Seasonal reduction of inventory continues while sales activity outpaces 2024 As of 12/18, there were 17,718 active & coming soon listings in our MLS system within Maricopa County, down 7% from the prior month & up 9% from the prior year. Homes under contract are down 13% from the prior month & are up 3% from prior year with closed sales up 2% from prior month and up 12% from prior year. Comparing year-over-year as of 12/18, 2025 so far has over $36.8 billion of closed sales, a 6% increase in sales volume and the unit sales were 3% higher than 2024. Not only are unit sales higher in 2025, but also the price per unit has increased on average in Maricopa County by 3%. See Cromford Market Index chart as of 12/18 – a measure above 100 generally indicates a market favoring sellers.
Little change in the mortgage market for the third straight month As of 12/18, the average 30 year mortgage rate was 6.21%, only slightly down from this time last month. The 10 year Treasury has gone up slightly with all investors focused on what will come in 2026 with the next Federal Reserve meeting in January. Polymarket is currently predicting a 77% chance that there will not be a reduction during the January meeting.
