POINT OF INTEREST

Two street frontages with 27,000* vehicles passing daily, and the Western Ring Road right around the corner — McIntyre Road is the double-block opportunity that astute western operators would have never seen coming. For the first time in over 70 years, the long-time home of Sunshine Joinery is being offered to the market, ending one of Melbourne’s longest-held family industrial ownerships. Established in 1955 and purpose-built to support a business that grew into one of the west’s most respected joinery manufacturers, the next chapter is now ready to be written. The 785 sqm* building sits across a staggering 1,184 sqm* Industrial 3 zoned allotment with drive-through access from McIntyre Road to Cromer Avenue. Situated on what’s locally known as the Golden Mile of McIntyre Road, the 27,000* vehicles passing daily aren’t background noise — they’re future website enquiries that automotive specialists, building suppliers, tool sales, and pet supply tenants usually pay marketing teams to reach. Solar panels producing 21 MWh per annum — averaging roughly 57.5 kWh daily — keep the energy bills honest, ample front and rear parking handles both customer and staff cars, and the heating and cooling serviced office keeps admin comfortable. Bunnings, Repco, Jaycar, Paint Spot, and Western Distributors sit within your orbit; the Western Ring Road and Ballarat Road are immediately accessible, but it’s the signage opportunity across two frontages on McIntyre Road and Cromer Avenue that will compound into a flagship asset for years to come.

“The real rarity here is the combination: a substantial double-block holding, two street frontages, drive-through access, and approximately 27,000 vehicles passing the front door every day.”

“There’s a reason this section of McIntyre Road is regarded locally as the Golden Mile — the combination of traffic, established operators, and immediate arterial access continues to make it one of the west’s most recognisable commercial corridors.”

It’s the expertise accumulated over three decades paired with a realistic outlook on life, that makes Leo not just a seasoned director to the CVA team, but a significant asset when it comes to dealing with yours. PROPERTY FEATURES ATTRIBUTES

Few industrial properties arrive with a story spanning seven decades, and fewer still combine that history with the scale and functionality required for their next commercial chapter. Held by the same family for more than 70 years and purpose-built for Sunshine Joinery, this substantial industrial holding represents an opportunity to acquire an established business premises where land, building utility, access, and future adaptability are already working in unison. The property comprises a substantial 785 sqm* showroom and warehouse facility positioned across an impressive 1,184 sqm* double-block landholding. The existing improvements provide a versatile combination of customer-facing showroom accommodation, productive warehouse space, and serviced office areas, creating a configuration capable of supporting manufacturing, trade supply, automotive, bulky goods, storage, or a variety of other industrial operations. Heating and cooling to the office component further enhances dayto-day functionality, ensuring administrative areas remain comfortable and professionally presented for staff and clients alike. A defining advantage is the site’s ability to accommodate movement at both ends. Drive-through access between McIntyre Road and Cromer Avenue provides genuine operational efficiency, allowing vehicles, deliveries, and staff movements to circulate through the property rather than relying on a single point of entry and exit. Ample parking across both the front and rear portions of the site further supports customerfacing and workforce requirements while preserving the practicality of the warehouse operation. The property’s energy infrastructure adds another contemporary advantage to an otherwise proven industrial asset. An installed solar system produces approximately 21 MWh per annum, equating to an average of approximately 57.5 kWh per day, providing an established platform for businesses conscious of ongoing electricity consumption and operating costs. Ultimately, the strength of the asset lies in how difficult its combination of fundamentals would be to recreate: 1,184 sqm* of land across a double block, a substantial existing building, drive-through circulation, generous parking, and a configuration that has already supported a successful industrial business for generations. After more than 70 years under the same ownership, the property presents its next purchaser with something considerably more valuable than a blank canvas — a proven industrial foundation with the flexibility to determine what comes next.

Established Trade & Industrial Precinct: The property sits within one of Sunshine North’s recognised commercial and industrial corridors, surrounded by major operators including Bunnings, Repco, Jaycar, Paint Spot and Western Distributors. This concentration of established businesses creates a strong trade destination and helps generate consistent customer and supplier activity throughout the precinct. Excellent Freeway Access: Located approximately 670 m from the Western Ring Road*, the property offers convenient access to Melbourne’s broader freeway network. HISTORY

A Legacy Built in Sunshine Long before McIntyre Road became one of Melbourne’s west’s most recognisable commercial corridors, Sunshine Joinery was already building its reputation here. Its story began in 1954, when Charlie and Mary Gatt migrated from Malta to Australia. An experienced carpenter and joiner, Charlie initially found employment with Massey Ferguson, while continuing to practise his craft from his father’s garage in Sunshine North. What began with individually made doors and windows quickly developed a strong reputation throughout the building industry, leading Charlie and Mary to formally establish Sunshine Joinery in 1955. As demand grew, so did their commitment to the business. Charlie and Mary sold their family home and established a dedicated factory at 188 McIntyre Road, Sunshine North, creating the permanent base from which Sunshine Joinery would grow for generations. Charlie’s craftsmanship, long hours, and unwavering work ethic helped transform a modest family operation into a respected name within the joinery industry, with the McIntyre Road factory becoming inseparable from the company’s identity.

Information Memorandum

The next generation of the story began in 1982, when apprentice Charlie Cutajar completed his training with Sunshine Joinery. He would later marry Charlie Gatt’s eldest daughter, Mary Anne, further strengthening the family connection at the heart of the business. Following Charlie Gatt’s retirement in July 1995, Charlie and Mary Anne Cutajar assumed ownership, carrying forward the standards, knowledge, and commitment established four decades earlier. Across more than 70 years, Sunshine Joinery evolved alongside the industry while remaining grounded in the principles on which it was founded: high-end craftsmanship, quality, adaptability, and pride in the work produced. From doors and windows handcrafted in a suburban garage to a longstanding manufacturing operation at McIntyre Road, its history is ultimately one of family, enterprise, and enduring workmanship. Now offered to the market for the first time in more than seven decades, 188 McIntyre Road isn’t simply an industrial property changing hands — it’s the address from which generations of a family built a business, a reputation, and a lasting Sunshine legacy.

LOCATION

All signs point to: Sunshine North. Sunshine North occupies an increasingly strategic position within Melbourne’s western commercial landscape, approximately 12 km west of the Melbourne CBD and within the City of Brimbank. Characterised by a combination of established residential neighbourhoods and significant industrial areas, the suburb provides commercial operators with access to both an established local population and the broader western workforce and customer catchment. The demographic report records a population of 12,047, with approximately 66.9% aged between 15 and 65, while the area’s residential base comprises 3,852 dwellings. This established population, combined with proximity to key road infrastructure, schools, and surrounding amenity, continues to support the suburb’s evolution as a location of interest to businesses, developers, families, and long-term investors. Sunshine North’s investment proposition is strengthened by its position within the broader transformation of Melbourne’s west. Its mix of industrial land, established residential areas, and proximity to the Maribyrnong River corridor

Information Memorandum

gives the suburb a character distinct from purely industrial outer-western markets. The supplied demographic report records a current median house price of $815,000 and median unit price of $672,550, reflecting the underlying residential value surrounding its commercial precincts. For industrial purchasers, that broader evolution is particularly relevant: established industrial holdings with significant land components and strong arterial accessibility sit within a suburb experiencing continued residential and investment interest, reinforcing the scarcity and long-term strategic relevance of well-positioned commercial land. And the point? For more than 70 years, this address proved what the right industrial location could do for one business. Now, with a double-block landholding, drive-through access, major-road exposure, and approximately 27,000 vehicles passing every day, the opportunity is no longer simply to inherit that history — it’s to decide what the next generation of McIntyre Road looks like.
