However, market activity across Melbourne has been relatively subdued throughout 2025, with tightening vacancy rates continuing to shape leasing dynamics. Even with subdued activity, the South East has maintained its position as Melbourne’s second most active take-up submarket. Approximately 125,000 sqm has been transacted year-to-date, underscoring the submarkets enduring appeal and resilience in a challenging environment. The gross take-up activity is expected to improve for the remainder of 2025 supported by a return of retail and wholesale trade sector as consumer spending is anticipated to rise and these occupiers gain confidence to re-engage with the market.
