290 sqm* of ground floor warehouse, 24 sqm* of first floor office, a high clearance roller door, and a closing date on the 30th of June — James Court doesn’t complicate the conversation. The 310 sqm* building sits within one of Melbourne’s most strategically positioned inner-western industrial pockets, where CBD access and freeway connectivity arrive without the land premium that tighter city-fringe addresses attach to the same credentials.

The warehouse floor is open, practical, and suited to a broad range of occupiers without prescription — and the high clearance roller door and potential cool room and freezer capability adds an even better dimension. The Western Ring Road, West Gate Freeway, and Princes Highway are all within easy reach, and the closing date on the 30th of June means the next owner’s arithmetic needs to be done sooner rather than later.

Municipality City of Maribyrnong

All signs point to: James Court.

James Court offers a strategically connected industrial location designed to support efficient operations, strong accessibility, and long-term business growth. Here are some notable aspects and benefits of buying property in this area:

Strategic Inner-West Industrial Location:

James Court is positioned within Melbourne’s highly regarded inner-west industrial corridor, placing businesses close to established commercial, trade, and logistics activity. This location supports efficient daily operations by keeping suppliers, staff, and customers within easy reach across the western suburbs and wider Melbourne market. For businesses looking to grow in a proven industrial precinct, James Court offers a strong foundation in an area known for long-term commercial relevance.

Excellent Freight and Freeway Connectivity:

With Geelong Road approximately 2 km* away and the West Gate Freeway around 2.8 km* from the site, James Court provides strong access to major freight and vehicle routes. Businesses can connect efficiently to the Melbourne CBD, Port of Melbourne, surrounding industrial precincts, and the broader freeway network. This makes the location especially suitable for warehousing, logistics, manufacturing, and trade-based operators that rely on fast and reliable movement of goods.

Convenient Staff Access and Public Transport Links:

Tottenham Railway Station is located approximately 1.4 km* from James Court, offering convenient public transport access for staff and visitors. This can help improve workforce accessibility, making it easier for employees to commute from surrounding suburbs and broader metropolitan areas. Strong staff connectivity is a valuable advantage for businesses seeking to attract workers while maintaining an accessible industrial base.

Positioned for Long-Term Industrial Growth:

The surrounding Tottenham precinct continues to benefit from infrastructure investment and increasing industrial demand. This supports James Court’s appeal as a location with strong future potential, particularly for businesses seeking stability, operational efficiency, and room to grow.As Melbourne’s inner-west continues to play a key role in freight and industrial activity, James Court offers a business address aligned with long-term market momentum.

AND THE POINT?

Connected. Strategic. Industrial.

A tightly held industrial setting where connectivity drives capability, this inner-western pocket places businesses within immediate reach of Melbourne’s major freight, logistics, and arterial networks. Positioned for efficiency and accessibility, the address offers seamless movement across metropolitan Melbourne while retaining the practicality and value that define the west.

All signs point to: Tottenham.

Tottenham has long been recognised as one of Melbourne’s most established and strategically important industrial precincts, located approximately 10 km* west of the CBD within the City of Maribyrnong. Historically shaped by its extensive rail infrastructure, freight activity, and manufacturing presence, the suburb continues to play a vital role within Melbourne’s broader logistics and industrial economy. Warehouses, transport facilities, distribution centres, and industrial businesses form the backbone of the area, creating a highly functional commercial environment that has remained consistently sought after by occupiers, investors, and developers alike. Its tightly held industrial zoning, combined with immediate access to major arterial networks, positions Tottenham as a critical link between Melbourne’s western growth corridor, the Port of Melbourne, and the CBD.

In recent years, Tottenham has increasingly attracted attention from investors and owneroccupiers looking to secure industrial property within Melbourne’s rapidly evolving western corridor. The suburb’s proximity to neighbouring areas such as West Footscray, Braybrook, and Brooklyn has strengthened its appeal, particularly as infrastructure investment, population growth, and commercial activity continue expanding throughout the west. Accessibility remains one of Tottenham’s defining advantages, with direct connections to the West Gate Freeway, Western Ring Road, Princes Highway, and major freight routes supporting efficient movement across metropolitan Melbourne and regional Victoria. While predominantly industrial in nature, the suburb benefits from its close relationship with surrounding residential and mixed-use precincts, ensuring access to workforce catchments, retail amenity, and supporting services. With industrial land supply becoming increasingly constrained across Melbourne’s inner west, Tottenham continues to represent a highly practical and strategically positioned market for businesses and investors seeking long-term industrial relevance, operational convenience, and future growth potential.

And the point?

As Melbourne’s inner-west industrial market continues to tighten, Tottenham remains one of the few precincts where strategic connectivity, established infrastructure, and industrial practicality still align without compromise. Positioned at the centre of major freight routes and surrounded by ongoing western corridor growth, the suburb continues to attract occupiers and investors seeking long-term operational relevance and enduring commercial value.
