2016 Real Estate MARKET UPDATE
T
he 2016 housing market so far has been characterized by moderately rising prices in most cities, but the tight supply of homes on the market is the biggest factor holding the real estate sector back.
Moderately Rising Prices In 2015 home prices nationally rose 4%, compared to a 6.4% hike in 2014, according to Clear Capital, a provider of real estate data and analysis. Economists forecast that home prices will rise at a more moderate level in 2016, at approximately 3%.

rab your mint julep, your brightest and biggest summer hat, and head off to the races. If you’re a fan of the equestrian lifestyle, May and June are the months you look forward to all year. It’s the start of the Triple Crown season, which includes the Kentucky Derby held at Churchill Downs on May 7; the Preakness Stakes, held at Pimlico Race Course in Baltimore on May 21; and the Belmont Stakes, held in Belmont Park on Long Island, New York, on June 11. And with all the excitement last year with the Triple Crown winner American Pharoah, this year is sure to be more anticipated than ever before. After all, American Pharoah is only the 12th Triple Crown winner in the history of the races. The previous winner, Affirmed, was all the way back in 1978. Talk about a long drought!
Of course, with the thrill of the actual racing comes the excitement of the parties, the fashion, and the history that comes along with the Triple Crown. For women, it’s time to don your prettiest summer dress with a coordinating summer hat, or perhaps a fascinator fit for a
princess (channel your inner Kate Middleton, the Duchess of Cambridge, for this look). For the men, it’s all about bright pants or blazers with coordinating bow ties and spiffy shoes. No color is too tropical or pastel. Some gentlemen also opt for lightweight fedoras or straw hats. (The overall look is very Vineyard Vines, which is in fact the “official style” maker of the event.) The Kentucky Derby—also known as “the run for the roses,” a nod to the garland of 400 red roses the winning horse wears—has historically been filled with socialites, celebrities, and politicians alike, which adds to the fun and excitement. Even if you’re not lucky enough to have a ticket to the race, it’s fun to throw a Derby party to kick off the season. Invite your friends and family to don their finest and head to your house for some mint juleps and fine southern foods (country ham & biscuits or bourbon balls, anyone?). So go ahead and mark your calendars for May 7, the kickoff of the 142nd annual Kentucky Derby in Louisville. That’s when all the fun officially begins. Just don’t walk away from the flat screen too long— the actual race lasts for only two minutes!
Millennials Drive Demand Demand for housing continues to be dominated by older millennials, aged 25 to 34. This demographic has the potential to claim a third of home sales in 2016 and represent 2 million home purchases. Two other demographics will also be strong buyers in 2016. The Gen-X buyer is in their prime earning years and with their improved economic circumstances will want to move-up in terms of housing. Older boomers are approaching, or are already in retirement and seeking to downsize or lower their cost of living. Together, these two generations will provide much of the suburban inventory that millennials desire.
Luxury Market Influences Interest from international buyers in U.S. luxury real estate could get a slight boost in 2016, as long as stock market volatility remains at bay. Nela Richardson, chief economist at Redfin, said she expects strong sales in the luxury segment in 2016. “I think that sales will outpace the rest of the market, however, prices will slow significantly.”
San Antonio Market San Antonio-area home sales continued to rise at a rapid clip in early 2016 as prices surged, building off of last year’s record results. But, San Antonio housing remains a seller’s market, with low inventory and high demand. SABOR Chairman Bob Jacobs predicted that inventory will stay squeezed for a while as the area population grows. “All indication is we’re going to still keep a little tight. We’ve been doing that now for probably the last 18 months,” he said.

TO PREPARE FLAN
3c 4 oz 1 can 1 can ½ pt 6 1 tsp ½ lb
Mix remaining ingredients in a bowl. Pour into flan mold lined with syrup. Place mold into a small roasting pan and pour hot water into roasting pan to reach halfway up the sides of the mold. Place into 275 degree oven and bake for 1 hour and 45 minutes.
sugar water evaporated milk sweetened condensed milk milk eggs vanilla coconut shavings chopped almonds
TO PREPARE SYRUP Pour sugar into a saucepan over medium heat and cook for 10 minutes or until liquefied. Add water slowly and stir continuously until golden-brown. Pour syrup into the bottom of a 9 – inch flan pan. Reserve 3 tablespoons for garnish.
Remove from oven, take mold out of roasting pan, cover, and place in the refrigerator overnight. Place a chilled plate topside down on mold. Invert the flan onto the plate and lift off the mold. Garnish with chopped almonds and slices of cantaloupe. Pour remaining syrup into each bowl. Yields 12 servings.
