Industrial: AXIAL Gateway 95 and AXIAL Rapid Commerce Park Expanding a commitment to high-performing buildings and environmental sustainability, Crescent Communities began the LEED certification process for two industrial properties in 2023. AXIAL Gateway 95 by Crescent Communities is a rear-entry industrial building totaling approximately 505,068 square feet in the greater Richmond area in Chesterfield County, Virginia. The design offers flexibility to accommodate multiple tenants with modern clear heights for local and regional distribution tenants in addition to light manufacturing and assembly users. AXIAL Rapid Commerce is a 449,000-square-foot industrial building located at 500 Rhyne Road, just half a mile from I-485 and 2.5 miles from I-85 in Charlotte. The speculative site includes 3,850 square feet of office space in the warehouse ready for immediate occupancy. Additionally, the Crescent Communities team is actively collaborating with Mecklenburg County Park and Recreation, Centralina Regional Council, Beacon Partners, and Fortius Capital to establish a new trail system and park around the project site.
