While there are always new venues popping up across the Peninsula, I think one of the best things about living here is rediscovering old favourites. Every season brings something different, whether it’s

a new menu, local produce coming into season or simply an excuse to try somewhere you’ve been meaning to visit. That’s one of the things I love most about calling the Mornington Peninsula home. Dreamers Café at the Dava Shops is always a favourite, especially in spring. The outdoor seating is perfect on a sunny morning, and with the park just across the road it’s ideal for young families. Great coffee, friendly service and a relaxed community atmosphere make it one of those places you keep coming back to. – JASMIN SCOTT QUARTERDECK

Mount Martha continues to evolve in all the right ways. It’s encouraging to see local businesses investing in quality hospitality and retail experiences, while improvements to village precincts and community spaces continue to strengthen the area’s appeal. It’s these incremental improvements that help preserve the lifestyle people move here to enjoy and with the formation of ‘Our Village’ group under way there are some exciting plans in the works for our unique coastal village. The Mt Martha Yacht Club continues to do a fantastic job fostering community through its sailing program and social events. Their fundraising initiatives help make the sport more accessible and support the next generation of local sailors, creating benefits that extend well beyond the club itself. This season we’re pleased to be s u p p o r t i n g t h e M t M a r t h a Ya c h t C l u b ’s fundraising efforts, with proceeds helping f u n d F u s i o n M t M a r t h a ’s a c c o m m o d a t i o n p r o g r a m . There are several positive changes happening around Safety Beach and the Mornington Peninsula. The most exciting locally is the continued improvement of the Safety Beach foreshore, including plans for a new sealed pathway connecting the yacht club area with the playground and facilities. A broader shared path linking Dromana and Safety Beach is also being planned, which should make the coastline safer and more accessible for walking and cycling.

recognising that presentation, accurate pricing and a clear campaign strategy are essential—particularly at the premium end, where the buyer pool is naturally smaller. One of the most interesting insights I recently heard from Cotality’s Tim Lawless, in conversation with Mark Bouris, was the widening value gap between Melbourne and Sydney. Historically, the difference between the two median values has been closer to 15%, whereas Sydney’s median is now around 55% higher. While that reflects Victoria’s recent underperformance, it also highlights Melbourne’s relative value and the potential for the gap to narrow over time. THE LOCAL FILES– ANDY & JASON QUIN What began around a kitchen table in Mt Martha has grown into one of Australia’s most recognised premium alcohol-free beverage brands. Andy and Jason Quin are the husband-andwife founders of ETCH Sparkling—a range of sophisticated sparkling drinks crafted with Australian native fruits and herbs. Their mission is simple: to help people feel included and make healthier choices without compromising on flavour or the experience of sharing a special drink. The name ETCH stands for Every Time Choose Health, reflecting the philosophy that inspired the business. “We believe everyone deserves to have a drink in their hand that feels special” says Andy. “Whether you’re celebrating, catching up with friends, or simply winding down at the end of the day, we’re proud to offer a delicious choice that helps people feel included.” 20

D A N C K E R T R E A L E S TAT E

The idea for ETCH was born after Jason stepped away from a successful 23-year career in the wine industry to focus on his health. Together, Andy and Jason saw an opportunity to create something that simply didn’t exist: a sophisticated sparkling drink that celebrated Australian ingredients without relying on alcohol, sugar or artificial sweeteners. Today, ETCH remains proudly locally based, where the family continues to run the business hands-on. One of the things that makes ETCH unique is its commitment to Australian native ingredients and the people who grow them. Rather than using imported flavours, Andy and Jason work with small Australian farmers and wild harvesters who sustainably source native fruits and herbs from the landscapes where they naturally grow. Many of these ingredients have also been used as food and traditional medicine by First Nations peoples for tens of thousands of years, adding another layer to the story behind every can.

“Every flavour has a story,” says Jason. “We’re passionate about supporting the growers and wild harvesters behind these incredible native ingredients and encouraging more Australians to discover the unique flavours that have been part of this landscape for thousands of years.” The range currently includes six flavours:

growth, Andy and Jason remain committed to the same purpose they started with in Mt Martha. “We’re incredibly proud every time someone tells us ETCH helped them feel part of a celebration,” says Andy. “That’s always been our goal. To make sure everyone has something special in their hand.” For the Quins, success isn’t measured simply by the number of cans sold.

D A N C K E R T R E A L E S TAT E

One of the highlights of my year was helping a lovely family sell their home at 12 Sinclair Court. It was a privilege to guide them through such an important chapter, which was six months of planning and preparation, but what made it even more special was seeing the property purchased by buyers I’d been working alongside for almost twelve months. Helping them finally secure their dream home in beachside Mount Martha was a wonderful full-circle moment and a reminder of why I love what I do. Professionally, I’ve just recently celebrated my best financial year in real estate, which I’m incredibly proud of. More than the numbers, it’s rewarding to know that the growth has come from repeat clients, referrals and the trust people continue to place in me. That’s something I’ll never take for granted. A recent standout was helping a lovely family secure their dream home after working closely with them for more than 12 months. Buying the right home can t a ke t i m e , p a r t i c u l a r l y w h e n a f a m i l y h a s very specific requirements, so seeing everything finally come together was incredibly rewarding. Being able to share that moment with them is one of the aspects of real estate I enjoy most. Personally, welcoming my daughter Sofia has been the greatest highlight of the year. The Danckert team has continued to achieve strong results for our clients in a continually evolving market. What has been particularly encouraging is the way everyone has remained focused, adaptable and committed to delivering the best possible outcome. The strength of the team is in our shared knowledge, communication and determination to find opportunities for our clients regardless of the market conditions. – ALEX CORRADI
