The Race for Buyers Continues Change is never easy and for the first time in 17 years I have made a move. To me, making a move has to involve several key aspects: 1. Does the move make sense for my clients? 2. Does the move make sense for me? After doing my homework I answered “Yes” to both. As a bank our rates and fees are much cheaper than your traditional mortgage company. Also, having the backing of a bank allows me the ability to use their in-house bank products for those scenarios not exactly fitting the traditional lending box. As for me, the move to KS State Bank makes great sense. The ability to grow within the banking environment and to also offer mortgage financing across the U.S. with low mortgage rates is a win for all.

Despite the excessive supply, the high-end luxury market had a good first quarter from a volume perspective, with 79 closed sales for ARMLS listings priced over $2 million. This compares well with 68 in the first quarter of 2015 and we have to go all the way back to 2008 to find a first quarter with higher sales volume. The abundance of supply means there is plenty of choice for high-end luxury buyers and they are finding homes they like. For sellers it means they will need plenty of patience because of all the competition from other sellers. It also means they may have to settle for a lower contract price than they anticipated, especially if they are accustomed to looking up their home on Zillow. I have seen both Paradise Valley and Arcadia appreciate abnormally fast the past 18 months. This has begun to impact our area in a positive manner. Buyers are now realizing they can save more than 30% buying in the Orange Tree area, still be in the same school district, basically same location, and same acre lots without the Paradise Valley name attached to it. I just closed 4 more homes in the Orange Tree area, so my inventory is depleted and I will need more homes to market for our upcoming summer selling season. Since my cover is a horse racing theme and I am writing these articles in April, I will have a little fun and predict the order of finish in the Kentucky Derby:

he 2016 housing market so far has been characterized by moderately rising prices in most cities, but the tight supply of homes on the market is the biggest factor holding the real estate sector back.
Moderately Rising Prices In 2015 home prices nationally rose 4%, compared to a 6.4% hike in 2014, according to Clear Capital, a provider of real estate data and analysis. Economists forecast that home prices will rise at a more moderate level in 2016, at approximately 3%.
Tight Supply Tight supply has been the deterrent so far in 2016 for many home buyers, as well as for sellers who want to trade up. Nationwide, inventory has been around five months’ supply (the time it would take to sell the current number of homes for sale at the current pace). But in many cities inventory is much lower and strongly favors sellers.

Millennials Drive Demand Demand for housing continues to be dominated by older millennials, aged 25 to 34. This demographic has the potential to claim a third of home sales in 2016 and represent 2 million home purchases. Two other demographics will also be strong buyers in 2016. The Gen-X buyer is in their prime earning years and with their improved economic circumstances will want to move-up in terms of housing. Older boomers are approaching, or are already in retirement and seeking to downsize or lower their cost of living. Together, these two generations will provide much of the suburban inventory that millennials desire.
Luxury Market Influences Interest from international buyers in U.S. luxury real estate could get a slight boost in 2016, as long as stock market volatility remains at bay. Nela Richardson, chief economist at Redfin, said she expects strong sales in the luxury segment in 2016. “I think that sales will outpace the rest of the market, however, prices will slow significantly.”
Phoenix Market The Phoenix real estate market is also characterized by tight supply. According to Michael Orr, director of the Center for Real Estate Theory and Practice “Our biggest problem is not having enough homes for the population that is growing fast again.” But, 2016 is poised to be the best year for home sales and prices in the Valley in nearly a decade. March 2016 showed an increase in real estate prices by 8% year over year and Realtor.com is predicting the Phoenix area home values to boost by 9.5% overall.

SAUCE ¼ c 1 large ¼ c 1 qt ¼ c ¼ c 1 bottle
oil onion chopped garlic BBQ sauce molasses pureed canned chipotle chilis Gordon Biersch Märzen
Makes about 6 cups
DIRECTIONS Place ribs in a large pot. Cover with 50/50 mixture of Gordon Biersch Märzen and water. Bring to a boil. Reduce heat
and simmer, uncovered, for 30 minutes. Turn off heat and let ribs cool to warm temperature. Meanwhile, in a large pot, sauté onions and garlic in oil until translucent. Deglaze the pan with the bottle of Gordon Biersch Märzen. Stir in your favorite BBQ sauce, molasses and chipotle chilis (OR to taste – they’re hot!). Heat to simmering. Simmer over low heat, uncovered, for 30 – 60 minutes. When ribs are cool, drain off and discard liquid. In a large container, pour all BBQ sauce over ribs and marinate in fridge a couple of hours or overnight. Grill ribs over high flame until the sauce has caramelized on the outside of the ribs. Dip in the BBQ sauce remaining in the container a couple of times while grilling. Total grilling time approx 5 minutes per side. Serve with additional sauce if desired.
