Weaving History

Location: Spartanburg, South Carolina

Client: M Peters Group

Size: 200,000sf @ 200 Units Multifamily, 25ksf Retail, 30ksf Office

Built around one historic Spartanburg city fabric, the Home this new district design offers a range of lifestyle housing choices, co-working office, and active ground floor retail that nurtures small and local businesses.

Buildings are organized around pedestrian-scaled courtyards, plazas, and passages. Thoughtful placemaking activates the district and the surrounding area. All public spaces on the site are car-free, eliminating conflicts with pedestrians. Pedestrian passages connect all surrounding streets with the interior of the site. The design includes installation of public art, pop-up art exhibitions, and events in the Downtown area.

Restorative Power of Landscape

Location: Charlotte, North Carolina

Client: University City Partners

Connecting people and the environment via a green ribbon of landscape, programmed ribbons, and ravines. The porous paseo block creates a place for people to live, work and play in an indoor/outdoor mixed environment, where workspaces slide outside onto terraced roofscapes and outdoor, activated courtyards, lined with retail, food and beverage and other urban amenities. The tilted green at the heart of the site connects residents and workers back to nature and the site’s existing creek, and the treehouses in the forest create a retreat from the city.

The development team lead a creative vision for this 40 acre TOD devevelopment around the following values:

Breaking Down Barriers: Inclusive and proximity to Metro with higher density increase accessibility and engagement, boosting property value.

A Place People Want to Be: Positioning urban dense inviting buildings closer to Gallows Rd allow high visibility and attract repeat visitors, enhancing tenant stability and revenue.

Curated Experiences: Unique, culturally rich spaces (such as small boutique retail) attract Visitors and raise area value.

Connected Urban Fabric with Green Loop: Integrated green spaces support sustainability goals and raise property values by 5-15%.

City in Nature - Between the Mountain and the Valley

Location: Asheville, North Carolina

Client: Furman Group

Size: 12 acres and approximately 1M gsf

Over a two year process of engagment, visioning, and collaborating a concept masterplan development to ensure that the final design truly reflected the diverse needs and wants of the Asheville community composing a mix of uses, hotels, affordable housing, creative office, and civic space.

The development team lead a creative engagment process for Project Aspire. That process included multiple follow up visioning sessions and extensive design reviews with key stakeholders from the Furman Co., First Baptist Church, YMCA Team, and various City groups in Asheville, NC. The purpose was to engage stakeholders in activities and discussion in order to understand their goals, vision, opportunities and preferences for the new master plan that will be a gateway of downtown Asheville located at the parcels of First Baptist Church and YMCA.

City framing Nature - A City with a Heart

Location: Charlotte, North Carolina

Client: Northwood

The urban design team led a vision and analysis effort to tell a new story for the suburb of Charlotte - Ballantyne. Through interviews it was found that was a city with a heart, a city many competing centers, but also of amzing nature. Our was a City with a Heart where a mixe of vibrant uses and urban districts frame nature, connected by light rail, urban trails, a mix of uses, hotels, affordable housing, creative office, and civic spaces. The vision was proposed to implemented over the next 50 years with the most important phases coming online over the first 5-10 years.

Urban Tapestry

Location: Charlotte, North Carolina

Client: Crescent Communities - 301 east Trade

Creating an urban tapestry inspired by Charlotte’s history and cultural landscape, this project seeks to weave people, place, and program together in an intensive mixed use environment. The program consist of 750,000 sf of office, 400 key urban residential, 30,000 sf of lifestyle retail, multimodal station for busses and light rail, and associated structured parking.

Courtyard Communities

Silver is a luxury community of 52 apartment homes located on Kenilworth Avenue. Offering an above-market alternative for living to urban professionals, established families, and remote/hybrid employment arrangements, these well-appointed residences offer a boutique, concierge -level residential experience.

Each apartment is centered around a spacious great room with a chef’s kitchen and a large balcony with an outdoor fireplace. The fourth level premium residences offer 12’ ceilings, views of Uptown, and secured, express elevator service from gated private parking direct to the floor.

Situated in the Dilworth neighborhood behind the Atrium Health main campus, Latta Silver is a luxury community of 52 apartment homes located on Kenilworth Avenue. Culinary Speakeasy

At Novel Providence Farm, the lifestyle concept of the thriving “foodie” became the focal point of our design. The leasing center is unique for this community, designed to celebrate food and gathering. One of the main amenities is a commercial kitchen with professional appliances and a wine-tasting room with a relaxed, speakeasy feel. This speakeasy vibe was also carried into the club and fitness center buildings so no matter where you go, it’s heaven at home for Instagramming millennials.

Inside the energy of the new Waverly town center, modern living spaces, dining and shopping are tied together by a sense of community. With a true industrial kitchen, orchard, resident garden, outdoor cooking and dining areas for community use, Novel Providence Farm has a distinct quality that redefines apartment living.

Located a short distance from Raleigh and bordering the Town of Cary, Bainbridge Lake Crabtree will provide a family friendly environment while conveniently in close proximity to transit. A two-story leasing and business center provides guests with a variety of seating arrangements and locations to be able to work from home. Maps and textural finishes give the feeling of being well-traveled without having to leave home.

Upstairs, guests can enjoy a clubhouse space with hammered metal details and tile work that has an eastern European flair. This space allows guests to cook, lounge, and play with a billiards table and collaborative tables throughout. An outdoor bar and dining area offer an inviting outdoor space for resident’s to enjoy. As a whole, the community will blend elements of resort-style living with spacious, modern apartment designs.

Treehouses in a Forrest

Location: Spartanburg, South Carolina

Client: MPeters Group

Size: 280,000 square feet

Creating a lifestyle living destination in nature that is inspired by the rural landscape and natural topography of the Pacolet River and the historic Clifton Mill that has since been demolished due to age. This project is organized around a series of 4 story buildings that frame nature as well as a central community garden. The site creates a sense of arrival and approach of found objects in the landscape that have both a familiar but unique play on traditional materials found in old mill towns through out the Carolinas.

Rail and Textile Factory In-

spired

Location: Whitner Creek - Anderson, South Carolina

Client: MPeters Group

Size: Life Style Residential 200key @ 280,000 square feet

The City of Anderson SC has wonderful history of textile mill architecture and this project gets its inspiration from the ruin of the Abney Mill, Whitner Creek, and surrounding neighborhood context defining the community. This project is organized around a series of 4 story buildings that celebrate Whiner Creek. The remaining Abney Mill ruins wall will be preserved as a public park icon that connects to nature trails, Black Box Community Theatre, dog parks, as well as new public park. The 4 story buildings frame the community amenities and remaining smoke stack as a defining historic feature. The sloping site and respective buildings respond the natural creek and create a series of reclamation rain gardens to help treat on the site run off.

Mill House Inspired

Location: Equinox Mill - Anderson, South Carolina

Client: MPeters Group

Crafting a story around the Mill House village, this project gets its inspiration from the previously torn down Equinox Mill and surrounding mill house structures that once defined the community. This project is organized around a series of 4 story buildings that frame nature as well as a central community garden and remaining smoke stack as a defining historic feature. The sloping site and respective buildings respond the natural ravine on the site and follow an old mill town road to create a renewed sense neighborhood.

Urban Stacking and Reuse

Location: Greenville, SC

Client: MPeters Group

Size: Mixed Use Residential, Retail, and City Hall @ 150,000 square feet

The existing City Hall building is a 1970’s midcentury modern side core tower which has reached a point that renovations would add value to the asset. Its prime location made it well suited for an urban reposition to bring it up to Class A status while adding 6 new floors, new cladding, energy efficiency, mechanical systems, and beyond. Buildings from bronze classing, travertine stone, and glass have reached their life cycle. The proposal is to define the urban level as sculptural activated pedestrian anchor while the tower was streamlined to express the structural grid clad in new bronze panels and high performance glazing. The ground floor is programmed as lifestyle retail and City Hall functions. The lower 2-5th floors are City Hall Office, and the upper 10 floors (6 being added) are rediential tower floors. The top two floors are penthouse loft style floors expressed as high bay floors to accent and elongate the way to tower touches the sky. The new light filed floors clad with sculptural bronze and glazing frame the Carolinas’ Blue Ridge mountainscape beyond.

THE HUMAN ELEMENT

Meaningful design becomes an expression of a person’s ability to create a bond between its environment, identity, and the community. A well-designed residence starts with the human scale, a space of ones own that becomes an outward expression while also satisfying fundamental functional needs, relationships to the context, place, and broader environment.

Crafted Bungalow

FL

An urban infill project just a short distance from Downtown Winter Park, this concept weaves existing historic design cues with modern materiality and crafted articulation. This compact 2400 gsf home is design for a primary home with a live over garage suite which can be used for genrational living or house hacking. The established cozy scale, indoor outdoors connections, expressed front porch provide a familiar connection to the neighborhood with a modern twist.

Tropical Lifestyle

Location: Winter Park, FL

Due to a fire loss, a Florida family had a vision to construct a new home for multigenrational living while celebrating the tropical modern climate found in Winter Park Florida. The home is organized around a central axis that creates arrival through a layered landscape approach, moving through a central atrium, and terminating in the rear pool garden and detached casita. The ground floor program consists of: a full sleeping suite for the aging parents, work from home office, culinary kitchen living area, outdoor kitchen, and 2 car garage. The second flor consists of: owners suite, play loft, and two guest rooms.

Missing Middle

Location: Orlando, FL

As the market grows further unaffordable, the infill townhome is a path for ownership, inclusion in neighborhood communities, access to schools, and social bonding. This infill project is designed to be affordable, celecbrate the scale of the neighborhood, frame the mature oak lined streets, and utilize playful vernacular massing and design articulation. This project was designed for dignity and elevation of simple form so emerging families have access to building equity in the community.

Factory Inspired

Location: Charlotte, NC

Client: Tabbris Co-Working - Comminity Space for SouthEnd Lofts

Size: 25,000gsf

This space is a celebration of southend’s historical Lance Crackers Factory dating back to the turn of the century. The spzce is organized around 3 design elements “The Combustion Chamber” “Speak Easy”, and the “Library”. Designed to greet people with a variety of collaboration zones, agile work settings, and amenity rich zones, this space tailors to creative work types. The material palette pulls from the machined nature of the old factory vibe, burnt and oiled metals, rustic exposed concrete, and warm tufted leather and worn barn wood.

Pavilions in a Forest

Location: Orlando, FL

Client: Confidential

The goal of the project was to organize around simple agrarian inspired structures that will blend with the natural site. The 5200sf residence is organized around 4 pavilions situated around and in between exist ing scrub oaks that range between 8”-16” caliper. Steel and glass bridges connect lightly to each pavilion allowing engagement with nature along the daily journey.

Due to tree locations the structures meander through the trees. One pavilion is on a north south axis allowing for a solar ray on the sloped roof to take advantage of the exposure, one on the winter solstice, and one on the east/west rising sun of the equinox. All pavilions have highly buffered walls of ventilated reclaimed cypress and modest openings to buffer the harsh sun. Deep porches create a shaded protected refuge.

The primary structure is Mass Timber walls and roof. This greatly reduces the carbon footprint over CMU, has major durablity and resilience. It also benefits from thermal mass, speed of construction and can be regionally sourced. The structural system is exposed to the interior facade for biophilic impact.

Tropical Retreat

Location: Orlando, FL

Client: Confidential

The goal of the project was to create a layered tropical modern retreat that sits nestled in the site and celebrate indoor outdoor living lifestyle. The 4000sf residence is organized around a central private courtayrd and is flanked by the 2800sf Wellness Studio. Covered walks connect lightly to each structure allowing engagement with nature along the daily journey. The structures are organized along the east west axis allowing for a south facing hidden garden. Flexible sliding glass openings allow for the walls to disapear for exterior connection with nature.

The primary structures celebrate the capture of water through the use of an expressive butterfly roof system. Entry along the valley connects through and axial relationship to the wellness studio set to the east. All pavilions have highly buffered walls of ventilated limestone, IPE, and reflective stucco. Deep porches create a shaded protected refuge.

The primary structure is CMU walls and glulam roof structure are utilized for durablity and resilience. It also benefits from thermal mass, ease of construction and can be regionally sourced. Regional landscaping, crushed shell paths, and natural limestone pavers anchor the project in the context.
