itchens and baths are always a good bet when it comes to making a smart home remodeling investment. And if last summer’s 40 percent increase in kitchen and bath renovation jobs is any indication, the fixing-up frenzy isn’t slowing down any time soon. For those tackling a bathroom reno, after choosing fixtures such as tubs, showerheads, and sinks, the choice of tile is of upmost importance. Here are some 2021 tile styles that will transform any bathroom space from blah to bravo. Bathroom tiles are trending, well, bigger. The larger the tile, the more uncluttered and seamless the look and the less grout and less cleaning required. Not only will these large-scale tiles be underfoot but they are also taking to the walls providing a new platform for color and pattern. The everpopular subway tile will prevail though it will often now be in varying sizes, patterns, and colors (in other words, not just white). For example, classic subway tile gets a 2021 update when colored in a shiny aqua reminiscent of Benjamin Moore’s 2021 Color of the Year, Aegean Teal. Faux wood tiles will also be very popular. Used as a means to break up an allwhite tile bathroom, these Scandinavian-style faux wood tiles bring an organic and natural feeling to a bathroom while remaining durable and easy to clean. The tans and browns of these “wood” tiles provide a perfect complement to the whites and blues popular in modern day bathrooms. A mash up of different sized tiles abutting one another is also a new design feature popping up on bathroom floors. The imitation wood tiles also pair well with bamboo flooring and natural stone for an ecofriendly feel. Geometric patterns are also prevalent this year. Brightly colored mosaic tiles and patterns add a pop of fun and uniqueness to bathroom floors and shower walls. Perfect to frame mirrors or accent doorways, mosaic designs draw attention to architectural details. The brightness of the patterned tiles lends an upbeat feeling and bold statement to the space. Also trending are plant patterns and botanical print design tiles. Hexagonal tiles, popular in recent years, are now being seen not only on bathroom floors but on walls as well, creating a three-dimensional artistic look. Also seen in 2021? Metal tiles for walls, providing a modern shiny vibe. Metal may not be for everyone but it definitely is unique!

RAMSEY CANYON PRESERVE – Located in Sierra Vista, this region attracts more than a dozen species of hummingbirds including the violet-crowned and blue-throated. Known as the “hummingbird capital of the United States,” this spot is ideal if you’re a fan of these delicate and jewel-toned birds. While seeing a hummingbird is a safe bet, it’ll take a careful eye to identify the similar green kingfisher that frequents the area.

WHITEWATER DRAW WILDLIFE AREA – More than 20,000 sandhill cranes migrate to this 1,500-acre preserve in southern Arizona every winter, with March typically being the last month to witness their journey.
GLEN CANYON NATIONAL RECREATION AREA – This spot in northern Arizona is home to a particularly unique bird species: the California condor. With just several hundred of these birds still in existence, it’s rare to see them in the wild. Thanks to preservation efforts, a number of California condors have been introduced into Glen Canyon where birders can watch them soar over the Colorado River. It may take some patience to spot one, but with a wingspan of nearly 10 feet, this bird is an extraordinary sight to see. VERDE VALLEY – If you’re interested in watching for a variety of birds, Verde Valley near Sedona is a great option. The area’s mild climate and Verde River draw more than 300 different types of local birds such as cardinals, warblers, woodpeckers and more. You can find trail maps online to help guide your birding tour or you can wing it and follow your instincts. If you decide to head out and into this new hobby, don’t forget to pack your birding essentials. No matter which location you choose, binoculars, a field guide, a birding vest or pack and good shoes are must-have items to properly enjoy all of Arizona’s avian hotspots.
BROCCOLI AND BEEF STIR-FRY INGREDIENTS 1/3 cup
Soy sauce
6 cups
Broccoli florets
1/4 cup
Sweet Chili Sauce
2 tbs
Extra virgin olive oil
1/4 cup
Water
12 oz
Flank or New York steak
1 tbs
Fresh ginger
1 small
Onion, sliced
2 tsp
Cornstarch
1 tbs
Sesame oil
5 cloves
Garlic, chopped
3 cups
Hot cooked rice
DIRECTIONS Combine soy sauce, sweet chili sauce, water, ginger, cornstarch and garlic in small bowl; whisk and set aside. Bring large pot of water to boil; add broccoli. Cook for 3 minutes; strain water and set broccoli aside. Heat canola oil in large skillet over high heat. When oil begins to shimmer, add sliced beef. Cook, stirring frequently, for about 3 minutes or until no longer pink. Remove beef from skillet; set aside with broccoli. Place onion in skillet; cook, stirring frequently, for about 2 minutes or until golden brown. Add soy sauce mixture; cook, stirring constantly, for about 1 minute or until thick and boiling. Add broccoli and beef; cook, stirring occasionally, until heated through.

Allow me to get these photographs out to the agents I network with, by doing this before your home comes on the market it will build up excitement and pent up demand for your home.
Most homeowners who put their home on the market are looking to maximize what they net from the sale. One of the best ways of doing so in a seller’s market is to defer the showings. By delaying the showings, you list your home for sale in the MLS but don’t let buyers in the door for a certain amount of time, typically 4-7 days.
Looking for the top of the market? There is currently no indication that supply trends will improve and at the moment it looks like supply will drop further over the next 2 months. We would not be surprised to see demand continue to trend lower, but this will have little effect on prices. We already have far more buyers than the market can support. Best guess is that the average price per sq. ft. will continue to rise at about 2% to 3% per month for the next several months.
By doing so, you are getting the word out to all the buyers and agents. What you avoid is the buyer who looks at the home immediately and makes an offer that first day. While the offer may be solid, the seller misses out on other buyers who may also have been interested.
