T
he 2018 season consisting of sales between October 1, 2017 and September 30, 2018 is turning out to be much better than it looked just a few short months ago. For the season, $28, 444,000 worth of real estate has either closed escrow or is pending as of this writing. That consisted of 12 homes and 11 homesites. This outpaces the 2017 season where we sold $23,888,000 of real estate consisting of 10 homes and 11 lots. The only negative is that the average price per sq. ft. of home sales in 2018 was $359 per sq. ft. versus $415 per sq. ft. in 2017. This could partially be due to what I wrote about in my last newsletter which talked about the homes in Mirabel getting older and the rapid shift of buyer’s desire to have modern or contemporary architecture. However a new home in Mirabel did sell this year for nearly $600 per sq. ft. which further highlights buyers preference for new construction with current architectural and design trends. Overall a positive year for Mirabel real estate sales and the season is not technically over yet. On a lighter note, I am pleased to announce that my wife Liz and I moved into our new home in Mirabel in July and couldn’t be happier to be back “on campus”. We are excited to get to use the club amenities more and spend more time with so many of our Mirabelean friends. Yes, photographs look amazing, but the actual abode can sometimes feel a bit different than the images once in the actual space. Other times, it’s hard to imagine your own furniture in a room with the current homeowner’s stuff in the space.
Luckily, today’s homebuyers are now able to search for their new abode online with 3D video imaging, ruling out casas that don’t meet their criteria, and imagining homes with nothing in them at all or with furniture rearranged, thanks to new technological advances in the world of real estate. Recently, agents have been able to offer potential buyers even better sneak peeks of homes by providing 3-D tours of their listings. Now, buyers can not only look at photos of the homes but they can feel as if they are virtually inside the homes and are able to scroll up and down to view ceilings, floors, and even closets, all without leaving the comfort of their current home. Want to get an even better look at a home that could be “the one”? Today’s top agents are providing drone video tours of their most luxurious properties, allowing buyers to see the vicinity, specific geographic features, and exterior views of the house and property. This aerial view is the best way to get a feel for just how much land a house sits on and how close neighbors are to your potential crib. One special tool some agents now use to showcase their homes is Matterport, a virtual reality 3D home tour service that allows the viewer to “walk” through the home, with clickable buttons to showcase the home’s unique features (for example, you can click to get specifics on a wine bar or details on the height of the ceiling in the great room). The service also offers a realistic “dollhouse view” of the home so buyers can easily see the homes layout and size and scope of the rooms in relation to one another. For those who really want to feel like they are walking around inside the house, homebuyers can even wear a virtual reality headset to fully immerse themselves in the home tour with Matterport. These paint parties are a mix between hanging out at a local wine bar with your buds and trying your novice hand at painting in an artist’s studio. Here’s more on what to expect if you decide to give art a go. And why not? You may be the next Georgia O’Keefe! First off, there’s the wine, to help newbie artists relax and channel their inner Picasso (trust us, though it certainly isn’t necessary, it can help if you haven’t touched a paintbrush since second grade). A few sips along the way helps painters chill and go with the flow. Next, there’s the design, usually chosen ahead of time by the party host. These “copy this” artworks are usually fun, bright, trendy, and easy to paint, which is what makes the get together fun and not a disappointment in the end. After all, who wants to struggle creating and end up bringing home an ugly mess? The art supplies are all set up for you at your personal easel, including pre-mixed colors and necessary brush sizes (there’s not

Prosciutto-Wrapped Pear Wedges INGREDIENTS 8 Thin slices prosciutto 1 Bosc pear, cut into 8 wedges 1/4 c Wild baby arugula leaves 1 tbsp Crumbled Gorgonzola cheese Freshly ground black pepper Raw honey for drizzling
DIRECTIONS Lay out slices of prosciutto. Top with pear wedges; drizzle each with about ¼ to ½ teaspoon honey. Top pear wedges with arugula leaves and a few crumbles of cheese. Wrap tightly in prosciutto. Season with pepper. Cook’s Tip: Squeeze lemon juice over pears to prevent browning if making in advance.
