ired of throwing money away on rent with nothing to show for it? After all, when you’re paying the landlord rent, you’re essentially paying their mortgage for them. Now could be a great time to buy a home rather than renting. In most real estate markets across the United States, in the long run, it is actually cheaper to buy a home than it is to rent one. In some places, the cost of monthly mortgage payments may even be less than a monthly rent check.
The way real estate is changing, it’s important to spend some time getting to know current trends and prices to understand if buying is a better option in your area. First, do some research and number crunching online. Several websites such as nerdwallet.com are great resources. Simply log on and enter details on the “Rent vs. Buy Calculator.” A few bits of info you will need: city and state where you want to live, cost of the home you are looking to buy, your down payment amount (usually 20 percent of home value), the terms of your mortgage (a 30-year mortgage is most common), how long you think you’ll live there (think seven years or more), and the cost of renting a similar home in that area. Plug in all these variables and the website will give you some insight into your best options. With access to so much information, you may be surprised at how costeffective buying a home in your desired area can be.
Remember, a long-term investment doesn’t necessarily have to mean a long-term living commitment. Whether you make it your forever home, rent it out to others, or put it back on the market, owning property is an asset that presents you with possibilities. It’s always wise to talk with an expert such as a mortgage specialist or trusted real estate agent in your area who can help you run the numbers, inform you of current interest rates, look for listings in your area, and advise you of your options. If you choose to pursue home ownership, happy house hunting!
