I

t is hard to believe Mirabel’s 15 year anniversary passed recently on November 1, 2016. The Mirabel Golf Club has done a fantastic job in keeping the clubhouse current with several major renovation/addition projects that have been completed over the past several years. And a major renovation of the golf course will commence this summer, insuring that the golf course keeps its status as one of the premiere courses in the southwest. The Homeowner’s Association has also invested significant money to continue to maintain and enhance the community with major landscape and signage improvements as well as several major road and perimeter wall projects about to commence. With many of the homes in Mirabel now being a decade old or more, homeowners need to make the same commitment to their residences to invest in improvements or changes to keep their homes current to maximize their value when it comes time to sell. The best place to invest in your home to get the most bang for the buck is in the kitchen and bathrooms. The current trends in these areas are for lighter stone surfaces, and lighter cabinetry, walls and millwork as opposed to the dark colors that were popular in the mid 2000’s. You would be surprised how economical it is to replace granites or marbles in kitchens and baths, repaint walls, and in some cases resurface cabinetry to make the homes feel lighter and brighter. Any homeowner who has a home that is more than 6 or 7 years old needs to start thinking about investing in updating their house or they should expect a buyer to want a significant discount when it comes to the sales price of a home to offset the inconvenience of having to remodel it after the purchase is complete.

The luxury second home market has not fully recovered from the recent recession and there are more sellers than buyers in most cases. First-timers have always made up a large share of home purchases, and the median age of first-time home buyers has hovered around 33 for the last five years. In the late 1970s, the median age of first time home buyers actually dipped to around 29.

The word “craft” is unregulated in advertising and labeling – pretty much any producer can call itself a craft spirit. However, as one industry insider quipped, a craft distillery is “A place where the owner actually flips the switch that starts the still running.” Indeed, some distilleries are involved in every aspect of creating their spirits, a process sometimes marketed as “Grain to Glass.” The American Craft Spirits Association (ACSA) represents the U.S. industry and it defines craft as distillers that produce no more than 750,000 proof gallons annually. According to a study backed by the ACSA, the craft spirits industry achieved $2.4 billion in retail sales in 2015, growing at an annual growth rate of 27.4% in volume. Some experts say craft can capture as much as 30% of the market in the beverage world. Ten years ago, there were roughly 50 craft distilleries in the United States. Today there are an estimated 1,315 and that number is expected to grow as distilleries continue to get support from retailers and wholesalers who have seen the success craft brewers have already achieved. If support from consumers and retailers follow the success brewers have had, the potential for craft spirits growth is enormous. Craft spirits and creative cocktails now run the gamut from classic bourbon to sipping tequilas, from artisanal gin to ginger-infused vodka. So whet your whistle and get in the spirit!

“Millennials are delaying all kinds of major life decisions, like getting married and having kids, so it makes sense that they would also delay buying a home,” said Zillow Chief Economist Dr. Svenja Gudell. “We know millennials value homeownership and want to buy.” As millennials reach peak home-buying age, their needs and wants are shaping the future of the housing and mortgage industries – much as the boomers did before them. It goes without saying that the current generation relies on technology. More than 50 percent of millennials search for homes on their phones and, among those, 26 percent end up buying a home they found that way, according to data from the National Association of Realtors.

They’re generating a lot of change in the market and that means they’re moving up and out!

DIRECTIONS SALAD Combine cheese, pepitas and dried currants in a separate bowl. This Ciao “trail mix” is one of the six components of the salad.
