As 2025 came to a close, the housing market followed a familiar yearend rhythm, easing into a steadier pace after the activity of earlier quarters. Total sales declined 12.1% quarter over quarter as buyer activity softened seasonally. The median sales price adjusted modestly to $770,000, and average days on market extended to 61 days, reflecting longer and more deliberate decision-making. Even so, homes that were well-priced and well-positioned continued to attract interest providing an important signal of the market’s underlying stability.
In Brooklyn and Queens, sales moderated from the third quarter but remained notably stronger than this time last year, underscoring sustained demand beneath the seasonal slowdown. Median pricing held steady year over year, reinforcing long-term price resilience. Select Queens neighborhoods saw the strongest activity, while parts of Brooklyn demonstrated notable pricing strength, even as buyers took more time to move forward thoughtfully.
Across Nassau and Suffolk County, transaction volume followed a similar seasonal pattern, easing modestly from Q3 while remaining essentially flat year over year. Prices continued to trend higher compared to last year, highlighting the region’s durability. While days on market increased, several village and coastal areas recorded quarterover-quarter gains in closings. This is evidence of localized momentum within an otherwise measured environment.
The North Fork and Hamptons luxury market stood out, with sales activity increasing both quarter over quarter and year over year. While median pricing softened from Q3, values remained above last year’s levels. Longer marketing times reinforced the importance of accurate pricing and strong presentation, yet high-quality listings continued to transact, affirming confidence in the luxury segment’s fundamentals.
Broader market conditions provided additional support. Mortgage rates declined to their lowest weekly levels of 2025, inventory tightened heading into winter, and financial markets remained resilient. Together, these factors helped sustain pricing despite fewer transactions.
Looking ahead to the first quarter of 2026, inventory is expected to remain constrained before gradually rebuilding in spring, thereby, creating opportunities for buyers to negotiate considerately, while rewarding sellers who approach the market strategically.
