Sweater Weather Is Better Weather Hello Friends and Neighbors,
October—what a welcome relief after the heat of this summer! I don’t know about you, but cooler mornings have me shifting my focus toward comfort, rest, and a little more creativity in the kitchen. There’s something about autumn that makes me want to slow down, drink hot tea, read poetry, bake desserts, and maybe take an afternoon nap without feeling the least bit guilty about it. After the relentless heat of the past few months—and some personal transitions of my own—I find myself turning a little more inward and thinking about the simple things that genuinely make me happy. Maybe that’s one of the gifts of fall. The changing seasons remind us that we don’t always have to be moving at full speed. Sometimes it’s perfectly okay to slow down and enjoy the comforting predictability of familiar rhythms. Or, as I prefer to think of it: I’m not lazy; I’m simply in energy-saving mode for fall. This month, I’m thrilled to share the story of one of Brunswick Forest’s favorite fitness and health gurus, Alan Murphy. Alan’s journey to becoming a self-proclaimed holistic health coach and fitness trainer was anything but a straight line. From television broadcasting and real estate deals to cookbooks and fitness, his story proves that sometimes the most interesting destinations come from taking the long way around. Get to know Alan and his fascinating journey on page 10. Beyond our neighborhood, the Leland and Belville area continue to grow, bringing new businesses and services closer to home. Recently, I had the opportunity to visit Forward Physio and meet owner Adam Salzman, whose mother, Audrey Salzman, owns Fitness Forward. Adam recently relocated his physical therapy practice to the Leland/ Belville area, and I was impressed by his extensive training and approach to rehabilitation. Among his credentials, Adam is a Fellow of the American Academy of Orthopaedic Manual Physical Therapy (FAAOMPT), one of the profession’s most advanced credentials in orthopedic manual physical therapy. He also holds advanced training in osteopractic care and strength and conditioning. It’s always exciting to discover talented professionals choosing to invest in our growing community. Alzheimer’s is a devastating disease that affects far more than the person diagnosed. It reaches into the lives of spouses, children, caregivers, and entire families. My family, and many others in Brunswick Forest, have been touched by the disease and understand it takes love, patience, companionship, and support through the many difficult stages of the disease. Alzheimer’s is a journey that no family should have to face alone. This is why the work of the Alzheimer’s Association is so important. Its mission is to lead the way toward ending Alzheimer’s and all other dementias by accelerating research, promoting early detection and risk reduction, and maximizing quality care and support for those affected. The Association provides valuable resources, education, support programs, and assistance for caregivers and families.

How to Sell Your Current Home and Buy Your Next One Without the Stress The goal sounds simple: sell your current home and move into your next one. But what happens if your home sells before you are ready to move—or you find the right home before your current one has sold? That period between transactions is “the gap.” Without a plan, it can create unnecessary stress because you are managing two major transactions, each dependent on multiple people, deadlines and financial decisions. A delay on either side can create a domino effect, especially when other buyers and sellers are also coordinating moves. Fortunately, several strategies can help.
1. Use a Home-Sale Contingency A home-sale contingency makes the purchase of your next home dependent upon selling your current one. This can protect you from owning two homes at once, but it may make your offer less attractive—especially in a competitive market. If a seller will consider a contingency, provide compelling evidence that your home is likely to sell within the requested timeframe. An experienced local Realtor can prepare a detailed market analysis. The goal is to give the seller confidence that your transaction is realistic and well planned. 2. Consider a Bridge Loan A bridge loan allows homeowners to use a portion of their current home’s equity before it sells. The funds can help cover the down payment and closing costs on the next home, allowing the homeowner to buy first and sell afterward. For example, someone with a home worth $750,000, a $250,000 mortgage and approximately $500,000 in equity might use a $160,000 bridge loan toward a $675,000 purchase. When the current home sells, the proceeds pay off the existing mortgage, bridge loan, selling expenses and financing costs. Bridge loans have qualification requirements, higher shortterm costs and some risk if the current home does not sell quickly. Review the complete financial picture with a qualified lender. 3. Coordinate Extended or Simultaneous Closings An extended closing can provide additional time to coordinate the move. A simultaneous closing allows the sale of the current home and purchase of the next home to occur on the same day, with proceeds from the sale applied toward the purchase.

4. Explore a Builder Lease-Back With certain new-construction homes, a builder may lease back the completed home temporarily for use as a model. These arrangements can solve timing problems, but they require written agreements addressing rent, insurance, utilities, repairs, liability and the move-out date. 6. Always Have a Backup Plan Even the best plan can change. A seller may reject a contingency, a closing may be delayed or the current home may take longer to sell than expected. Temporary housing, storage, additional financing or carrying two mortgages may become necessary. Discuss these possibilities before listing your home. The right Realtor should help you evaluate the alternatives, coordinate the professionals involved and prepare for the unexpected. The real skill is making all the dominoes fall in the right order. Alan Murphy’s
UNCONVENTIONAL PAT H TO W E L L N E S S

If you trace the path of Alan’s life, you will notice a recurring theme: whether he is producing a live newscast, closing a real estate deal, or motivating a room full of indoor cyclists at dawn, he knows how to keep an audience engaged, and somehow manages to make burpees seem almost reasonable. Almost. Alan grew up in the quiet mountain town of Sparta in Western North Carolina. Aiming for a career behind the camera and microphone, he headed south to the University of Georgia to study telecommunications, graduating in 1988. The 1990s brought him to Wilmington during the height of the area’s film industry boom. From there, he stepped into the fast-paced world of television news, landing a role as a producer for WWAY. It was a position that required wearing almost every hat in the station, including reporting and even anchoring on occasion. When the station transferred him to Lumberton, Alan effectively became a broadcast one-man band—reporting on stories by day and wielding the camera himself. It was a grueling, jack-of-all-trades trial by fire. Then came a cross-country adventure. He packed up his life, stuffed every last belonging into a reliable Toyota, and headed west to San Francisco to stay with a college friend. West Coast living came with its own quirks, including a job in Salinas as an assistant news producer three days a week that required a brutal two-hour commute each way. After two years of California dreamin’ (and California commuting), the realities of the West Coast cost of living and the pull of family and beaches brought him back home to North Carolina. Settling initially in Winston-Salem to be closer to family, Alan pivoted into real estate. He found swift success, eventually moving back to Wilmington and finding himself in an office that was complete with a panoramic view of the Cape Fear River. But when the 2008 housing market crash hit, the ripple effects forced the office to close in 2010. What could have been a setback turned into a major life reinvention. Having earned a Spin certification, Alan began teaching early-morning indoor cycling classes a few days a week in Wilmington. What started as a side gig quickly blossomed into a full-fledged calling. Today, Alan teaches around 15 classes a week, maintaining a loyal following of roughly 72 regular participants. Beyond the spin bike, his TRX classes have become an unexpected community hub where friendships are forged. His regulars aren’t just working out together; they are supporting each other through life’s tough moments and celebrating the triumphs as a group. Alan’s influence extends far beyond the gym floor. His weekly newsletter serves up practical tips and bite-sized insights to help readers live their best, healthiest lives. Then there is his well-loved Cookbook Club, which he launched over seven years ago. The club has become such a hit that waitlists are practically standard practice. Held once

© Best Version Media a month in the summer and twice a month during the cooler fall and winter seasons, the concept has proven so popular that he recently introduced it to his neighborhood in Magnolia Green. And if that isn’t enough, the next big project on his radar is a dedicated Brunswick Forest Cookbook. When asked about his personal culinary favorites, Alan tilts heavily toward Mediterranean flavor profiles. “Honestly, with Mediterranean food, it’s almost impossible to pick just one favorite recipe,” he admits with a smile. “It’s all about fresh, bright ingredients that naturally make you feel good.” That philosophy on food ties directly into the memorable community retreats he used to host. Not long after moving to Brunswick Forest, I had the opportunity to experience another side of Alan’s passion for wellness by attending one of the retreats he organized in the mountains of western North Carolina. The weekend proved to be equal parts relaxing, educational, and surprisingly eyeopening. The revelation wasn’t that healthy food could taste good—I already loved vegetables. It was something much more unexpected: I was never hungry.
In fact, he’s already keeping his eyes open globally. Having just returned from a trip to Panama, Alan spent time scouting potential location options for future retreats. As he puts it:
Alan’s carefully planned meals and snacks were so satisfying that there were actually days when I couldn’t finish everything on the menu. For someone who has been known to regard a cannoli as one of life’s essential food groups, that was nothing short of astonishing. I wasn’t counting the minutes until the next meal or secretly plotting my escape to the nearest bakery. Instead, I felt energized, satisfied, and learned that clean eating doesn’t have to mean feeling deprived. That simple realization completely changed the way I thought about healthy eating. The retreat also demonstrated that wellness isn’t simply about exercise classes. It was about slowing down, learning, laughing, sharing meals, and returning home with practical habits that felt realistic enough to continue long after the weekend ended. Unfortunately, COVID brought those retreats to a halt. Finding the right venue has also become more difficult; the location that hosted those early retreats has become a little tired around the edges over the years. The good news? Alan hasn’t abandoned the idea.

Though he spends his days leading crowds and inspiring groups, Alan describes himself as an “extroverted introvert.” He genuinely loves connecting with people, but when it’s time to recharge his own batteries, he opts for quieter pursuits—usually a long walk on the beach or a quiet trail hike through Brunswick Nature Park alongside his dogs. “When you’re younger, fitness is often just about how hard you can push yourself in the moment,” Alan reflects. Youthful intensity has given way to a balanced life view built on what he calls the Six Pillars of Health: Exercise, Diet, Managing Stress, Community, Rest/ Recovery, and Preventative Care. And if that balanced life occasionally includes dessert? Well, some of us are still works in progress.

The meeting began with a flag ceremony, practice for the many that they do in the Leland area throughout the year. For Leland’s own Boy Scout Troop 747, flag ceremonies represent only a small portion of all they do to give back to the community. From volunteering every year at the North Carolina Rice Festival to doing landscaping at the Brunswick Center at Leland, and from participating in Wreaths Across America ceremonies to taking an active role in the annual Memorial Day Parade, their service to the Leland community goes even further than just projects completed by the troop as a whole.
at Bellville Elementary School and the construction of a gaga ball pit for recreational use at Bellville Riverwalk Park. Further projects that have been completed at the church include another graveyard restoration project and the painting of the church’s handicap ramp. While Troop 747 has produced many Eagle Scouts over the years, they still have multiple scouts who are hard at work to earn the prestigious rank. Miller Coggins, who is currently in the process of completing his project, is building benches for both Town Creek Middle School and South Brunswick High School. “The donations and community support have been the most shocking part,” said Coggins, who is building a total of ten benches, five for each school. For scouts, love for the community is shown through acts of service. For scouts in Troop 747, their love for Leland is strong.
The troop has produced numerous Eagle Scouts (Scouting America’s highest rank) over the past few years. Each scout who achieves this rank is required to complete a service project that gives back to the community which has given so much to them.

For Eagle Scout Bailey Harrell, who completed a graveyard restoration project at Woodburn Presbyterian in Leland where the troop meets, “the most powerful part was revealing the forgotten gravestones, which had been covered under brush.” To Harrell, the most impactful memory of his project was doing something that “meant something for the families’ loved ones,” he described.

Eagle Scout Elliott Henry, who also completed his project at Woodburn Presbyterian Church, re-striped their parking lot and added parking bumpers to provide a safer place for church members to park when attending services. Henry described, “I saw a need,” when asked about how he decided on his project.

The Leland and Belville area continue to grow, and with that growth comes new businesses and services for our community. I always enjoy getting out and meeting the people behind these businesses, and recently I had the opportunity to visit Forward Physio and meet its owner, Dr. Adam Salzman, PT, DPT, FAAOMPT. Some of you may recognize the Salzman name. Adam is the son of Audrey Salzman, owner of Fitness Forward, and recently brought his physical therapy practice to Leland. I enjoyed learning about Adam’s background, extensive training, and his philosophy of helping people not only recover from an injury but continue doing the activities they love. Forward Physio, a new physical therapy practice focused on helping active adults recover from pain and injury while staying active, has opened in Leland.
Founded by Dr. Adam Salzman, Forward Physio provides individualized, one-on-one care without overlapping appointments or treatment handoffs. “Our goal is to give people the time and attention needed to understand what is actually limiting them and build a clear plan to get back to what they enjoy,” said Salzman. “Whether that’s lifting, running, golf, pickleball, swimming, or simply staying active, treatment should be built around the individual.” Salzman is a fellowship-trained orthopedic manual physical therapist, Certified Strength and Conditioning Specialist, and former Division I swimmer. His approach combines orthopedic rehabilitation, strength and conditioning, advanced manual therapy, dry needling, and movement-based care. Forward Physio also offers diagnostic musculoskeletal ultrasound, which can provide real-time visualization of muscles, tendons, ligaments, joints, and other structures when clinically appropriate. The practice primarily serves active adults, athletes, lifters, runners, golfers, pickleball players, and others who want to remain active throughout the recovery process. Forward Physio follows a three-phase approach: Calm symptoms, Build strength and physical capacity, and Move Forward by returning patients to the demands of their sport, training, work, and lifestyle. Tiramisu
A classic Italian dessert

A classic Italian dessert, this no-bake tiramisu recipe is just what you need if you want something elegant. Assemble it a night in advance so it has plenty of time to set! INGREDIENTS
• 1 cup espresso or very strong coffee room temperature • 1 cup dark rum divided • 16 ounces mascarpone • 6 large egg yolks • ⅔ cup granulated sugar • 2 cups heavy whipping cream • 2 teaspoons vanilla extract • 40 ladyfingers • ⅓ cup unsweetened cocoa powder
INSTRUCTIONS
1. Stir together the coffee and 1/2 cup of dark rum in a medium bowl and set aside. 2. In a large mixing bowl, combine the mascarpone and the remaining 1/2 cup of dark rum. Whisk together or beat with a hand mixer on medium speed until well combined. Set aside. 3. If you have a double-boiler, combine the egg yolks and sugar in the top. Otherwise, combine them in a medium heat-proof mixing bowl. Whisk until well combined. Bring 2 inches of water to a simmer in a small pot or the bottom of a double boiler. Place the egg yolk mixture over the simmering water making sure the water does not touch the bowl.
FOR THE ASSEMBLY:
Whisk constantly until the sugar has dissolved and the mixture is light yellow in color and thickened a bit, about 5 to 8 minutes 4. Pour the egg yolk mixture into the mascarpone and whisk until combined. Place in the refrigerator for 15 minutes to cool. 5. In a large mixing bowl or the bowl of a stand mixer fitted with the whisk attachment, combine the cream and vanilla. Beat on medium speed until stiff peaks form, 3 to 5 minutes 6. Fold the whipped cream into the mascarpone mixture. (You can run a whisk through it at the end to mix inany remaining unmixed bits.)
1. Working with one at a time, dip the top and bottom a ladyfinger briefly in the coffee mixture. (They sop up the liquid quickly so they don’t need more than 2 seconds of dipping.) Arrange enough ladyfingers in a single layer to cover the bottom of a 9x13-inch dish. Try not to leave any gaps. 2. Add half of the mascarpone mixture on top of the ladyfingers and smooth out to the edges using an offset spatula. Dip more ladyfingers, arranging them in a single layer on top of the filling as you go. Add the remaining mascarpone mixture and smooth out into an even layer. 3. Dust top with the cocoa powder and chill overnight. Your tiramisu needs time to set up, or it will be a delicious mess. Notes: For the best-tasting tiramisu, refrigerate it for at least 6 hours
