This month, officers from Humberside Police’s Economic Crime Unit are advising the local community about what to do if you have paid a company for goods or services and not received what was promised

A business that takes payment but fails to provide the agreed goods or services may be subject to a criminal investigation for fraud, and you may also be able to pursue the matter for breach of contract.
Officers will investigate reports of fraud where appropriate. However, after reporting the issue it is recommended that you contact Citizens Advice for guidance on any further action you may take against the company.
You should report a business to Trading Standards if they sold you something:
• unsafe or dangerous, like an electronic appliance with faulty wiring or food past its use-by date
• fake
• not as described - for example, you bought a package holiday but something advertised wasn’t included
• you didn’t want to buy - for example, they put pressure on you
Reporting an incident to Citizens Advice is free and can be done over the phone or online. Advisers can give you practical advice on consumer problems and outline any legal action that could be taken.
They may be able to help you get your money back and can pass your complaint to Trading Standards who have the power to take enforcement action against the business, including taking them to court or preventing them operating.
Trading Standards will use the information you give to decide if they’ll investigate. They’ll only contact you if they need more information.

This month, local property expert David Leake from The Property Experts talks to us about the impact first-time buyers have had in 2026 so far
Research shows 93% of January’s firsttime buyers secured a sub-5% mortgage rate – the highest share since autumn 2022, and up from 67% in January last year.
Meanwhile, 96% of movers secured a sub-5% rate in January, up from 83% in 2025.
Almost one in four first-time buyers (24.2%) took out a 90%-plus loan to value (LTV) mortgage last month, the highest proportion since 2008.
Falling mortgage rates, including the first sub-3.5% deals for some time, have been the
main driver of early-year activity. First-time buyers have been the biggest beneficiaries, particularly where higher LTV products have become more competitively priced.
Many of these purchasers are currently renting, a steady transition into homeownership could ease pressure in the lettings market, taking a little of the heat out of rent if the trend continues.
The Bank of England’s tighter-than-expected vote suggests mortgage rates could drift down a little further, which should support activity over the coming months.
