a lively Step-Aside Scramble format while dressed in their finest Derby fashions and festive fascinators. From elegant hats to coordinated Derby attire, the day reflected the Niners' enthusiasm and creativity as they celebrated another memorable spring event together.

SUMMER UPDATES
If you’ve been around the courts these past few months… you’ve felt it. The energy. The competition. The laughter. The moments that remind us why we love being out here. And just like that, we’re already halfway through the year.
As we roll into summer, I’ve been thinking about everything we’ve experienced together. From pickleballs to tennis balls, from cold, rainy mornings to now warm, sunny days… it’s been a little bit of everything. And honestly, I’ve been loving every minute of it.
If you think about it, this season has felt like a story… and what a story it’s been. It all kicked off on April 15 with our April Fools Tennis Social.
From the first point, you could feel it, something fun was in the air. We mixed in some crazy rules, kept everyone guessing, and let’s just say… Coach Ryan and I got humbled a few times out there. A couple of aces flew right past us, we’re still trying to figure out what happened.
But that’s what made the day special. It wasn’t about winning or losing, it was about the laughs, the energy, and that reminder that anything can happen when we step on court together.
Then came May 5th, and the courts turned into something completely different. Our two Diablo 2.5+ teams faced each other, but what followed was so much bigger than a match. As soon as the last ball was hit, the Court House came alive, Cinco de Mayo style. Tacos, music, conversations, and that feeling we all know so well… that Diablo energy.
Teams that had just competed came together as one, sharing food, laughs, and stories. And in that moment, it didn’t matter who won. What mattered was what we built together. That’s what this place is all about. Vamos Diablo.
And then… May 8. The Ladies Invitational: “Run for the Roses.” From the moment you walked in, it felt like stepping into a different world. The outfits, the
colors, the energy, we had jockeys, horses, and of course… some incredible big hats.
But beyond the theme, what stood out most was the spirit. Everyone showed up ready to compete, but also ready to enjoy the day, to connect, to laugh, to be part of something special.
The courts were competitive, the Court House was buzzing, and as the day went on, it all blended together into one unforgettable experience. We played, we ate, we danced… and we created memories.
And of course, we celebrate our champions:

As this story continues, something exciting has been building quietly in the background… Our Men’s Program.
Led by Coach Ryan, this group has grown into something special. Week after week, the guys show up, not just to play, but to improve, compete, and support each other. There’s a real culture forming, and you can feel it on the courts.

Wednesdays are all about jumping in and playing. (Men’s drop-in)

Meanwhile, over on the pickleball courts… the energy has been just as strong.
Thursday nights during our Spring Pickleball League have been full of great matches, competition, and nonstop action. The courts have been alive, and it’s been great to see so many members out there enjoying the game.

Our junior program will take a short break starting May 29th, but only because something even bigger is about to begin… Summer Camp.
Starting June 8, for 8 incredible weeks, the courts will be filled with energy, laughter, and the next generation of players. It’s always one of the highlights of the year, kids learning, competing, and falling in love with the game.
We’ve already got great sign-ups, but there’s still room to join. If you’ve been thinking about it, now’s the time.

DIABLO COUNTRY CLUB POOL RULES
As we head into the summer, I would like for you to familiarize yourself with Diablo Country Club Pool Rules (added a new #2 and updated #20)
#1 Pool Hours ‒ Pool hours are posted at the gates and on the DCC website. Hours change seasonally, and the Club reserves the right to modify them at any time. Seasonally 6:00am to 8:00pm.
#2 Pool Cleaning ‒ Monday and Thursday the pool is cleaned by a service, please stay out of their way when you see them at the pool.
#3 Adult Supervision ‒ When no lifeguard is on duty, children under the age of 16 must be accompanied by an adult guardian while swimming or in the pool area.
#4 Lifeguard Authority ‒ When on duty, lifeguards have full authority to enforce all pool rules and ensure the safety of all members.
#5 Diving Restrictions ‒ No diving is permitted. Diving requires proper training and may only be done under adult supervision. Flips, cannonballs, helicopter jumps, or jackknifes from the blocks or pool edge are prohibited.
#6 Safe Conduct ‒ No running, pushing, or rough horseplay is allowed within the fenced pool area.
#7 No Glass Allowed ‒ Glass containers are not permitted within the fenced pool area.
#8 Restroom Use ‒ Swimmers should use the restroom before entering the pool and take regular bathroom breaks during their visit.
#9 Swim Diapers ‒ Swim diapers are required for all swimmers who are not fully toilet trained. Individuals responsible for pool contamination may be fined at the Club’s discretion. Repeated incidents may result in suspension of pool privileges.
#10 Food and Gum ‒ No food or gum is allowed while swimming in the pool.
#11 No Smoking ‒ Smoking of any kind is prohibited in the pool area and restrooms.
#12 Proper Attire ‒Appropriate swimwear must be worn at all times. Revealing or inappropriate attire is not permitted.
#13 Food & Beverage Policy ‒ All food and beverages consumed at the pool must be purchased through the Club. Request, to-go packaging to avoid bringing glass or breakable containers onto the pool deck.
#14 Swim Instruction ‒ Swim lessons may only be conducted by DCCemployed instructors.
#15 Guest Policy ‒ Guests must be accompanied by a member at all times. If the member leaves the pool area, their guests must leave as well.
#16 Wading Pool Rules ‒ The wading pool is for children age 5 and under and must be supervised by an adult at all times. No lifeguard is on duty at the wading pool. It is intended for infants and toddlers only.
#17 Animals ‒ Animals are not permitted in the pool area.
#18 Right to Refuse Service ‒ DCC management and lifeguards reserve the right to deny pool access to anyone at any time.
#19 Disciplinary Policy ‒ Lifeguards may enforce a time-out policy and impose disciplinary actions, including suspension of pool privileges for the day. Further violations will be addressed by the General Manager.
#20 Membership Privileges ‒ All Diablo Country Club members are entitled to pool access privileges. Members may not give their member number to allow friends/ extended family to use the pool and club facilities without the member present.
