During the last 12 months there have been a total of 10 home sales, which is consistent with the previous year when 10 homes were sold as well. The average sale price for homes in WR Estates has decreased by 9% over the last 12 months averaging $1,995,564 this year versus $2,210,300 last year. However, the average price per square foot has increased during the last 12 months finishing at $381 per square foot this year versus $370 per square foot last year; a 3% increase. The luxury LOT market in North Scottsdale is measured again using the 85262 and 85266 zip codes and includes lots that have closed at $300,000 or greater. After robust growth recently, overall pricing and volume of lots sold has dropped for the first time in the last few years. 69 lots have sold in the last 12 months compared to 83 sales during the previous 12 months; a 17% decrease. Average sales price has dropped slightly averaging $551,407 this year versus $583,573 last year. As it relates to days on market for luxury lots selling over $300,000, the average this year is 522 days versus 455 days to sell last year.
As it relates to lots, the market is strong based on the fact that there are currently 7 homes under construction and another 13 homes in design review. Of the 7 homes under construction, 2 of the homes are spec homes and the other 5 are build-to-suits. The 12 homes in design review include 3 spec designs and 9 build-to-suit designs. During the next year we expect to see another 6 homes start construction. As a result, there is a good mix of buyers choosing WR Estates as their destination to live while the spec homes provide an opportunity to entice buyers to the community with new product and generate momentum for sales throughout the community.
