Slight increase in Supply, but still very difficult market for Buyers:
As I write this (5/21), there are 4,100+ homes listed as active and 650 Coming Soon listings in the MLS for Maricopa County - last month on 4/19 there were 3,600+ active listings and 700 coming soon listings. Coming Soon listings are marketed in our MLS, but they do not show up in typical consumer sights like Zillow, Realtor.com & Redfin. There currently are 10,200+ homes under contract that are not yet closed (400+ decrease from same period last month). We are still not seeing a sufficient number of homes available to meet buyer needs and most sales being negotiated are still looking for postpossession agreements so the Sellers have time to find their next home (either to buy or rent). Chart below has some has a few interesting things to take note of and watch:
• Under Contract price is starting to fall a bit and actual sales prices are exceeding under contract prices. • The spread of closing price is growing over list price when went under contract (over asking offers that closed). • As the green line crosses the red line we need to monitor and look for indicators to see if just a blip or if demand is cooling / buyer pushback on increased list prices. • I personally don’t feel reduction of demand in the market now, but anticipate that June/July temperatures will take more steam out of the buyer’s enthusiasm. • Until there is a sharp increase in inventory supply anticipate more of the same
New Broker & Office Location: On May 20th I officially moved my license and office to My Home Group located at 8360 E. Raintree Dr, Scottsdale 85260. There are many great things about new broker, location and co-workers. My Home Group is located right next to Scottsdale Gun Club and K O’Donnell’s restaurant at Raintree & Northsight off HWY 101 Raintree exit. Ping me if you want to stop by for a tour, grab a drink or perhaps slip in some range time at the gun club. Thank you for your continued referrals and trust: I have to thank you all for continuing to refer me to your friends and family. Without you I would not be where we are today and I am thankful to have the experience from over $325,000,000 of sales to guide my clients forward. Thru May 2021, I will have closed over $25,000,000 in 2021 sales. About an equal split of clients with buyer purchases and listings represented. For me, it has been a very busy year. Each day starts with early rise, scrub inventory changes and looking for off market opportunities for buyers looking for the right homes, then meditation via exercise as I plan the day. I’m blessed that I love what I do and really work hard to help my clients by exceeding expectations and hope to bring some fun along the way! Speaking of fun, I will be looking to do a June volunteer day at St. Mary’s Food Bank. Please let me know if you would like to join.
