The majority of the property is in the CT – Corporate Technology zoning district. In 2004, the Town voted to change the zoning on the approximately 9.0 acre portion of the property adjacent to Portsmouth Avenue to C-2 Highway Commercial. The property is also partially within an overlay district known as the Exeter Shoreland Protection District (ESP). The ESP governs land within 300 FT of the mean high water of the Exeter Reservoir and within 150 FT of perennial streams within the Exeter River watershed. The property also includes wetland resources that will be regulated by both the Town of Exeter and the State of New Hampshire.
