The Trilogy real estate market has continued to slow down, much like the overall Phoenix market and most markets throughout the country. Inventory has continued to rise while the number of sold homes are down about 53% from this time last year. The average days on market has increased quickly to 51 days. On average homes are now selling for 98% of the asking price. Rising interest rates have been the biggest factor and we are hearing that rates are trending towards the mid 7’s this week.

There are also 14 homes under contract at this time.
YAM AND PECAN DESSERT INGREDIENTS 5 cups
Cooked and mashed yams (about 3 pounds uncooked yams)

chopped pecans
1 can (14 oz)
NESTLÉ LA LECHERA Sweetened Condensed Milk
2 tbs
melted butter (optional)
3 large
eggs, lightly beaten
2 tbs
brown sugar
½ tsp
ground cinnamon
DIRECTIONS Preheat oven to 375° F. Grease ten 4-ounce ramekins or custard cups. Combine yams, sweetened condensed milk, eggs and cinnamon in medium bowl; mix well. Pour in prepared ramekins; sprinkle with nuts. Drizzle with melted butter; sprinkle with sugar. Bake for about 20 minutes or until bubbly and hot. Serve warm or at room temperature.
