Listing shortage a nationwide issue In the market for a new home and having trouble finding listings that aren’t sold the moment you see them?

aren’t seeing the usual new properties coming to market. In fact, spring listings are down by a staggering 20-40 per cent,” Mr Kelly said.

Well, the problem is not just in the Colour City, with other regional centres including Bathurst, Dubbo and Wagga having the same experience.

“Having said that though, buyer demand is absolutely through the roof with most agents reporting that for every property they are selling, they probably could have sold it another five to ten times over.

In fact, the issue is being found nationwide, with continuing lockdowns creating havoc on Australia’s property market as listings continue to be delayed, the Real Estate Institute of Australia said recently. REIA President Adrian Kelly said that this spring doesn’t feel like a normal post-winter market. “Where we would usually see an influx of new properties coming to market, the opposite is happening. “Despite the low interest rate environment, we

“That is the silver lining... for those sellers that do go to market now they are achieving premium prices due to low levels of competitive properties and pent-up buyer demand. “There is a very large cohort of sellers who would normally go to market now, in particular retirees living in large family homes who wish to downsize, but instead are sitting tight either because they have to due to lockdowns or because they know it

will be difficult to buy something at the other end of the transaction, and even if they do find a suitable property, they will be under intense competition in order to secure it,” Mr Kelly said. “We are at a stalemate until we reach more vaccinations and a return to some sort of normality. Perhaps the usual spring selling season will be somewhat shelved, and we will look forward to a revitalised summer selling season. Either way, the demand for Australian property still remains very strong and sale prices are continuing to rise,” he said. Mr Kelly said that the REIA has urged the Federal Government to focus on a National Housing Plan to address issues such as housing affordability for first home buyers through addressing stamp duty costs. “Everybody needs somewhere to live, and you can’t live in a share portfolio,” Mr Kelly concluded.

Sand and soil, mix and mortars, all at Pigot’s need to pick the stuff up yourself, he added.

Locked down by our COVID-19 restrictions for travel, restaurants and luxury items, Colour City locals have been turning to bricks and mortar, gardens and outdoor features.

“If you haven’t got your own trailer, that’s no problem, rather than come up and get it, we deliver anywhere in Orange for a flat $10 fee, in fact that’s what most people prefer,” he added.

Pigot’s Midwestern Sand and Soil and Midwestern Mini-Mix Concrete couldn’t be busier.

The pandemic lockdowns, he said, had seen people taking a good, hard look at their houses and gardens, and deciding to invest some time and money close to home.

“I’m flat-out, we’ve been very, very busy, but not just the concreting, the sand and soil as well has been going great guns,” Frazer Pigot said.

“We’ve been pushing hard like crazy since both COVID and spring and, with most of our sands and soils from near Sydney, we offer a different variety of products,” Frazer said.

“So, we’ve now got a landscape side and a concrete side... we’re really starting to get into the gardening side with topsoils, composts and garden mixes, whatever you need for your place.

“People have just decided to do up their own places, everyone is into this do-it-yourself spirit, which is fine by us, we’re here to help.”

“It’s something that we have got into over the past two years and are really keen to promote now.”

Pigot’s Midwestern Sand and Soil and Concrete Mini-Mix are located at 34 Leewood Drive with their garden supply outlet on Lone Pine Avenue.

Products range from a variety of sands, beach, tillers, plasterers, brickies, and fine and coarse sands, as well as mulchers, topsoils, turf, garden mixes, blue metal, granite, road-base, river pebbles, and concrete sleepers and blocks.

Pigots Mid-Western Mini Mix supply a wide range of high-quality concrete mixes for concreting projects large or small.

Other garden products include playground mixes and bark blends, turf underlay and top-dresses, and concrete pavers. “We’ve got a whole yard of this stuff, we do much more than just concrete and we’re happy to help,” Frazer said. With three, four, and seven-tonne trucks, they can cover most contingencies for the home gardener or renovator, and you don’t

Delivering high-quality concrete to Orange and the Central West in small batches, they use conveniently sized trucks with the choice of 0.2m3 to 2.5m3 loads catering to any job requirement. “Boomerang Park” is a great idea deserving of serious consideration — BOB HOLLAND — COMMENT It’s not the first time a super playground has been suggested for Orange but, with a local government election just around the corner, the time is cherry ripe to revisit this idea. Mayoral candidate Amanda Spalding is taking up that challenge by putting the idea on her policy agenda for her election bid, and it’s not as if she hasn’t had experience with such a project before! Amanda was involved in a similar development back in 2017 when working at Fairfield Council in Sydney’s south-west, with the result being the “Fairfield Adventure Park”; a now highly-prized and much-utilised facility in that heavilypopulated area of Sydney. The accompanying pictures show why the complex is so popular. One only has to look at the outstanding success that the Adventure Playground

at the Orange Botanical Garden has been to see how popular such facilities are. Playground equipment has come a long way since our Adventure Playground was built and, of course, Orange has grown considerably since then. So the time is now right for Orange to consider a second facility with updated attractions. The name “Boomerang Park”, Amanda said, is at this stage for discussion purposes only. The final name, she added, would be after community discussions. For now, she feels that the coming Council election is the perfect time to have the conversation and to gauge community reaction to a proposal she believes very strongly in. “We’re not just talking about a typical community playground here, we’re talking about a ‘Super Playground’; one that people would regularly travel miles and miles to visit,” she said enthusiastically. Just like they would for any popular tourist attraction, and that’s what Boomerang Park could be, the money spent by these visitors alone would be significant!” Amanda added.

“I understand this site would be more than big enough to accommodate a Super Playground, despite having to work around an easement and concerns about asbestos in some areas. “It would also be highly visible, easily accessible and, being located only a few minutes from the proposed service and food development at the Leeds Parade intersection, it would only add to the appeal of the location.” She believes that this proposal has more merit than a suggestion that it be used for an outdoor flora collection for the Colour City. “I know that it has also been suggested that this site could be used for another botanical garden but, for me, that would be a poor use of the space, especially since there are plans to improve the area around the present Botanic Gardens, which would appear to make more sense.”

Amanda is mindful of the way that the present Adventure Playground engaged the community and how so many people contributed to the project. She believes Boomerang Park has the potential to be a similar community project and, it is for this reason, that she is planning to discuss the proposal with local service clubs and other community groups to gauge interest. Amanda lists this as just one of three great community ideas that she’ll be pushing for if she’s successful at the December election. “There are three ideas that I’m aware of and believe would be excellent additions to the Orange landscape,” Amanda explained. “Boomerang Park is one; a rather unique sporting practice facility at Glenroi Oval is another; with a ‘Walk of Art’ around the main walkway at the present Botanic Garden, the third. “I look forward to ensuring each of these get serious consideration if I’m elected Mayor on December 4,” Amanda concluded.
