Small is beautiful, according to E.F. Schumacher’s bestselling book about sustainable economics. And you sorta have to wonder if Schumacher was thinking of Louisa—population 37,596 at the 2020 census. Taxes are low, the living is good, and buying locally is just . . . well, why wouldn’t you? But go one better than Schumacher and the census takers: the weather has turned lovely, and the county is the same. Have a look around, and you’ll like what you see. Spend a day, for example, in Lake Anna State Park, whose 3,127 acres include 10 miles of lake frontage, a fishing pond accessible to children and the disabled, a bathhouse-concessions complex and a boat launch. More than 15 miles of trails beckon for hiking, biking and horseback riding. Exhibits at the visitor’s center highlight the park’s natural features and trace the history of the area’s gold mining. Guided tours are given of the original Goodwin Gold Mine. Six cabins, four yurts, two six-bedroom lodges, and 10 two-bedroom cabins, some with views of the lake, may be rented for overnight stays. Lake Anna itself is the second largest lake in the state of Virginia, measuring 17 miles long with 200 miles of shoreline. While a variety of cabins and lodges bring in the tourists, Lake Anna’s biggest fans live on the lake year ‘round. “It’s probably the premier community in the county,” says Patrick Hanley, owner/operator of Panamint Farm, home to a couple of hundred black angus cattle, and one of the large farms dotting the area. Retirees love the lake’s many waterfront subdivisions, where a starter home might be had in the mid-$200 thousands,
would they band together and help this young girl to get some diapers and baby formula.” Palmer marvels at “the number of people who got online and asked for the number of the room she was staying in. Nobody knew who that girl was, or anything about her, but so many people gave her diapers, or sent $50. In this the time that we’re in, with high gas prices and inflation and people not having jobs, they still cared about a young girl and a little baby . . . that’s the community that we live in, and that’s why I’m staying here, because of a situation like that.” “Even though Louisa is a large county, it has a homey feeling,” Palmer says. “It’s just a big community. I like how everybody pretty much knows everybody in the whole town. You walk into a store and everybody pretty much knows you.”
History
and a spectacular waterfront place might fetch $3-4 million. Chat with a few of the locals, and you’ll find out they’re some of the nicest people in the Commonwealth – the kind who showed up at the public library to reshelve books after the earthquake of 2011 (magnitude 5.8, epicenter seven miles southwest of Mineral near Lake Anna), and the kind who put stuffed animals in their windows for quarantine-
weary kids to spot on I-Spy sidewalk safaris. Lifelong Louisa native Sherry Palmer, Principal Broker of Lloyd’s Real Estate LLC, tells the story of a young mother with a little baby who had been kicked out the house by her parents. “A lady just happened to see them, and heard her story, that she was living in a motel and did not have a job,” Palmer says. “So the lady asked everyone on Facebook if

tion; and Government. The museum also houses temporary exhibits highlighting historically significant time periods, places and people, as well as items from its collections. Two upcoming and free annual events will celebrate Louisa history—and provide a real good time. The Louisa County Heritage Day Celebration, on the grounds of the Sargeant Museum’s Heritage Farm Living History, is set for Saturday, April 23 from 10:00 a.m. to 4:00 p.m. Along with demonstrations of hearth cooking, spinning and blacksmithing, families will enjoy animal exhibits, crafts, music, food, and children’s activities. Then on Saturday, May 14 it will be the Heritage Farm’s Free Family Day. Expect special programing for families including living history demonstrations, hands-on children’s activities, and an old-fashioned one-room schoolhouse lesson. History and tradition will hold sway at the “ag fair” as well. Look for “American Flare at the County Fair” when the 2022 Louisa County Agricultural Fair takes over Mineral’s Walton Park from July 14 to 16, with livestock shows, an antique tractor show, games and contests, music, and the Miss Louisa County Agricultural Fair Pageant. But while Louisa has a rich past, it has a dynamic present too. Just ask Sherry Palmer: “Even the people who are here now are making history,” she says. “They will definitely be in the books, that’s for sure.” Among the people Palmer has in mind are Louisa Lions high school football players who have gone on to college and National Football League careers—guys like defensive end Kerry Wynn, who spent five years with the New York Giants, and Penn State linebacker Brandon Smith, who is being scouted by the pros this year. “Some of these players, in my opinion, are going to do a lot for Louisa County in putting us on the map.”
Zion Crossroads Meanwhile, as some of Louisa County’s best are making plays and grabbing headlines, its housing and commercial properties are on the increase. Situated around the intersection of I-64 and U.S. Route 15 and officially designated as the county’s growth area, the Zion Crossroads mix of residential, commercial and industrial properties
includes a 900,000-square-foot Wal-Mart Distribution Center, a Lowes, and a Dollar Tree, along with a growing number of other businesses including shops, restaurants, dentist and doctor’s offices, a bank and a credit union. A new water treatment plant collects wastewater from these commercial establishments and from the nearby Spring
Creek community for reuse in golf course irrigation or discharge through a 10.5mile force main to the South Anna River. In addition to its vibrant commercial strip, the Zion Crossroads area also harbors the 950-acre, 1,200-home golf community of Spring Creek, a private, 24hour gated community with a nationallyrecognized golf course, a sports club with fitness center, and a 25-meter saltwater pool, plus sports courts and miles of walking trails. Spring Creek homes start in mid-$400 thousands. “If people are working in Charlottesville, they like to be in the Zion area, close to the interstate,” Palmer says. “It has taken off. Spring Creek development has grown more, building new housing and a new apartment complex.” More homes are in the works along the Route 250 corridor leading into Charlottesville, Palmer notes. “You’ll start seeing more housing going up there, because that’s a highly desirable area.” Among the county’s older villages are the towns of Louisa and Mineral. Incorporated in 1873, Louisa—“a Progressive,
Vibrant & Caring Community” of a little over 1,500—prides itself on being “a great place to do business,” with “noteworthy amenities and a quickly growing marketplace.” Points of interest include the historic Louisa Courthouse, a two-story, fivebay, porticoed Classical Revival brick home dating to 1905, and the Louisa Arts Center, the community “epicenter”—of the visual, musical and performing arts. Other devotees of small town living make their residence in Mineral, known for its gold, zinc and lead mining heritage. In busier days there were more than 15 gold mines in the area. Zinc and lead were still mined here in the 1970s. Mineral’s little Walton Park, named for former leading citizen Elizabeth Trice Walton (born in 1905), is a lovely place to picnic or hold an event. Walton is buried in stately Spring Grove Memorial Park Cemetery, a quiet place to stroll and reflect. Every July Walton Park hosts dozens of the country’s hottest pickers at the Mineral Bluegrass Festival, a three-day, familyfriendly party that welcomes campers. Otherwise, in warm weather the park is known for lively flocks of Carolina chickadees and tufted titmice, sometimes
supplemented by white-breasted nuthatches, black-throated green warblers, and yellow-throated vireos. During the winter red-bellied or downy woodpeckers, northern flickers, and yellow-bellied sapsuckers may be seen. In spring the
park’s wildflowers attract red-spotted purple butterflies. “I don’t know of any other county that has that much diversity,” says Tracy Clark, Executive Director of the Louisa County Chamber of Commerce. “We have the rural and historical area, and then we have this booming suburbia to metropolitan Charlottesville,” referring to Zion Crossroads. Folks committed to alternative living are welcome in Louisa as well. Roughly 100 adults and 17 children make their home on the 450 acres of the Twin Oaks Community ecovillage and intentional community, founded in 1967 and one of the oldest and largest secular intentional communities in North America. The people at Twin Oaks are committed to cooperation, egalitarianism, non-violence, sustainability, and income sharing.
Lovin’ Louisa “I feel safe here,” says a friend, a grateful refugee from Northern Virginia congestion who commutes into Charlottesville from his home near Zion Crossroads. “The social services are first rate, and First Responder response time is very good.” “Inbound and outbound commute traffic is nominal,” he says. “Getting into town is a hop, skip and a jump. I’m 13.5 miles and 20 minutes from Martha Jefferson Hospital; I’m 16.5 miles and 25 minutes from the Downtown Mall. The morning commute in has the sun at your back and the same is true for the return.” “Louisa is very desirable because not only do we have a good tax rate,” Palmer says, “but it’s in the middle of everything—Fredericksburg, Richmond, Charlottesville—and that makes it highly desirable for most buyers. The wife may work in Charlottesville and the husband may work in Richmond, and we’re kind of in the middle. Wherever one lives in Louisa, “the schools are good,” as Palmer says proudly. “Louisa has a good reputation for schools, and has a lot of activities after school, and a lot of other things for the kids to do; we have a big parks and rec department. “This is a great place to live. I’ve enjoyed living here, and I’ve raised my two children here.” And where are those adult children now, we might ask? But do we really need to? They’re right there at home, of course, in Louisa County.
