The holy grail of residential investment: Supercharging your Investment portfolio – with a Granny Flat The most savvy and financially successful investors are now utilising a double income strategy that is supercharging their property portfolio. The average property investor looking to buy in Orange chases a gross rental return of around 5%. What if we told you there was an easy way to achieve over 6.5% return while also minimising your risk. To tackle housing affordability, state government is making it easier for homeowners to build a granny flat (less than 60m2) as a complying development: in other words, provided appropriate criteria are met, there is no development application (DA) required for approval through council. Homeowners can now use a private certifier as a pathway to get a granny flat approved within a much shorter timeframe than usual. The State Environmental Planning Policy (Affordable Rental Housing) 2009 (AHSEPP) was introduced on 31 July 2009 to increase the supply and diversity of affordable rental and social housing in NSW. With the right size block of land, savvy investors are now adding a granny flat to their property to supercharge their return. Let’s look at an example: If an investor was to purchase a property for $380,000 in today’s market the average rental return would be around $400 per week. This could potentially give a gross income of $20,800 and a return of 5.4%. If that investor then added a granny flat at the rear of the property for $120,000, that granny flat could achieve a return as high as $240 a week, giving a total weekly rent of $650 per week. The return on the two properties could be in excess of 6.7%. If the increased return wasn’t reason enough, a secondary advantage of a granny Flat is that it minimises the chance of having a period where you are not collecting at least some rent. Other advantages include: No extra council contributions to be made when the additional dwelling is being constructed; No increase to council rates once the dwelling has been built. Investors utilising this dual income strategy, generally either buy an older property on a large block of land and then look to add a granny flat in the future, or buy a brand new, purpose-built home and granny flat. Short-stay accommodation putting the squeeze on local renters Rental vacancies are down, and rents are up this winter, with Peter Fisher Real Estate reporting historic low vacancy rates.

W

hile normally in Orange winter sees fewer people looking for rentals, so far this year the demand has not slowed at all, says Peter Gott, Senior Property Manager at Peter Fisher Real Estate. “We had our meeting on Wednesday [last] week and our office vacancy rate was 0.5 and the week before that it was 0.2,” said Peter. “We only have 1 to 3 vacant properties on our rental list and

our whole portfolio is about 600… and the enquiries are still there, our realestate. com and Domain enquiries, we are getting hammered by them.” Low vacancy rates and competition for properties has seen rents rise, making things tougher on those in the rental market. “We are leasing properties for just under 500 bucks a week, some properties, which is considerably higher than 12

months ago. I think the cap 12 months ago would have been around $420 for a property now it is about $490.” Peter believes the growing popularity of short-term rental accommodation providers like Airbnb is also having an impact on the market. He said they are still seeing strong interest in the Orange market from investors, but fewer properties are being made available to long term tenants as investors seek flexibility and potentially higher return from their properties. “You are now not just competing with other agents, but you are competing with Airbnb options as well,” he said.

“In Orange, as of the 25th of last month, there was 279 Airbnb properties — that is effectively half our rent roll just in Airbnb properties. Five years ago, it was not really encroaching on our market… but in the last 18 months it has really picked up, especially here in Orange — for a country town to have almost 300 Airbnbs is huge.” Orange is certainly not alone in this and the growth of short-term rentals is having an impact in many other cities the world over. Peter said they will continue to monitor the local situation with interest but added that short-term rentals aren’t

always the best option for property owners. “Some properties are just made for Airbnb some properties are not,” he said. “If you’ve got something in a really good spot and it’s how you set them up, people are willing to pay a premium for something like that. “But I’ve had a lot of owners come back to me from Airbnb as well. They’ve been doing it and it is just getting too hard, because you’ve got to make sure the property is ready to go for each tenant. There is a lot of work involved if you want to do it properly and I think a lot of people just don’t have the time.”

After several years of planning and 2 ½ years of building, UPA has opened the newly refurbished Ascott Gardens. The Poppy and Cedar dementia cottages, Short Term Restorative Care Suite and the Synergy Active Ageing Centre are amongst the new renovations.

scott Gardens has increased from 62 rooms to 78. All rooms, as well as the common areas have been refurbished to consist of a new entry with fire place, library, shop and a hair salon. Member for Calare, Andrew Gee, Mayor of Orange, Reg Kidd and UPA State Board President, Mrs Louise Buxton were among the many who were there to open the cottage officially. Mrs Buxton said, “It’s been a long time in the making and we send our thanks and appreciation to everyone who has been involved throughout the process.” Member for Calare, Andrew Gee added, “I’m jealous! To top it off there’s a tool and potting shed. In short there are choices and options and a flexible approach to ensure every resident’s needs are met. The Synergy Active Ageing Centre also embodies the new approach – it includes a Gym, Art Studio, Cinema, Therapy room, Men’s shed, Café, Dining room, Music Room, Library and Computer Lab, Day Centre as well as Home Care offices. “It will provide a lovely bridge between home care services and residential care. Importantly it will assist us with the ShortTerm Restorative Care program. This is a new early intervention

programme that aims to reverse or reduce ‘functional decline’ in older people and improve their wellbeing. The building and its concept are designed to assist older people living in the community who have experienced a decline or set back, but have not required hospitalisation.” “Short-term restorative care provides a range of care and services for up to eight weeks to help prevent or reduce difficulties an older person is having completing everyday tasks. It’s a unique program designed to get people back on their feet and improve quality of life. It will provide a lovely bridge between home care services and residential care. Importantly it will assist us with the Short-Term Restorative Care program. On Sunday May 20 the 2018 season of Acoustic Sunday sessions at Club Millthorpe took place with an intimate stripped back two-piece version of the band, The Safety of Life at Sea, with Kris Schubert Vocals, Keys and Guitar with Lian Wong on Bass and backing vocals. The combination of piano and bass filled the crowded room with a whole lot of soul, bringing a glow to many. Working through numbers from their most recent album Foxy’s Farm, Kris’s edgy soulful vocals were sweetened with Lian’s tasteful backing vocals emphasising the melody in tunes like ‘So in Control and Talking Her into It’. The bass playing was also hypnotic, filling spaces with melodic runs reminiscent of Paul McCartney’s bass style from The Rubber Soul period of The

Beatles. The afternoon gave rise to some guest spots from other artists including Glen Wholohan from Pengopuss (a great little jazz band from Bathurst) who provided some great sax and flute. Ascending artist Amy Viola provided some tasteful strings to ‘A Good Time’ which brought the room to a sanctified silence. They also performed Bob Dylan’s ‘One More Cup of Coffee’ from the Desire album, which was spell binding, which Kris informed was a preview for their upcoming classic album show. During the afternoon a series of new tunes were unveiled revealing a more rustic side to the writing of Kris Schubert, these are songs that have the feel of being baked in a big barn down a dusty dirt road on the outskirts

of O’Connell. They included the acoustic riff driven stomper, ‘Road to Damascus’, the piano pop of Penny Pincher, an Appalachian eulogy played on banjo for a friend gone too soon ‘Blues for Lee’, and a gospel inspired number entitled ‘Believe’, that would have been at home on any album made by The Band. It was a marvellous afternoon of music showcasing the great music of Safety of Life at Sea’s recorded work so far and a teaser for what will be one of the central west’s most anticipated releases. The first of a series of six concerts by an interesting mix of artists at Club Millthorpe, make sure you get them in your diary. Millthorpe Jazz Night If you love soul warming, heart tapping, hip swinging jazz then this event is for you! Head along to Club Millthorpe on June 2 from 7.30-10.30pm to enjoy the talented Pengopuss perform. Pengopuss is a jazz band from Bathurst who deliver a sound perfect for lazy afternoons and swinging nights by the fire. The band is made up of 6 members who all contribute their unique sound and experience to create the perfect show. The band is led by Glen Wholohan who has been in the band from the very beginning, he plays the saxophone and clarinet. On the double base we

have Henry Bialowas with his smooth style, which is renowned throughout the Central West. Tony Hatch plays the drums and is always coming up with new and inventive ways to do things. Alyson Laver is on vocals with a keep it simple and let the music and lyrics do the work attitude. On piano they have Kaylan Manning, the newest member of the band who is already proving to be an integral part of the Pengopuss puzzle. Darkest Hour screening at Manildra The Amusu Theatre in Manildra always have something on and this month you can enjoy a screening of the film, Darkest Hour, on Saturday June 16 at 7.30pm. MAKING A MOOVE A family man with a passion for good food and a love for the country. Jeremy Evans and his wife Nicole moved from Orange to Cargo five years ago to their 120-acre property to give their two young children a country upbringing.

I

t was from here that the Cargo Fresh business arose, producing quality livestock in a low stress environment. “When we moved I just liked the soil, being volcanic and full of minerals so we thought, well let’s grow something really nice. We decided on grass fed beef and lamb because grass fed is a lot better for you. “When I fi rst met the neighbour, he said your cattle will weigh really well, the minerals around here seem to go really well. “We chose the Angus because they have enough fat in them without having to grain feed them, Angus are that way inclined that they put a lot of fat in their muscle. We also have Dorper sheep, the lamb is the fattiest of the red meats, you will get the most fat in the actual meat itself, so we went with Dorper’s as they are quite lean, they are half way towards a goat and they will basically fatten on sticks which is good around here,” Jeremy laughed. Jeremy is also studying to be a teacher and has been an agronomist, jackaroo and even worked at the mine for a period of time. Funnily enough though, he is doing just about what he predicted when he was 12 years old. “You know when you are little, and somebody says to you, what do you want to do when you grow up? I think I was about 12 at the time and we were thinking what would happen

in the year 2000, wow we would be 27! I said I don’t know, I will have a dog, and if I ever win the lotto I want to own a chain of butcher shops and deliver meat to all of them and my friends. Wow! a lot of that has really happened, except for the lotto win,” said Jeremy. Jeremy breeds the beef and lamb, then sends them to the abattoirs in Cowra, then his beef is cut up at Magic Meat Butchers in Manildra and his lamb at Woodward Street Quality Meats in Orange. “They cut it up and I go in and say what I want, then I will cryovac it as it comes out. To make the sausages I will then go in with my special flavourings, rice flour and whatever flavours, then we will make it on the premises of the butchers. “There has been heaps of different trials to get the right flavouring, my butchers Timmy and Jay, have been really good in showing me what to use. We would have a little fry pan and we would mix some up and then try it then and there. Once it is in the skin it develops a bit more too,” he said. Jeremy is really pleased with what he has produced, and even the kids have an input on what tastes best. “We are really happy with what we have chosen and how it is all going. It is really tender, we hang the meat for three weeks, this allows all the sinew to start to break down and that’s why it is super tender. The longer you hang it the better.

“The kids prefer the beef snags over the lamb, lamb is really hard to get good flavours into. When making snags it is about 10% weight you want to meel, they taste much better when they have a bit more meel or rice flour in there,” he said. A piece of meat means much more to Jeremy as he rattles off what we need to look for and what is better for your health. “We are all after omega three fats and in grass fed, the ratio between omega 6 and omega 3 is about 2-1 but when you are talking grain fed it gets up to about 7-1, so grass fed is a hell of a lot better for you. “If you are eating the slow cooker type cuts, that’s good for all your joints, arthritis and all that sort of stuff. The amino acid between steaks, say rump and all your other cuts is

totally different. “Slow cooked meats have collagen in it, your blade steaks off the bone and all that sort of thing has your collagen in it, and that’s what starts to break down after the connective tissue. You get more anti-oxidants in grass fed like your vitamin A and E,” he said. Jeremy’s hopes for the future are more than just about the business, it is also about showing his kids where food comes from. “Next, we would just like a steady supply, we only have 20 cows, and you can only process so many at once. “I love that it is good food, I just love the cows. They are super calm and come up to me. We got them as wieners and the first calving I was just hanging around the paddock and

checking them 4-5 times a day. They are just calm cows with nice big long eyelashes. “We are happy to be growing our own food and showing the kids. We had a potty lamb for a while there, they couldn’t decide on the name, one wanted milky and one wanted Bob, so he was called Milky-Bob. TALES OF ANOTHER 4LOOR Bands come, and bands go. Some are ok, some are good, but some are, “Woo Hoo, how far can they go?”. For those 4loorgoers who were at 4 On The 4loor (Victoria Hotel, Orange) on Saturday June 2nd, you’ll know what I am on about. The show opened with Judy Murphy who hasn’t graced the 4loor for a number of years (let’s say about 5). With a set of original tunes delivered in her powerful voice, Judy is impressive. One bloke stated of one song, ‘It’s not often a singer nearly brings me to tears’. Clinton Hoy a singer/guitarist with Dubbo’s ONE PROUD MONKEY (who are on the 4loor later this year) was playing solo tonight. Clinton’s collection of

reflective originals shows him to be a worthy songwriter to keep a listen out for. Local band The Differents, fronted by the saxophone wielding Geoff Brown came back after several months of mountain top sitting with a new guitarist in the exact shape and talent of James Buchanan. His diverse skills worked well with lead guitarist Jacob Bowden and helped make ‘The Differents’ a little differentia. Fourth on the bill, making their 4loor debut from Sydney came The Grand Union. This rockin’ 4-piece had 4loorgoers caught in the headlights much from the start. Excellent originals with ebb and flow; The Grand Union showcased an intelligent set of diverse tunes, along with a rocked-out version of The Doors ‘Back Door Man’. They said, “We will rock you!” and indeed they did! I’m already looking forward to their next 4loor appearance in the new year. Next 4loor is on July 7 and features the return of two more Sydney bands: Flickertail (p.k.a. The Bitter Sweethearts) and Tshitaki, along with Haylee Gallagher and new drum and bass duo Taodstool, it will be fun, guy. So, remember not to forget; ‘Be there or be somewhere else!’.

The award-winning performer Katy Steele will be playing at the Greenhouse of Orange on August 8 from 7-9pm, all with the help of Parlour Gigs. Parlour Gigs brings music into communities by selling a certain amount of tickets to pay for the artist and they have teamed up with the Orange Ex Services Club to be able to bring Katy Steele to Orange. The crowd funded event still has some tickets available and it would be great to support, so get in touch with the Orange Ex Services Club to secure your spot. A bit about Katy. She is a member of the band Little Birdy and she embarked on her solo career in 2016, moving into a more alternative music scene. Katy has crafted a unique album ‘HUMAN’ which is both adventurous and bold. Katy has just fiished her 16-date tour across the country in support of her new album, so she will be sure to bring a great show. Katy is known for combining gospel like melodies with electric pop, giving a refreshing look to the pop music industry. Her distinctive voice and energetic live shows are one not to be missed. Katy is coming to perform at the Greenhouse of Orange as part of a new initiative by the Orange Ex Services Club to foster live music throughout the winter months. Head along to support this great initiative and talented performer.

Drag Queen Bingo Come and enjoy a night full of laughs and fun with Timberlina at the Orange Ex Services Club on June 30 from 7.30-10.30pm. Timberlina is a Drag Queen, a natural performer, who never fails to surprise and delight the audience. Timberlina originally hails from a small country town in the Central West but moved to the big city to pursue a career in dance and drama. Now back in the limelight you

can expect to enjoy Timberlina’s over the top style, dazzling repertoire, coupled with a naughty quick wit, keeping you fabulously entertained for hours. So, head along to the Orange Ex Services Club for an entertaining night of Bingo, an 18+ event. NERIDA CUDDY SONGS TO HELP PEOPLE SEE THE JOY AND THE HOPE, EVEN WHEN LIFE IS TOUGH.

A LOVE FOR MUSIC’S ABILITY TO CONNECT SOULS AS WELL AS BEING A FORM OF HEALING, NERIDA CUDDY IS A SINGER SONGWRITER FROM CANOWINDRA WHO HAS BEEN INSPIRED BY MUSIC SINCE THE AGE OF FOUR. “I was the youngest of 5 kids and my parents strongly encouraged all of us in music through piano lessons, and through playing and singing along to a lot of music at home, in the car, and at church. With 4 committed pianists above me, I just followed their example from about the age of 4 or 5. “Then when I left home (in Sydney) and had no piano to play, I switched to a borrowed guitar. I was living at a Cornerstone Community out at Bourke, and a few other guitarists and singers helped and encouraged me. “I wrote my first songs at Bourke, under the beautiful vast skies - and that vivid, open landscape got into my blood and I fell in love with it. Then I was back to Sydney for Uni, had an African boyfriend who was a wonderful singer songwriter, and with his encouragement, I took my first (frightened) steps in performing. “After that, it was back out to the wide, red dirt landscape in Broken Hill for three years, and the song

writing really took off. There’s something about that jewelled night sky, the magnificent sunrises and sunsets, and just the sheer space out there that whispers into my spirit, and into my lyrics too. I was processing a lot of grief, and needing to grow a lot as a person, and that landscape and headspace was a spiritual thing for me too,” Nerida said. Nerida moved to Canowindra in 2002 and married her partner Chris. This allowed Nerida to be inspired by new experiences and surroundings. “The change actually gave me writers’ block for a while, I needed to learn how to write happy songs! Song writing has been a great form of processing and reflecting for me, I’m sure it has kept me sane. I am still influenced in my song writing by the landscape, by life experiences and family, and by people’s stories. “To be honest, the other major influence and inspiration in my life has been my faith and experiences with God, that’s the soil that my

songs and I have grown out of, even though most of the songs I write are not ‘Christian’ songs. My first 3 albums, especially the live album, are for folk audiences; but at gigs I do warn people, with a big grin, that my latest album is “rated R” for religious!” she laughed. Sometimes it can be hard to convey our emotions and feelings, however Nerida believes that music has allowed her to do just that. “Being a singer songwriter in the contemporary folk/singersongwriter genre, I see it as part of my calling to write songs to give voice to people, to offer language for what they are going through! I also love giving people a laugh about everyday things, like my dream of a clean house, or the joys of a country op shop! I write protest songs about Western culture, our consumerism, and how we can tend to miss the beauties and the needs in some of the people around us. “I’m very inspired by Australia’s indigenous culture, the strengths and endurance of our First Nations

people, and I write songs about them and about the sorrow and blindness in our nation’s history. But in all of it, even though I tend to write openly about the hard things in life, I also love to highlight hope and humour. I love the fact, in my understanding of life anyway, that there’s always another chapter in the story. That if people can just take another step, open their hearts a little, they might give space for new things to grow,” said Nerida. Nerida has been busy performing at local gigs around the Central West including her most recent one at Jam Orange’s concert at Bloomfield Hall on the weekend. “I’m also hoping to play at a folk festival over on the coast later in the year, and I have a bunch of unrecorded story-songs that I’d love to put in a new album when I’m able. Apart from my own gigs, I love that I get to teach music weekly to kids at St Joseph’s Eugowra; and the Canowindra Drama School that I run is putting on a production of ‘The Hobbit’ in September, which

includes a few of my songs. All these things are ‘food’ for my soul!” Nerida said. Conveying an emotion is a big part of song writing and here’s what Nerida hopes to give to her listen-ers. “I love to give people food for the soul, just thoughts and feelings that they are not alone in life, that they have value, that everyday life has value. I often end my gigs with a song that the audience gets to sing along with, called ‘So many good gifts’. It says we need to ‘treasure all the joy’ in life, although there can be a lot of darkness in it. “I like my songs to help people see the joy, and the hope, even when life is tough. I know I’m having a really great gig when I can see understanding on people’s faces: recognition, laughter, even tears sometimes. When someone comes up to me after and says, ‘I really get that song’ and tells me their own story that connects with it - that gives me a lot of joy as a performer”, Nerida smiled. JUNE 7–13, 2018
