One of the Largest Manufacturing Plants in Texas

Crossland partnered with Knauf Insulation to build one of the largest manufacturing plants in Texas - a 600,000-square-foot, state-of-the-art facility in McGregor. Located on a 200-acre site formerly used as fairgrounds and pasture, the transformation into a full-scale, 24/7 manufacturing operation is nothing short of remarkable.

Speed, Scale, and Precision

To meet aggressive timelines and budget goals, the facility was constructed using tilt-wall techniques. This approach not only accelerated delivery but also helped reduce overall costs. Some of the concrete panels stood 75 feet tall and weighed up to 230,000 pounds, making them the largest panels Crossland has ever produced. It was a bold structural solution that paid off in time savings and construction efficiency.

This project reflects the strength of Crossland’s relationship with Knauf, two family-owned companies that prioritize people, product quality, and long-term value over short-term gain. With aligned values and a shared commitment to excellence, the partnership was a natural fit.

Results That Set a Benchmark

The McGregor plant marks one of the largest manufacturing buildings Crossland has delivered to date. It is a powerful example of how innovation, collaboration, and the right construction methods can create facilities that support both operational goals and workforce needs.

A Super Plant Built for Advanced Manufacturing

They call it a “Super Plant” and for good reason.

At 650,000 SF, Green Bay Packaging’s new Fort Worth facility is one of the largest and most sophisticated manufacturing operations in the region. Built on a 46-acre site, the $61 million facility includes 560,000 SF of manufacturing floor space and 52,000 SF of multistory office and mixed-use areas. The project features 32 docks, a rail spur and rail dock, state-of-the-art machinery, and automated conveyance and extraction systems to support high-output manufacturing.

Purpose-Built with Precision

The exterior was constructed primarily with tilt-wall panels and enhanced with ACM, metal paneling, architectural louvers, and custom sunshades. Inside, the gallery-style office showcases skylights, wood feature walls, glass railings, and branded graphics, creating a professional space designed to impress.

Specialized features include advanced HVAC systems, industrial compressed air, and automated cooling systems, all built to accommodate a complex equipment package sourced from Italy, Germany, Japan, and Korea.

Solving Big Challenges

This project came with challenges that matched its size:

Late-stage design changes for key mechanical, electrical, and plumbing systems added complexity. Crossland worked closely with owner-hired equipment vendors and coordinated utility needs to maintain critical installation timelines.

Unpredictable weather caused site delays, but our team resequenced activities and got key spaces dried in so the owner’s equipment could be delivered and set on time.

MEP scope clarity was limited early on. We partnered with the owner in the final project months to ensure power, cooling, and utility demands aligned with their operational goals.

Delivered with Integrity

This was not our first project with Green Bay Packaging. Crossland previously completed their 566,000 SF Tulsa facility, which served as the foundation for this next step. The success of that initial build helped set the standard, and the trust that carried through to this “super plant” in Texas.

Together, both projects highlight our ability to deliver large-scale, highly technical manufacturing spaces through collaboration, flexibility, and unwavering attention to detail.

Crossland Builds Well Loved Pet Brand in Under 11 Months

This new 800,000 SF facility in Southview Commerce Center Building III is home to a Chewy fulfillment center and corporate offices.

The building includes a warehouse area, office space, breakrooms, restrooms, recruiting areas, a fulfillment center, and a maintenance area for operations. The outdoor structure has an aluminum storefront, painted tilt walls, and multiple docks and dock canopies. The interior space includes many design features, including exposed

concrete floors, acoustic ceilings, roller shades, and decorative touches.

Our team was faced with the challenge of a very tight time frame shaken up by 80+ weather days, altering the schedule from the original plan. Despite the challenges, the Crossland team hit all critical deadlines by controlling the schedule, extending work hours, and hiring adequate manpower.

Keeping Our Cool Under Pressure

In food distribution, operational efficiency is everything. When SGC Food Service expanded into Tulsa with a second major facility, they needed more than warehouse space - they needed a sophisticated cold storage and distribution center built for the demands of serving restaurants, schools, and businesses across the region.

This 110,000 SF facility marks a major milestone in industrial construction. We combined high bay storage with advanced refrigeration, creating a controlled ecosystem for food preservation and distribution. The real challenge wasn’t flashy design, but the precision engineering needed to make everything work seamlessly.

The $24.5 million design-build project required a high bay storage configuration, pushing the building height over 40 feet to fit super tall racks. This was essential for SGC’s business model and financial goals, but it also triggered stricter code requirements and design standards. Our team self-performed

Tulsa Cold Storage

the concrete and steel work, giving us direct control over quality and schedule. The concrete slab was specially designed to minimize shrinkage and dust, critical for food safety. Beneath it, we built a fully encapsulated, insulated freezer space to maintain precise temperature control.

We also delivered a 5,000 SF truck maintenance building, full forklift charging stations, and employee support spaces. Working within the PSO rebate program, we conducted energy analysis on the refrigeration systems, confirming the facility’s exceptional energy efficiency and long-term cost savings.

Coordinating specialty trades for refrigeration and shrinkagecompensating concrete required constant attention to detail, especially around thermal breaks and penetrations. Delivered in 17 months, this project shows how real builders deliver spaces that help businesses thrive - combining high bay storage, advanced refrigeration, and energy efficiency to give SGC Food Service a true competitive edge in Tulsa.

Warehouses Built for Springdale’s Growth

At I-49 Logistics Park in Springdale, Arkansas, we delivered four major warehouse projects totaling 794,000 SF. Each one was built around our client’s priorities and the region’s growing logistics needs. Every building brought unique challenges, from solid rock blocking utility lines to schedules that demanded high accountability and on-site decisionmaking. We didn’t just adapt; we built smarter, selfperforming critical trades like concrete, steel, and earthwork to maintain cost certainty, quality, and schedule control.

When tough rock formations threatened progress, our Heavy Division used specialized removal and blasting techniques to keep utilities on track. On another project, our crews poured

over 200,000 SF of slab in just one month, accelerating the timeline and finishing nearly $1 million under budget. We managed everything from site prep to tilt-up construction, delivering flexible, durable spaces with modern office features and streamlined loading docks.

These projects were about more than just square footage. They were about strong communication, reduced risk, and supporting growth. By staying hands-on and responsive, we delivered high-quality, cost-effective warehouses that help Springdale’s logistics sector thrive. Campus Headquarters Combine Function and Design

When Sunbelt Rentals needed a new headquarters and distribution facility in Grapevine, Texas, they trusted us to deliver a 105,177 SF campus across five buildings on 17 acres. This $43.2 million project brought together high-end office space and functional warehouse facilities, all while meeting LEED Gold certification standards.

The heart of the campus is a three-story office building with a basement, featuring impressive architectural details. Visitors are welcomed by an elegant fountain at the entry - a unique feature that challenged our team and showcased our hands-on approach. The exterior combines veneer stone accents and sleek metal panels, creating a professional look that matches Sunbelt’s brand.

Inside, we built a dramatic atrium with a Venetian wall stretching from the ground floor to the third level, serving as the focal point of the interior. Throughout the process, we worked side by side with Sunbelt to balance design goals with budget clarity, making sure every decision aligned with their priorities.

The four warehouse buildings, pre-engineered and shipped from Maryland, brought their own challenges. We coordinated closely with the architect and manufacturer, resolving dimensional discrepanciesincluding one building nearly a foot off in length - to ensure seamless integration with the overall design.

Our boots-on-the-ground team managed the LEED Gold certification process, handling documentation and compliance without slowing the schedule. We delivered a campus that meets Sunbelt’s sustainability goals, maintains cost certainty, and reflects our commitment to strong communication, high accountability, and building smarter around your needs.
