HEARTBREAK WARFARE The physical and psychological effects of arguing with your partner and how to recover It seems a bit strange but nevertheless it’s true that as the emotional temperature rises in an argument our skin temperature actually drops! When we argue our blood pressure rises, our heart starts to beat more rapidly and our skin starts to sweat and begin to cool...

T

he physical effects of conflict go hand in hand with the psychological effects and once these combine, staying on topic during an argument and fighting fair becomes really tricky to master. This trickiness is largely thanks to the influence of the sympathetic nervous system which activates the fight or flight response. In addition to the usual increased heart rate and sense of internal heat we feel when we’re all fired up, there are also some powerful psychological processes happening inside our brain. For instance, when we are in conflict and the fight or flight response has been activated, you may have noticed that our thinking slows and becomes foggier, our language skills start to stall and

we may struggle to find the right words, or even string a sentence together! Our memory falters and our focus begins to narrow so significantly that it feels nearly impossible to see our partner’s point of view or to come up with solutions or creative ways to navigate the issue together. We see things one way - our way and we are much more problem focused than solution focused in our thinking! All these brain changes make perfect sense if we think of the fight or flight response being the very same response that is activated when a nearby tiger is loose and on the prowl - we focus on the problem (the tiger chasing us) and we don’t stop to think about things

from the tiger’s point of view nor do we try to have a conversation with it or try to brainstorm creative win-win solutions. We don’t do any of these things - we see the tiger and we run the other way! Hungry tigers or cranky partners - it doesn’t make any difference to the changes in the brain once the fight or flight response has been triggered. Once the fight or flight response has been triggered it can take a little while for the body and the brain to relax and reset once the argument is over. Allowing each other the space to regroup mentally can make a huge difference to whether the couple can eventually talk things over calmly or if further talking will just trigger another argument. Supporting our brain and body

to reset is our parasympathetic nervous system, which is the relaxation system within the body. This system once activated, will slow our breathing and heart rate down, bring our blood pressure back down to normal and free up our thinking, our memory and our language skills. Through this process we feel like ourselves again! The three most effective strategies for activating this relaxation system are free and you can do them anytime and anywhere! 1. Deep breathing. Take slow, even breaths where you consciously try to match the length of the inhalation with the length of the exhalation for almost instantaneous relaxation! Try inhaling/exhaling for a

count of five to keep the breath even. 2. Connecting with the here and now. A great strategy for becoming present focused is simply to name five things you can see, five sounds you can hear and five things you can touch. Again, this simple strategy works quickly and effectively for getting out of our thoughts and back into the present! 3. Adopting a positive attitude Choosing or finding a positive way of viewing our circumstances is a great tool to engage our sense of resilience. Conflict with our partner is never enjoyable but it can be a really healthy process and often underpins strong and close relationships.

ARE YOU DRIVING YOUR FINANCIAL FUTURE OFF A CLIFF? THE BIGGEST DESTROYER OF WEALTH IS DIVORCE BUT I’M NOT A MARRIAGE COUNSELLOR AND THEREFORE CAN’T HELP WITH THAT. THE SECOND BIGGEST DESTROYER OF WEALTH IS CARS AND THAT’S SOMETHING I WANT TO PAINT A PICTURE OF FOR YOU.

U

nbelievably, a 20-yearold today who’s going to drive a car until age 85 will spend an estimated $1.3 million on owning and running cars! We Australians love buying new cars! We keep having record new car sales year after year after year, with more than a million new cars bought in Australia each year. But at what cost? The moment you drive a new car off the lot you’re driving a used car. An astonishing 11% of a car’s value is lost the moment it leaves the dealership. Within 2 years, vehicles lose up to 40% of their value! Let’s look at an example, what if instead of buying a $50,000 new car, you buy a two-year old version

of the same car with slightly less features for $30,000? It still has warranty and a little bit of that new car smell might even still be there. If the money were all borrowed (at 6.5% over 5 years) and the difference in the repayments were invested (getting a return of 8%) then in five years you’d have enough money to buy the equivalent of the less expensive car again without having to borrow anything (after trading in the current one). If you want to keep buying $50,000 cars then to replace your car in five years you’d need to borrow another $43,000 (assuming a $15,000 trade in). The key is that at this point, if you’re willing to drive a slightly

lesser car then not only can you buy your next car without a loan, you can also start investing the money that was being used to make repayments on the first car… because you no longer need to borrow. If the process is repeated every 5 years, then in 20 years’ time you’d have another nice new(ish) car, no loan and around $211,000 in investments compared to having a brand spanking new car, a BIG NEW LOAN and NO INVESTMENTS if you stuck with buying more expensive cars every 5 years. So, a $20,000 difference in the price of buying a car may not seem like that much initally but played out over the long term, it is these decisions that differentiate those who create wealth

and enjoy the benefits with those who fritter away the income they earn with no concept of the long-term implications of what they’re doing. Now, cars might be your passion and if that’s the case spend more, but you then need to make sacrifices elsewhere. As I always say, it’s not my job to tell you how you should spend your money. My job is to show you the long-term consequences of the decisions you’re making today. Above is an easy $211,000 for some and there’s plenty more money available for people willing to learn. EATING A GLUTEN FREE DIET IS BECOMING MORE POPULAR AND EVEN ‘TRENDY!’

T

his week I want to share with you some information about the health benefits of eating a gluten free diet, shed some light on foods to include and others to avoid, and finally provide you with a nourishing and delicious gluten free recipe. Lets start with why people choose to eat a gluten free diet. Firstly, they may have celiac disease which means their immune system reacts abnormally to gluten, causing small bowel damage. Gluten sensitivity is another reason people avoid gluten. Although they don’t have damage to their intestinal lining, like those with celiac disease, they can experience unwanted symptoms such as headaches, bloating, fatigue and diarrhea after consuming gluten. Autoimmune conditions such as Hashimotos, Multiple Sclerosis, and Rheumatoid Arthritis are other reasons gluten is often eliminated. Finally, people might simply choose to avoid gluten for personal and/or other health reasons. Let me start by saying that the gluten we consume today is not the same gluten that our Grandparents ate. Scientists have developed new hybrid strains of wheat that contain entirely new forms of gluten that are not found in any of the original plants! This is what makes todays muffins bigger and fluffier. Some arguments that have surfaced about people eating a gluten free diet are that they’re lacking in nutrients, that they don’t eat enough fibre and it’s dangerous because its bad for the gut to avoid gluten. 40

This week I want to share with your some information about these claims, and then of course leave it up to you if you choose to include gluten or avoid it. Firstly, people who choose to eat a gluten free, whole food, and well-balanced diet, certainly aren’t lacking in nutrients. Some claims suggest that gluten free diets are lacking key nutrients such as iron, calcium and b vitamins. These specific nutrients aren’t found naturally in gluten products; they are fortified in to cereals and some bread products. Fortifying nutrients into food products means that they are added through a chemical process. Iron that is found in cereals is fortified, it’s not naturally found in these products. It is much better for the body to eat foods that have naturally occurring iron such as red meat and dark leafy greens, which have much higher content of iron than in cereal. Lack of fibre is another concern that has ‘supported’ claims that a gluten free diet is bad for the gut. Fermentable fibre is good for your gut and wheat and wheat flour are high in fibre. Therefore, if you don’t eat wheat some people may think that you’re neglecting to feed the good bacteria in your gut. Rice is often replaced when gluten is removed from the diet and if this is the case, then you may not be getting as much fibre as you would be if you were consuming products containing wheat. However, there are many other gluten free foods that you can incorporate in to your diet that are high

in fibre. This is where a well-balanced whole food diet comes into play. Sweet potato, whole fruits, non-starchy veggies, if you eat those, you’ll absolutely be getting really good fermented fibre. More and more research is concluding that gluten contributes to inflammation and autoimmune diseases. Gluten in wheat increases intestinal permeability, this is known as leaky gut, which increases inflammation in the body and causes a host of health concerns. Due to the huge number of health problems and diseases linked to inflammation in the body this is a big factor that is converting people to gluten free diets, and one of the leading reasons that its becoming more popular. Its important to note, however, that just because a product says its ‘gluten free’ certainly doesn’t mean that it’s healthy. You have to turn the label over and look at the ingredients. It could be full of trans fats, artificial sugars and sweeteners, and a whole lot of other crap! Remember, everyone is unique and different. The most important thing is to listen to your body and make informed decisions about the foods you do and don’t eat. This week I want to share you with a delicious recipe for a sweet potato shepherds pie. As I mentioned earlier, sweet potato is a great source of fibre, which is beneficial for your gut health. SWEET POTATO SHEPHERDS PIE INGREDIENTS 4 tablespoon coconut oil 1 large onion, diced 4 garlic cloves, crushed 1 teaspoon cumin 2 celery stalks, diced 2 carrots, diced 2 tablespoons tomato paste 400G can diced tomatoes 500G grass fed beef mince 600G sweet potato, diced Salt and pepper to taste METHOD 1. Heat 2 tablespoons coconut oil in pan on medium heat, add onion, carrot, celery and garlic. Stir for 3 or 4 minutes until onion has softened. 2. Add tomato paste and mince and stir to combine 3. Add canned tomatoes, salt and pepper. Reduce heat to low, put lid on pan and leave to simmer for about an hour until meat is tender 4. Preheat oven to 180 degrees. Cook potato in boiling water for about 8 minutes or until tender. Drain, return to pan, add 2 tablespoons coconut oil, salt and pepper and mash until smooth 5. Spoon beef mixture into an oven proof dish, top with mashed potato and bake for 20 – 15 minutes until golden 6. Enjoy

The production recreates the Victorian Parliamentary Inquiry in 1881, where the men and women of Coranderrk Aboriginal reserve went head-to-head with the Aboriginal Protection Board to keep the small scrap of land allotted to them, which they had transformed into a highly farm and valuable piece of land before being forced to “move on”. It’s a theatrical experience which is both immersive and an important part of history. It revives the voices of all those, 42

ATO HOMING IN ON HOLIDAY RENTALS THE ATO IS REMINDING TAXPAYERS THAT IT’S PAYING CLOSE ATTENTION TO RENTAL PROPERTIES LOCATED IN POPULAR HOLIDAY DESTINATIONS AROUND AUSTRALIA.

A

ssistant Commissioner Kath Anderson said that last year the ATO identified a large number of mistakes with deductions for rental properties, particularly with regards to holiday homes. “We’ve noticed some people are claiming deductions for holiday homes even where the property is not genuinely being rented out, or genuinely available for rent,” Ms Anderson said. “There’s no problem with people using their rental

property for their holiday, but holiday home owners need to remember they can only claim tax deductions for expenses made during a period when the home is rented out or genuinely available for rent.” Property owners also need to understand that if they rent their property at a discounted rate, or ‘mates rates’ they can only claim deductions equal to the amount of rent charged and therefore cannot create a rental loss.

“One taxpayer had to pay the ATO back over $45,000 in tax from deduction claims made for a holiday home they were renting out to friends and family below the market rate.” Ms Anderson said the ATO is focused on using data to identify errors. “Property owners should be aware that incorrect rental property claims will not go unnoticed. Technology enhancements and extensive use

of data is allowing us to identify incorrect or suspicious claims. We also have a good idea of the locations likely to be used for holiday homes.” Ms Anderson said that all rental property owners, particularly those who rent out holiday homes, should always double-check their claims before lodging their tax return, and follow a couple of simple rules. “Firstly, make sure that you declare all rental income and only claim deductions for periods that the

property is rented or was genuinely available for rent. Secondly, make sure you have accurate records of expenses, and strong evidence of the property being rented or genuinely available for rent at market rates.” Advertising through a real-estate agent or an online site does help provide evidence that a property is genuinely available for rent, however it is not always enough. RENOVATE FOR PROFIT You may have heard about people making serious money by renovating for profit. This involves buying a property, adding value to it in the form of renovations, selling at a higher price and then keeping the difference earned. It definitely works but you have to do it right. So here are some tips to maximise your potential earnings when renovating for profit.

F

irst of all, arguably the most important tip, target the right kind of property. There’s no point buying a property in which you can’t add any value to. Ideally you should look for a property at least 20% below the suburb median price which is also poorly presented. This could include things such as a bad paint job, or unappealing landscaping. Once you purchase the property fixing these unsatisfactory features should raise the properties value. Ultimately you need to look for properties in which you could add value to. If you have painting skills look for a house that needs a new paint job. If you’re an expert landscaper buy a house that could use some improvements in that area.

Another crucial tip is to make sure you have a clear planned budget. You don’t want to make the obvious mistake of overcapitalising in which the renovation costs outweigh the benefits. Make sure that the renovations make sense from a profitmaking standpoint. A good idea is to add value through improvements that require the least amount of effort and cost, but will provide the most amount of value and therefore profit. There’s no point in installing an expensive kitchen if it isn’t going to add enough value to justify the cost. Remember, you’re not looking to breakeven, you’re looking to make as much profit as possible. Some things to look out for when renovating for profit include roof

and foundations/structural issues. These can be difficult and expensive to fix and therefore aren’t a good investment when making money is the goal. Additionally, electrical or plumbing issues can be expensive to fix and can be detrimental to your profit. Rotten boards are another major issue which can be hard to see if the previous owner has recently done a new paint job. To avoid any nasty surprises check around the windows and doors to see if any boards are rotting. A very good idea is to have a building inspection done if you’re unsure about anything. These are usually only around $500 and can save a lot of time and money if problems are found. As the saying

goes, ‘It’s better to be safe than sorry’. And you would be surprised how many different issues a professional building inspector will be able to spot that you may not have even considered. And the last tip, structuring the finance for a job like this is absolutely crucial to maximising your profit. If you choose the wrong loan type you could be seriously eating into your profit margin.
