f you got married or had a housewarming 40 years ago, chances are excellent you received a Crock-Pot as a gift – possibly more than one. The recognizable electric appliance with the removable ceramic insert, glass lid and simple settings was actually patented in 1936 by Irving Naxon but was purchased and rebranded in the early 1970s. Although there are many slow cookers on the market now, Crock-Pot is the trademarked name we tend to identify them as – sort of like Kleenex.

The slow cooker’s popularity waned with the advent of the microwave oven, but they have seen a revival in recent years and are especially enjoyed in the fall and winter months. There’s just something very welcoming about coming home to the delicious aroma of a homemade meal – one that you’ve already cooked! Besides the simplicity of using one – just add your ingredients, set the heat and time needed, and go! – they are super practical for all types of lifestyles. Whether it’s a busy family with working parents or singles who don’t want to spend hours preparing food for one, slow cookers provide a delicious and convenient way to enjoy a home-cooked meal without the fuss and time. A survey showed that more than 80% of families in America own a Crock-Pot or other brand of cooker, indicating it’s become an indispensable part of any kitchen.
former home as a rental property. That’s a great investment … but also a lot of work. Before you decide to take on the role of landlord—quite possibly a long-distance landlord—consider the pros and cons of hiring a property management company to do all the hard work for you. Just what does managing your own property involve, exactly? It isn’t as easy as it seems. First, you need to find potential renters for your abode. That means listing your place online and uploading professional looking photos to get some interest. You’ll also need to give potential tenants a walk-through before they sign on the dotted line. (Not so easy if you’re living in a different state.) Once you find a potential candidate, you’ll want to run a background and credit check on this person to make sure they are a good bet for paying the monthly rent (and to make sure they don’t have a criminal record!).
TIPS
After reading this hefty to-do list, you may wonder who wouldn’t want to hire a property management company? Truth is, their services do relieve a lot of the burden of renting your own property as long as you’re kept in the loop of major decisions. Of course, you do have to pay them, which cuts away at your monthly profits. Most management companies charge a finder’s fee once they’ve found a suitable renter (often the first month’s rent) and then take a percentage of the tenant’s monthly rent for themselves (usually somewhere between 8 to 10 percent). But perhaps it’s worth that in the long run!

• Slow cookers are available from many manufacturers and have evolved with more settings and options. Shop around. • Slow cooking means you can purchase a cheaper cut of meat for stews and dishes. It means an extra step, but browning stew meat beforehand can make it even more tender. • Don’t lift the lid early no matter how tantalizing it smells. Escaped steam can reduce moisture and add to the cooking time.

Once you’ve found the perfect tenant, you’ll need to make sure they are taking care of your investment and maintaining the property. And of course, home maintenance problems inevitably come up. Who’s going to handle the late night call when the upstairs shower leaks or when the AC conks out? You’ll also need to find repair people and make sure these companies are charging fair rates and doing good work. Some renters may also want monthly property maintenance— mowing, leaf pickup, snow shoveled—included in their agreement and that can be a difficult thing to manage on your own. And of course, there’s the monthly rental fee. Someone needs to make sure the money is getting to you on time … and swiftly following up if the “check is lost in the mail.”
INGREDIENTS 3/4 tsp 3/4 tsp 3 tbsp 1/2 cup 1/3 cup
Salt Ground Cinnamon Coconut Oil Popcorn Kernels Granulated Sugar
DIRECTIONS Line baking sheet with parchment paper; place next to stovetop. Combine salt and cinnamon in small bowl. (It’s important to get everything together first. You will need to work quickly once popcorn kernels start popping.) Heat oil in large saucepan over medium-high heat. Add popcorn kernels and sugar; stir to coat. Cover; cook, shaking pan constantly, for about 2 to 3 minutes or until popping starts to slow.
LIFEWISE
Immediately remove pan from heat; pour popcorn onto prepared baking sheet. Sprinkle with salt and cinnamon mixture; toss to coat. Allow mixture to cool for 1 to 2 minutes.

YOUR REALTOR® FOR LIFE
L
et’s be honest – all Realtors® use the same contract and listing site when buying/selling
a home. There is no secret website that magically sells your home or provides a listing that not one other interested buyer can see. But what all Realtors® do not do is service
their client and handle the transaction. With each transaction, I handle the process from start to finish; my goal is to create a wonderful experience for my clients and a long lasting relationship. My Formula for success is this: 4 understanding market home values 4 understanding market conditions 4 understanding the lending industry 4 understanding expectations If all four of these components are understood, both buyer and seller will have a successful transaction. A great agent is a great educator. I was born and raised in the Phoenix area. Since entering real estate I have represented every aspect of the industry – buyers, sellers, and investors in both the residential and commercial market. I believe in the philosophy of the referral network. My time is better spent on you and your transaction, not prospecting and cold calling. Therefore, I ask that you refer me to your friends and family, so that I can take care of them, just as I took care of you.
