2025 Financial Recap

The staff accountant with AAM has processed the final year-end entries for 2025. Although the statements are unaudited and pending CPA review, the Finance Committee would like to publish the results. Overall, the financial health of the Association is strong. The monthly homeowner assessment allocated to operations adequately covers the annual operating expenses. DWDMCA finished the year with an $81,300 surplus that was subsequently transferred into the CARE Fund and Reserve accounts. After this transfer, the cash position in the operating accounts was $93,400.

The following is a condensed summary of operations. Figures are in 000’s.

Although Management was able to reduce some expense items in 2025, the reductions were off-set by a handful of unavoidable increases. Under “Contracted Services”, the Lift Station contract was $8,900 higher and the Shared Dove Mountain Assessment was $6,700 higher. Under “Administrative Expenses”, Salaries and Benefits were $34,700 higher and Insurance Premiums were $8,000 higher. Under “Landscape Expenses”, we had $9,500 more in Storm Clean-Up costs. A more detailed year-end financial statement can be found on our DWDMCA website.

Due to the deferral of certain projects, the Association was able to add $301,800 to the Reserve balances in 2025. With the Pulte litigation complete, many of these projects will be brought forward and addressed in 2026. As these projects get completed, we are anticipating a slight reduction in our Reserve account balances for the upcoming year. At year-end, our Reserve Funds totaled $1,664,300.

In addition to Reserve funding, the Association is accumulating significant dollars in the CARE Fund. Two years ago, the CARE Fund had a balance of $25,000. As of year-end 2025, the CARE Fund accounts totaled $261,600. Whereas theReserve Fund is used to replace and maintain existing assets, the CARE Fund is for enhancements and new capital improvement projects.

Unoccupied Homes Pros & Cons

Snowbird season runs from May – October in Del Webb. Here are a few Pros and Cons about leaving your home unoccupied during those months. There is a lot of extra things to consider.

It is not difficult to prepare your home for departure, just close the drapes, set the HVAC to 85, turn off the water to the house, cover the furniture, and empty the trash and ask a kindhearted neighbor to check in on your home, let’s say once per month. That should take care of things. Think again!

Lots of unexpected things can go wrong in your absence. The HVAC can break, creating extreme heat conditions inside your house. Ants and unwanted pests can take up residence inside your home. Trees and plants take a beating. Strong monsoon storms can uproot trees and topple Saguaros. Shingles can fall off roofs or windows broken during a storm. Termites can make their presence known inside or out in just a few days. A home left unattended for any length of time can be vulnerable to squatters or other intruders. Or how well do you really know your neighbor? Can you trust them with your property?

Does your neighbor know how best to handle emergent situations when they arise? Do they really want to take care of it for you? Everyone is your friend until something goes wrong – then the blame game starts.

Tiny Habits

Ever say I want to start working out, only I do not have time? Or I am too tired or not motivated or it just is not fun to start working out. On the other hand, maybe you did start to work out or a diet change but just could not stick with it long enough to make a difference.

Recently, as part of my recertification as a personal trainer, I came across a program called Tiny Habits. A tiny habit is a behavior change method developed by Dr. BJ Fogg, who is a behavioral scientist at Stanford University. Tiny Habits focuses on creating small, easyto implement habits that can lead to significant longterm changes in behavior. These habits are designed to be manageable actions, such as doing one pushup or stand up from sitting on a chair 2 times, making habit formations simple and sustainable.

A tiny habit typically takes less than 30 seconds to com plete and requires little effort, allowing it to fit easily into daily routines. By breaking down larger goals into tiny measures, individuals can feel less resistance and build towards achieving their objectives.

Examples of Tiny Habits Plans from the Heart Foundation:

 Fitness: Instead of committing to a one-hour workout every day, a person can start by doing five minutes of exercise daily, gradually increasing the duration as the habit becomes ingrained.

 Healthy Eating: Rather than overhauling an entire diet, an individual can begin by adding one serving of vegetables to their daily meals, slowly incorporating healthier choices over time.

 Mindfulness: Instead of aiming for 30 minutes of meditation per day, a person can start with a oneminute mindfulness practice each morning and gradually build on that foundation.

Trying this method may not be for everyone. However, if you do struggle with getting started on a fitness program, eating better or anything else you wish to begin, maybe trying a tiny habit change will motivate you to at least start a change that could grow in the future to the change you want to have happen. Then who knows? Maybe the tiny habit today leads to the big results you wished to accomplish all along.

Help for a Two-Handed Backhand

Think “turn, set, swing” and let your non-dominant hand be the boss of the shot.

1. As soon as you see the ball to your backhand, make a full shoulder turn so your chest faces the side fence, and get both hands on the grip (bottom hand continental, top hand like a forehand works well).

2. Set a strong “power position”: racquet head higher than your hands, arms comfortably away from your body, front shoulder pointing to the ball, and a solid base with knees slightly bent.

3. From there, drop the racquet below the ball and swing from low to high, driving with your legs and torso while the non-dominant hand extends through contact out in front of your body.

Keep your grip pressure relaxed so the racquet can accelerate, then finish high over your front shoulder and hold your balance for a second.

Town of Marana Notice Tangerine Road and Interchange Improvements

Starting on March 30, construction will begin to make improvements to the intersection of Tangerine and Interstate 10. Traffic will be shifted to the outer lanes for eastbound and westbound travel. Please be alert of traffic control devices and construction personnel. Travel time through the project area may increase during construction; please adjust your schedule accordingly. You may wish to use the Twin Peaks interchange.

This work is part of a series of improvements planned for the intersection and eastbound on- and off-ramps. Work for this project phase is scheduled to be completed by Monday, June 15, 2026.
